phoenix: Anthem, AZ Serenity Villas real estate market report - Sept. 2016 - 10/14/16 03:09 AM

September saw a significant slow down in the Serenity Villas real estate market. The total number of homes remained the same as August, but is down by 67% from Sept. 2015 in The Villas.  Most significantly we saw the days on market for those homes that sold increase dramatically from August and last year both. There's one home on the market in The Villas at this time and the 12 month moving average price continues to edge up, 4% versus 2015, but is leveling off. September showed the Scottsdale, AZ real estate market slowing again, continuing the trend of mixed signals we've been getting over the last several months.  Sales activity was down, but price movement is still heading up, albeit ever so slightly.  The number of homes sold was down 10% versus August 2016, but up slightly over August 2015. The Phoenix, AZ real estate market showed no marked improvement nor decline in the month of September.  The number of homes sold was down 7% from August, up 4% from last year. The year over year price increase showed improvement,  8% over September 2015. September 2016 saw a marked slow down for the Anthem real estate market. Home sales were down 16% versus August 2016, up 11% over September 2015. Most notably the average sale price decreased by 7% from August and declined 5% year over year.  In addition, the average price per square foot dropped 5% against August and 5% year over year as well. I love working with first time home buyers.  The excitement of buying a home is fresh for them, which makes it fun for everyone.  Sure, there’s some additional educating and advice to dispense, but I find first time home buyers are lot more receptive to what we Realtors have to say than folks who have bought and sold several homes through the years.  But there are some questions new home buyers need to ask themselves before jumping into the fray.

The Scottsdale, AZ real estate market rebounded nicely in August off July's disappointing numbers, but is still showing some mixed signals.  The number of homes sold was up nicely over  July 2016 and August 2015. The 12 month moving average sale price still remained pretty much the same month over month and year over year, and now resides at $502,183.  The number of homes on the market is 2,624 with the days on market at 122, 9% longer than last year.  The burn rate (homes pending/home sold) is at 3.86 months, which signals a slight seller's market.  And the highest selling … (1 comments)
