Home sales dipped and prices flattened in the The Sun City Grand real estate market through December.  The number of homes sold in Grand for the month of December was down 25% versus November, and down 20% from last year.  The average sale price decreased slightly (-$146) from November but was up 5% year over year. The Villas at Anthem real estate market had no sales during October, 3 less than September and 1 less than October 2017. There are currently 4 homes on the market in The Villas, and 2 homes currently under contract. The 12 month moving average price, $188,492 continues to ratchet up and is up 16% versus October 2017.

The Scottsdale real estate market continued to pull back a bit in July. The number of homes sold decreased significantly and the average sale price for homes that sold in July also dropped.  Sales were down 20% from June but up 11% over last July. The average sale price decreased 9% versus June and was up 5% over July 2016.  The 12 month moving average sale price was up 4% from a year ago,  now standing at $524,321.  The number of homes on the market is 2,341, 7% less than June, and 9% less than July 2016.  The days on market is at 102, down … (0 comments)

The Hutchinson base model is a 2 bedroom, 2.5 bathroom home with 2,487 sq. ft. of living space, a 3 car garage, den, family room, and formal dining room.   The Hutchinson had various options at build including a casita or cabana, and a pony wall to separate the living room and the kitchen nook.  Currently Hutchinson floor plans are selling between $325,000 - $385,000 depending on location, upgrades, and finishes.

sun city: Anthem, AZ Parkside real estate market report - Sept. 2016 - 10/12/16 02:54 AM

September 2016 saw the Anthem Parkside real estate market flatten out a bit. Home sales were down 2% from August, but 90% over September last year.  The average sale price dropped 7% from August but was up 4% year over year.  The average price per square foot, probably the best market litmus test, decreased 3%  from August and decreased 1% year over year.  The average days on market remained the same versus August and was down 2% year over year. The Phoenix, AZ real estate market showed no marked improvement nor decline in the month of September.  The number of homes sold was down 7% from August, up 4% from last year. The year over year price increase showed improvement,  8% over September 2015. The Scottsdale, AZ real estate market showed a bit of slide in month of July.  The number of homes sold was down dramatically from both June 2016 and July 2015.
