phoenix real estate: Anthem AZ Real Estate - Market Report February 2010
- 03/09/10 11:42 AM
The Anthem AZ real estate market came back strong in Februrary. The inventory of homes for sale decreased a bit and the Average Sales Price resumed it's upward climb. The burn rate is still 2 months, and the average days on market is only 78. One of the more interesting and positive statistics is the number of homes currently pending (or under contract). That number continues to increase on Year over Year basis. Based on those statistics we have a traditional seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. Here are the lastest stats for the week ending (0 comments)
I know I'll get a lot of grief from my fellow rock purists, and my business partner and co-author of our blog here will probably ban me from posting ever again, but I'll admit it , I love synthesizers. And I think deep down, most pop/rock listeners do to. Tell me synthesizers didn't make "Dark Side of the Moon" groovier. Tell me synthesizers didn't make "Songs in the Key of Life" funkier. Tell me synthesizers didn't make "Physical Graffiti" more mystical, and "Baba O'Riley" more wastelandy. And tell me, honestly, that you can't help but do your best robot dance (2 comments)
phoenix real estate: Scottsdale AZ Real Estate - Market report December '09
- 01/09/10 04:24 AM
The Scottsdale real estate market saw continued stabilization in December with the average sales price increasing nicely over November's numbers. And we continue to see dramatic improvement of the number of homes sold versus last year. At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale. If you're looking to pick up a good deal on a home or condo in Scottsdale, now's the time. Here are November's numbers for the week ending 12/31/09: Active Listings: 4,365 (Down 1% from (0 comments)
phoenix real estate: Phoenix real estate - December '09 Market Report
- 01/07/10 11:28 AM
The Phoenix real estate market saw a little cooling off in the month of December. However, the year over year numbers continue to be encouraging. And homes are selling much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell. The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. If you're looking to purchase a home here in the Valley of the Sun, you better make a move soon. Here are December's numbers through the week ending 12/31/09: Active Listings: 7,392 (2 comments)
phoenix real estate: When is the best time to buy a home? Now!
- 12/21/09 10:24 AM
We as humans tend to move in herds. It's in our nature. But those who move contrary to the herd often get the best deals. In my years in real estate I've noticed a few definite trends. One of which is that during the winter/holiday months, home buying tends to take a hiatus. That's why I say NOW is the best time to buy. Look at it logically, when everyone else is focused on the holidays home sellers get antsy. No one is coming to view their homes, many will take their homes off the market for this very reason. phoenix real estate: Phoenix real estate - Market report November 2009
- 12/15/09 12:25 PM
The Phoenix real estate market continues to see an upward price trend in the month of November. The average sale price for homes in Phoenix increased significantly (up 5%) over October. Couple that with September's price increase of 6% and October's increase of 4% and we have some steady price appreciation going on. And homes are selling much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell. The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. If you're looking to purchase a home (0 comments)
phoenix real estate: Anthem AZ Real Estate - You get what you pay for...
- 12/13/09 11:15 AM
My business partner and I work with A LOT of out of state buyers. Arizona is vacation home destination as well as a real estate investor's heaven. But one thing we wrestle with a lot is expectations of said buyers. For some reason buyers from other states seem to think that they are going to pick up a mansion down here in the Phoenix area for $75,000. Well folks, I'm sorry to report, it ain't gonna happen. Now, I'm not writing this to be smug. I'm just trying to set expectations. I know you heard from a friend/family member/guy at work that (2 comments)
phoenix real estate: Anthem AZ Real Estate - November '09 Market Report
- 12/09/09 12:08 PM
The Anthem AZ real estate market had a little hiccup in November. The inventory of homes for sale has increased a bit while the average sales price month over month dropped. However the year to year decrease in Average Sales Price continues to narrow. Which tells us the worst is behind us. The burn rate is still 2 months, and the average days on market is only 73. Based on those statistics we have a traditional seller's market in Anthem. Anthem's housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the (0 comments)
phoenix real estate: Buyers - Have a plan...
- 11/24/09 09:28 AM
Over the past several years we in the real estate industry have seen and endured a lot. My business partner and I work a lot with people buying second homes down here in the Phoenix area. Most of these people come from colder winter climates looking for an escape from the bitter cold they experience during the winter. But lately I've run into a few folks who upon first consultation were looking for winter getaways and then mid-stream want to become landlords. Now, this is all fine and dandy, but what happened to the original plan of having a winter getaway? (5 comments)
phoenix real estate: Fitness tip - Hit a plateau? Change things up...
- 11/14/09 10:00 AM
In my two decades of fitness training I've witnessed hundreds of people come in and out of the gyms I've worked out and owned who seem to be literally on a treadmill as far as their fitness regimen goes. Here's the fact of the matter folks. You have to change up your fitness routines every so often to see continual results. I found, when I was a personal trainer, that the funnest time in my relationship with my clients was when they were first starting out. That is when they saw the most significant results from their new found fitness regimen. (4 comments)
