short sales: Phoenix Real Estate - Market Report March 2011 - 04/05/11 10:55 AM
March saw a signifcant drop off in the number of homes sold in Phoenix.  The number of homes on the market is currently 6,749, with a burn rate of a little over 2 months.  And there are 5,176 homes in pending status as well.   The average sale price is starting to stabilize as well as the bottom of the market seems to be near. There are still some very good deals on the market as noted by the lowest priced homes sold, however, my hunch is that these were extreme fixer uppers.  Maybe even tear downs.  The luxury end of the … (0 comments)

March saw a signifcant uptick in the number of homes sold in Anthem.  Which is typical of this time of year.  We're still quite a bit off of last year's pace.  That may be explained by the fact that the "bargains" are fastly disappearing from the market.  And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close.  Pending sales illustrate this point.  There are currently 233 homes in pending status versus 211 active listings.  The average sale price is starting to stabilize as well … (4 comments)

The 12th Annual Anthem Days event will be occuring this year on the weekend of April 9th and 10th.

Whether we've hit the bottom of the real estate market yet or not is the prevailing question on most people's minds these days.  Although always difficult to determine an exact bottom or top of a market while in it, you can see trends that seem to be indicators.  Towards the end of 2010 it seemed the Anthem real estate market might be bottoming out.  And although February's numbers didn't look strong I think we are at or near a bottom here.  We'll need to see a few more months of data to make a definite decision.

The Anthem AZ real estate market saw some positive signs in the month of December. The number of homes actively on the market decreased slightly, and the number of homes that closed in December increased.   The average sales price of homes sold in December increased, allowing the average sale price for 2010 to almost equal that of 2009.   The number of days on market clicked back up.  This could be due to the number of short sales that are still dominating the market.   The burn rate remains at 2 months. Things were still sorting themselves out in the Anthem real estate market through most of 2010.  But as evidenced by the statistics below I think we can honestly say the Anthem home market has stabilized.  As the economy begins to pick up steam we should the numbers in our little burg improve in 2011.

The Phoenix real estate market continues to show signs of leveling off.  The year over year numbers again showed some sharp drop offs in every category, but month over month positive signs are starting to show.  And we have to remember that last year folks were trying to beat the October deadline for the home buyer tax credit.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. The number of homes actively on the market decreased slightly, and the number of homes that closed in November increased.   The average sales price of homes sold in November declined, but the decline was not large.   The number of days on market clicked back down.  This could be due to the number of short sales that are still dominating the market.   The burn rate remains at 2 months. short sales: Scottsdale real estate - Market report October 2010 - 11/20/10 12:49 PM
The Scottsdale real estate market saw a bit of a rebound in October, although it's too soon to call it a trend.  The year over year numbers showed a leveling off in most categories and month over month comparisons were generally favorable.  The glut of high end luxury homes on the market is still holding back the Scottsdale market.  That segment of the marget has been fairly stagnant for the past couple of years. Still, there are some great deals to be had on some beautiful homes.
