The average sale price decreased 3% versus January but was up 5% versus February 2018. The average price per square foot increased 7% from January, and was up 1% year over year for the Parkside. The average days on market was up 8% versus January and up 1% versus February 2018. The inventory of homes on the market is at a 1.66 month’s supply, still a seller's market. Home sales dipped and prices flattened in the The Sun City Grand real estate market through December. The number of homes sold in Grand for the month of December was down 25% versus November, and down 20% from last year. The average sale price decreased slightly (-$146) from November but was up 5% year over year. The average days on market was 54, which is a 15% increase from November but 26% less than December 2017. Not only is the Anthem home resale market picking up steam but the rental market in Anthem has been red hot for the past year or so. With tighter lending restrictions and many people with damaged credit rentals have become a highly demanded commodity in Anthem. Over the last six months 192 homes have been leased in Anthem. The average lease price for those 192 homes was $1,437 per month for a 2,133 sq. ft. home on average. The average days on market for these rentals was only 28 days.
