If you have followed my blog posts here on Active Rain over the years you understand my displeasure with real estate agents in general and the lack of professionalism on many of their parts.  One of my biggest gripes is agents who do not answer their phones.  We preach a good game about customer service and putting the client first but then we don't want to answer the phone.  Some agents have gone so far as to try to automate the whole communication process, ie. text or e-mail messages only.  God forbid they actually speak to living human being.  But that's … (5 comments)

The Anthem AZ real estate market continues to slow down a bit as we approach the fall and winter months. The number of homes actively on the market decreased, and the number of homes that closed in October increased.   The average sales price of homes sold in October declined, but the average price per sq. ft. increased slightly. Which tells us that there were more lower priced homes that sold dragged down the average sale price, but the price of those homes are remaining strong as evidenced by the price per sq. ft.   The number of days on market remains fairly … (0 comments)

Last week there were 6 home closings in Anthem. 5 of the 6 sales were short sales.  The other sale was a private seller. None were bank owned properties.  The homes that sold were:

Last week saw 5 home closings in Anthem. 2 of the 5 sales were short sales.  The other 3 were private sellers. None were bank owned properties.  The homes that sold were:

The Scottsdale real estate market is feeling the pain of this deep recession, which has hit everyone hard.  The year over year numbers showed some sharp drop offs in every category.  Scottsdale's market is suffering as well due to the high number of luxury homes on the market.  That segment of the marget has been fairly stagnant for the past couple of years. Still, there are some great deals to be had on some beautiful homes.
Here are September's numbers through the week ending 9/30/10:
Active Listings:4,139 (Even vs. Aug. '10)
Homes Pending:1,261 (Up 7% over Aug. '10)

short sales: Phoenix real estate - Market report September 2010 - 10/07/10 09:09 AM
The Phoenix real estate market continues to show signs of slowing in September.  The year over year numbers again showed some sharp drop offs in every category.  Homes are starting to stay on the market a bit longer as evidenced by the uptick in days on market for those homes that have sold.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. Other indicators such as home affordability, rental rates vs. home prices, and historically low interest rates still indicate that we are in a great home purchasing environment.

The Anthem AZ real estate market has stalled out a bit as we approach the fall and winter months. The number of homes actively on the market increased a bit more.  And the number of homes that closed in September declined a bit as well.  This could be due to the end of the first time home buyer tax credit as well as the seasonal end of summer/back to school lull.  But on a rosier note, the average sales price of homes sold in September continued on it's upward trend. Recently we received the following memo from our coroporate office regarding deficiency judgments on short sales, more specifically as they relate to Freddie Mac loans.  Below is a copy of the memo:
 
 
Recently we have received many questions regarding the servicers refusal to remove language regarding the servicers right to pursue a deficiency judgment after the short sale closes.
 
It is important to remember that there are two different categories of Short Sales; those that are HAFA and those that are not HAFA.

This morning while at the gym I had an interesting conversation with a fellow Realtor.
Now, let me first say, I am not a pessimist.  But I am not an unbridled optimist either.  I fancy myself a realist.
Anyway, the conversation was centered around limits we place on ourselves, goals, and the subconcious mind's ability to help manifest goals.

The latest report from the National Association of Realtors showed a 27% drop in existing home sales in July versus June 2010.
This may sound like apocalyptic news on the surface.  And of course the newsmakers and we as the public often don't do our due diligence and delve into stories deeper.  So we as Realtors have to sift through the details for the real truth behind the headlines.
When the media reports on home sales they are reporting on the nation as a whole.  But we all know the basic tenet of real estate...location, location, location.

In the past I've written several blog posts here on Active Rain about short sales.  And I'll still stand by my proclamation that NO ONE is a short sale "expert".  How can anyone be an expert on a topic or in a field that is constantly shifting, where the rules are constantly changing, and where each situation/transaction is different from the last.

The Anthem AZ real estate market continues to improve and strengthen as we enter the summer buying months. The number of homes actively on the market increased slightly.  However, the number of homes that are pending and those that sold in June took a slight dip.  And, as has been the trend over the past year, the average sale price continues to increase. The number of days on market average, inched up to 72 days.  Anthem is leading the valley in the category of fewest days on market per sold home. The burn rate remains at 2 months.
