agent: Thanksgiving Should Last A Lifetime If We Want Happiness as Real Estate Agents! - 11/29/13 06:36 AM
It doesn't matter what we do in life, we are happier if our cup is half full rather than half empty. It is the same situation, but the outcome is either to feel great when we are looking at the half full or bright side or to feel down and depressed When we only look at the negative side.
Recently, I saw a cartoon with two fish swimming in a bowl that was only half full Of water. One fish said to the other, "I like to think of my bowl as half full rather than half empty."  I love it! … (1 comments)

agent: Keep A Gratitude Attitude For Maximum Happiness & Real Estate Success! - 09/06/11 12:33 PM
This morning I woke up early.  My husband was sleeping soundly, and I didn't want to wake him up.  I started thinking about all of the things for which I am grateful including life itself!  After thinking of hundreds of things to be thankful for, I started my day with a beautiful warm and satisfying sense of well-being.  All is right in my world today in spite of the problems around me.
It doesn't matter what our field of business is, a positive and thankful attitude can bring us success.  The universe will work in our favor if we want it to!  … (2 comments)

agent: Real Estate Gives Agent A Real Scare! Haunted? - 11/01/10 08:15 AM
I was reading blogs today and came across a story of a haunted listing.  I replied that I believe in ghosts and asked the agent if she was able to find out anymore after doing some research.  She said her story was seriously true in her blog.  I don't know if I'm a sponge, or if I'm right to believe her that the home is haunted.
I've never been in a haunted house that I know of, but I do believe people when they tell me ghost stories.  I've heard that ghostly activity can even be recorded.  I'd love to know … (2 comments)

agent: Buyers Choose Practical Home In This Real Estate Market Over Dream Home! - 09/28/10 10:15 AM
I have been working with a buyer for several days that just sold their home in San Diego.  They are retiring here in Cedar City to be near their grandchildren.  They narrowed down their Cedar City purchase to 2 homes.  One home was absolutely the home of their dreams.  They could have stretched to buy it but chose the practical home.  Was that the right decision when there are so many beautiful bargains at such great prices from which to choose?
These good people considered many things beyond the price.  They had cash, so loan rates were not a problem.  The big road blocks to choosing the luxury … (2 comments)

The 5 Mistakes Sellers make that could be avoided by working with an experienced real estate professional:
*OVERPRICED!  If your home hasn't sold or at least gotten an offer in 30 days, it is probably too high and needs a market adjustment in price.  Call Janet's team at ERA Realty Center 435-865-1019 for sold & active comparables.
*FRUMPY LOOK!  If your home isn't show-perfect, it probably needs a face-lift to attract the offer once the buyer tours the home.  Staging homes is big in this market.  Call your real estate agent, Janet's team at 435-865-1019 for suggestions.
*CAN'T GET IN!  In this market there … (1 comments)

agent: Are Short Sales And Foreclosures Drying Up? - 02/26/10 04:54 PM
I spoke to an appraiser in our area recently who says it's too soon to tell, but he's seeing some good signs.  He watches the Notices of Default constantly and the foreclosures as they come on the market.  He mentioned that it seems to him that the homes being foreclosed now on average are not quite as nice as they were awhile back.  He thinks that more sellers are holding onto the nice homes but still letting go of the problematic homes.  I handle a huge % of the foreclosures in our arera, and I believe that there is some substance to … (6 comments)

agent: Cedar City, Utah, Ideal Time To Purchase Homes For Sale! - 05/18/09 05:38 AM
I woke up this morning wondering what to say on my radio show on KSUB.  I talk for only just a minute, with oly 60 seconds in it; and it's up to me to use to wisely.  I like to say something that is both beneficial and informative to those going to work on Monday mornings at about 10 minutes to 8 that are interested in Cedar City, Utah real estate. I decided to put my morning thoughts into words.  My radio blurb went something like this:
This morning I kept thinking about what a valuable investment real estate is.  It … (0 comments)

agent: Back From Disneyland: Cedar City, UT, Real Estate Sales Are Increasing! - 04/28/09 10:14 AM
I just got back from a wonderful trip with children and grandchildren!  It was great riding on rides and keeping grandchildren entertained that were not quite tall enough to ride even with the highest shoes the parents could find!  I brought a fanny pack full of fruit leather and puppets, and we all had a great time--both riders and nonriders!
I arrived back in Cedar City to the hustle and bustle of offers coming in and buyers wanting to view the incredible bargains available in our homes for sale including foreclosures, short sales, new construction and bargains galore!  I've been showing … (0 comments)

agent: Let's end foreclosures In The Cedar City, Utah, Real Estate Market! - 04/08/09 12:19 PM
How?  There are lots of ways:
1.  Try refinancing to get a longer term and lower interest if you want to keep your home!
2.   Ask me about doing a short-sale if you want to sell your home.  If you owe more than you can sell for and you have a hardship type reason that makes you unable to make the payment, many lenders will consider a short-sale.  That means they accept less than what you owe.  Please call Janet's team at 435-865-1019 if you'd like a short-sale package to fill out and submit to your lender including a sample.
3.  Many lenders … (0 comments)

agent: Little Things Really Aren't Big! Instead, Count Your Blessings! - 04/07/09 07:56 AM
Sometimes I find myself stuck on little issues that come up.  Are you that way?  The last few days I have been selling Cedar City, UT, real estate while spending time with my daughter, her husband, Bruce, and my 6 wonderful and practically perfect grandchildren from Syracuse, Utah.  While we were talking, something came up that really was not a big issue at all.  I admit that I was starting to stress.  My daughter reminded me not to worry about little things.  I've heard that before, haven't you?  I believe the phrase that applies here is, "Don't sweat the small stuff."
I believe … (0 comments)

NEWS BULLETIN:  Son Builders at Hidden Hills Cove Subdivision will match the $6,000 incentive from Utah Home Run Grant for new construction.  What do they mean?  If you purchase one of the 2 gorgeous new homes in Hidden Hills Cove Subdivision and close in the next 90 days, Son Builders will give a $6,000 credit towards closing costs for buyers or upgrades.

agent: Beautiful Sunshiney Day With Sparkling Snow on Cedar City, Utah Homes - 03/07/09 10:47 AM
I woke up this morning to a snowy white yard with more white on it's way to the ground!  Last night my husband told me not to worry because we wouldn't get much snow in March.  Well, this is much snow!  It took me about 45 minutes to dig out of my driveway, and that was with the help of the neighbors!  That's one thing I love about Cedar City--the friendly helpful people.  Thanks to them, I was able to be out showing homes on time.
Now it's afternoon, and the sun is shining brightly on the snow.  It's sparkling like … (0 comments)

agent: Buyer's Instructions From Lender To Amend His Return Or File Next Year! - 03/03/09 09:30 AM
Have you wondered how buyers will get the $8,000 tax credit?
I went to my first closing today with a first-time buyer that is planning to get his $8,000 tax credit.  His lender, Tim Prindle, from MGM Mortgage told him to talk to his accountant.  The lender said if the buyer has already filed his taxes, he could have his accountant amend the tax return to get the $8,000 tax credit right away; or he could file his return in 2009 to get the $8,000 tax credit. Either way, the buyer could get the tax credit as long as he met the criteria and purchased a home … (1 comments)
