The Phoenix real estate market continued on an upward price trend in the month of October.  The average sale price for homes in Phoenix increased significantly (up 4%) over September. Couple that with September's price increase of 6% and we have some steady price appreciation going on.  And homes are selling much quicker these days as evidenced by the sharply decreasing number of days on market for those homes that did sell.  The bidding wars and multiple offers on well priced homes are continuing and even the well priced non-distressed homes are selling quickly. The other day I posted a blog about dogs in listed homes for sale during viewings.
Well, as fate would have it, the very next day, my business partner got bit by a dog.  Not while showing homes mind you, while riding his bike on a public path.
Dogs are dogs, you really can't blame them.  They're just reacting instintively.  But THAT'S the problem with leaving dogs unattended in homes.  They may act as the most loving member of your home when they're around you.  But they are still animals. I love dogs just as much as the next person.  And most dogs love me.  However, not all.  In fact the only time I've been bitten by a dog in my life was on a home showing.

The  Scottsdale real estate market followed the rest of the valley in August and saw sales cool a little.  The average sale price fell a bit from July, but the inventory continues to decline. At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale.  If you're looking to pick up a good deal on a home in Scottsdale, now's the time.

Over the past several years here in the Phoenix real estate market we've been interacting with buyers who have been searching for "a steal".

With the onslaught of distressed properties in the Phoenix area over the last few years has come a need for rehabilitation work to some of these homes.
That's where the FHA 203k rehab loan comes in.  This loan allows a customer to finance the purchase price or the existing balance and the cost of improvements into their loan amount.
Some things to know about the FHA 203k loan:

I said it last month and I'll say it again this month.  Ummm folks...it is REALLY time to buy here in Phoenix.  The Phoenix real estate market is starting out 2009 at a much healthier pace than the previous year. Year over year units sold are screaming past last year's figures, almost tripling March 2008's pace.  Prices still continue to decline but the bargain hunters are coming back in full force. I was having a very spirited conversation with a friend the other day over the whole financial crisis we find ourselves steeped in at the moment.  During the discussion he mentioned that he didn't like having the government tell people how they spend their money, ie. taxes. After our we finished our conversation I thought about the comment for a while.

The holidays left a present in the Scottsdale real estate market. Scottsdale had been showing some signs of waning under the pressure of the economic downturn for the preceding months but shrugged off the bad news in December.  That being said, there are still some fantastic bargains in Scottsdale right now.  And when the market picks up full swing again, the homes in Scottsdale are going to appreciate at about double the rate of homes in other parts of the valley.

The real estate market in Anthem seems to have reached a bit of an equlibrium.  The number of homes actively on the market fell slighthly and the market in general seems to be stabilizing.  We saw prices decline in December, but again, they're not dropping at a rapid pace. Days on market decreased which indicates the bargain hunter are starting to sweep into the market and pick up the best deals.

The downturn in the housing market is really now taking affect on the Scottsdale real estate market. Scottsdale had been holding up pretty well through the malaise, but just like other high end areas around the country, this recession and the preceding housing slump are starting to affect even the higher income earners.  That being said, there are some fantastic bargains in Scottsdale right now.  And when the market picks up full swing again, the homes in Scottsdale are going to appreciate at about double the rate of homes in other parts of the valley.

The credit squeeze does not seem to have affected the Phoenix real estate market as much as the rest of the nation.  Year over year units sold are looking very positive although prices still continue to decline.  Heading into the holidays things look good for a robust 2009.  Here are November's numbers through the week ending 11/30/08:

Homes Pending: 1,832
Homes sold in last 30 days: 1,099 (down 16% from October '08, up 59% from Nov. '07)
Burn rate (Inventory on market/by homes sold last 30 days) = 13 months supply
Avg. Sale price (Solds): $159,127 (Down 6% from October '08, Down 44% from Nov. '07)

I read a lot.  At any one time I'm reading three or four different books.
One book I am currently reading is "Thriving in Chaos" by Tom Peters.
It is a book about fundamental business management, and how corporate America has lost it's way.  The book was published in 1987, but a lot of the principles still apply today.
In the chapter I just read Mr. Peters stresses emphatically that the leaders/owners/CEOs of companies need to get out of their offices and get down on the frontlines of the business to truly understand and grasp the business.  After reading that chapter … (7 comments)
