The Anthem Country Club real estate market continued to plateau in March, although the month over month numbers looked a little better. The total number of homes sold in the Country Club was up 44% versus February but was down 38% from March 2018. The average sale price increased by 11% over February, but was down 8% from March 2018. The price per square foot rose 1% from February but was virtually the same year over year. Home sales increased a bit and prices rose as well in the The Sun City Grand real estate market through February.  The number of homes sold in Grand for the month of February was up 12% versus January, but down 16% from last year.  The average sale price jumped 8% from January and was up 23% year over year. The average days on market was 57, which is a 39% increase over January but 10% less than February 2018.  The burn rate (number of homes currently under contract/homes actively on the market) is 2.40 months, a strong seller's market.  Currently there … (3 comments)

Home sales were up a bit but prices were flat in the Anthem real estate market during January.  The total number of homes sold was but was up 9% versus December and up 20% year over year.  The average sale price in January was flat versus December and slightly less than January 2018.  The price per square foot decreased 2% versus December and was up 4% year over year. Kind of a mixed bag in the Anthem Country Club real estate market during December. The total number of homes sold in the Country Club was up 27% versus November and up 46% from December 2017,  breaking a 3 month skid. The average sale price increased by 2% from November, but was down 6% from December 2017. The price per square foot also rose 4% from November and was up 3% year over year. Home sales were flat and prices rose for the first time in three months in the Anthem real estate market during December.  The total number of homes sold was identical to November, but was up 10% versus December 2017.  The average sale price in December was up 5% from November and virtually the same as December 2017.  The price per square foot increased 1% versus November and was up 7% year over year. The total number of homes sold in the Country Club was down 28% versus May,  and down 38% versus June 2017.  The average sale price fell by 6% against May, but was up 3% year over year. The Anthem real estate market pulled back a little bit in July. The total number of homes sold fell off 12% from June, but was up 47% from July 2016.  Good news was the average sale price increased 5% over June and was up 9% year over year.  The 12 month moving average continues to remain flat month over month and is now up 4% from last year.  The price per square foot declined 5% from June and was flat year over year.
