bargains: How Can Your Buyer Find Your Home And Buy It If It Isn't Listed? - 07/16/13 01:57 PM
Where did all the houses go?  Sellers thinking they can sell their home later for more money later may be surprised.  As interest rates rise, prices may just turn around and go the other way. No one knows for sure which way prices or rates will go.  I believe sellers should sell when they want to sell.  I have been a REALTOR for nearly 30 years, and now seems like a good time to sell to me while buyers want to buy!
The inventory is indeed low for homes under $150,000 in the Cedar City, UT, area. We are seeing … (3 comments)

bargains: Is The Tide Turning From Buyer's Market to Seller's? Watch and See! - 01/29/13 06:04 AM
Recently, a home in one of Cedar City, Utah's, nicest subdivisions sold for quite a bit more than homes had sold last year!  This is not a fluke nor is it a needle in a haystack!  The real estate market is changing before our eyes!  Another home in the same area got 4 offers and will sell for significantly more than list price!  It was fun to watch!  It felt good to hear the happy tones of the people involved.
i have been selling real estate for 29 years, but I am not sure I have seen a sharper turn!  You … (0 comments)

bargains: YES! Homes Sell Even When The Holidays And Icy Weather Are Here! - 12/11/12 07:12 AM
Contrary to popular opinion, winter is a good time to sell your home!
It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves.
Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.
Buyers touring homes in wintertime are serious. They … (1 comments)

bargains: I Believe Real Estate Designations Make A Difference, But Do Buyers and Sellers? - 11/30/12 12:17 PM
When I earned my real estate license in January of 1984, I was told that was just the beginning.  I learned I would need to learn much more to be a good agent.  I was encouraged to, "sharpen the saw" by my broker, which means get more training to be skilled and effective.  As a result, like many agents who care, I have spent many years gathering knowledge, receiving training and learning much.  I have attended ERA Realty Center's training on Wednesdays.  I took ERA's basic training and also the Topgun training for experienced agents.  I have been to numerous conventions … (0 comments)

bargains: Real Estate In Big Cities Or Small Seems To have Bargain Price-Tags! - 07/26/12 11:11 AM
Wow!  I just submitted an offer for a home listed at only $45,000.  That's the price-tag for a 3 bedroom 2 bath home on a large lot that is move-in ready.  This home happens to be in a small town.  The price for a similar home in a larger town may be a bit more, but it's probably still a bargain!
I am amazed at the bargains available in the current real estate market.  I see no see-saw with prices up while interest rates are down.  Both rates and prices are incredily low at the same time.  Plus, if you are a buyer looking in the Cedar City, … (1 comments)

bargains: Janet's Team is Wishing The Best To You The Whole Year Through in 2012! - 01/13/12 03:43 AM
The American dream is a reality!  Let's wake up to beautiful new homes for all Americans!
My prediction is that 2012 is going to be a fantastic year for helping with the home ownership process!  We as REALTORS are in a position to provide an incredible service!
In years past, some buyers were unable to purchase homes because prices were simply too high for them to qualify.  Some homes in some ranges are now priced like 20 years ago.  With low interest rates that didn't exist 20 years ago, buyers can enjoy some of the lowest monthly payments available for … (1 comments)

bargains: Why Would Anyone Buy Their Landlord's Home When They Could Buy Their Own? - 11/04/11 06:23 AM
Why Buy A Home For Your Landlord When You Could Establish Your Own Future?
Buyers in the Cedar City World of Real Estate are buying the bargains as they are in most areas in the country.  We are seeing homeowners as well as investors taking advantage of the low prices and low interest rates which can translate into low and affordable monthly payments.  Whether buyers want the joy and security of owning their homes or the future wealth in owning rentals, I believe now is the time to take advantage of the sea of opportunity in the form of gorgeous … (1 comments)

bargains: Veterans Day and Thanksgiving Go Well Back To Back! - 11/13/10 10:18 AM
Two days ago we honored our veterans with a special holiday and rightly so.  I took my husband, who is also a veteran, to dinner.  We spoke of how thankful we are for this great country and for the wonderful freedoms that we enjoy.  Our freedom comes at great cost.  Our hearts are filled with deep gratitude for all who have served, who are now serving and who will serve to preserve the blessings we enjoy in this great country!  May God be with all of them and with America always.
Thanksgiving is just around the corner with more opportunities for us to focus on the … (1 comments)

bargains: Where Are We In This Economy and Real Estate Market? At the Bottom? - 02/17/10 03:31 PM
I spoke to a local appraiser yesterday about a customer of mine who wants to make really low offers on lots of foreclosures at 55 to 70 cents on the dollar.  Banks are just not accepting low offers like that in our Cedar City Area Real Estate Market.
The appraiser said I should let this buyer know that his belief is that the market has bottomed out in the under $170,000 price range.  He said there is less than a 6 month supply in that range.  He said our prices are already low and that they are below what a home … (7 comments)

bargains: Did you know There's a National Short Sale Designation (SFR)? - 12/23/09 02:00 PM
Only 1 more hour long Webinar, and I'll have my national SFR designation!  It's a total of 8 hours plus 3 Webinars, and then you can submit your application for The NAR short sale designation.  I've taken several short sale training courses, but this is the best yet!  It's excellent training!  Even for an experienced agent like me, I learned some things!  I recommend you take the training; and if you do that, you might as well apply for the designation.  Check out  Not all real estate agents want to work on short sales; but if you are going to anyway, you'll want to … (6 comments)

bargains: Another Busy Day For Real Estate In Cedar City, Utah! - 12/05/09 11:27 AM
Life is great--cold but great!  My assistant, Matt, and I both worked hard today!  Looking at homes for sale can be really fun in Cedar City, Utah as long as you have a warm coat and gloves!  Homes are selling, and there is probably still time to be in yours before Christmas if you hurry!
Wouldn't you have a wonderful feeling if you were to open Chistmas presents in your own living room?  There are not as many buyers this time of year, and there is a great selection of homes from which to choose.  Check out the listings of homes available on … (0 comments)

bargains: How Did November Get Here Already? Let's Be Grateful for Real Estate! - 11/02/09 06:06 AM
Trick or treaters have gone and somehow November rushed in to take its place!  I love November and Thanksgiving and couldn't help but feel joyful as I crunched leaves walking to the office this morning!  I love crunching leaves!  Just a few days ago I was thinking how much fun it is to crunch snow!  Soon, I'll enjoy breaking layers of thin ice!  I do love the 4 seasons we enjoy here in Cedar City, Utah.
Speaking of time, It's a great time to buy real estate while there is a crisp, cool feeling in the air! Interest rates are low and so are prices.  Great … (1 comments)

bargains: Let It Snow! I love Cedar City's Four Seasons and Owning Real Estate Here! - 10/28/09 04:34 AM
Last night we picked apples from our beautiful tree and felt grateful for a good harvest this year.  The fall air was crisp.  We woke up this morning to snow on the ground in a winter-wonderland.  The transition was a wake-up call that temperatures and weather can be quick-change artists in the Cedar City, Utah, real estate area!
No matter what the weather, it's a great day to look at homes and get one under contract before it's too late to get the $8,000 tax credit.  Agreed?  Speaking of weather, we hear rumors in the wind that the $8,000 tax credit will be extended.  I'd love … (1 comments)

bargains: I Took My First Class Today On Social Networking in Southern Utah Today! - 09/25/09 06:13 PM
I now know the difference between Facebook, Linkedin and Twitter!  Facebook is for people--right?  Linkedin is for business--right?  Did you know that you can use twitter as a bridge to other places like Facebook, and then you can update all at once?  Of course, that may not be a good idea to have the same message on both Facebook and Linkedin.  I also learned that I am too old to use Myspace.
Please help me figure out how I can have time to put videos, pictures, links, events, comments for everyone, etc., on Facebook, Linkedin and Twitter?   How do you fit … (3 comments)

bargains: To Have Government Incentives Or Not To Have Government Incentives? - 09/22/09 09:28 AM
That is the question!  So many in this real estate market believe that we need the incentives to keep the real estate market moving.  I'm thinking it moved before, why can't it move again?  Did the population stop growing?  Are people living in tents and RV's?  If there is an incentive and then suddenly there is no incentive, what then?  What is on the other side of the incentive?  Think!  Can incentives go on for ever?  Where is the ATM that will provide all this money?
What are your thoughts on this question?  Please email to discuss.  i'd love to … (4 comments)
