I receive The "Insight" Economic News of Utah and the Nation.  I read in Vol. 13  No.1 today that Utah economy is expected to continue its transition from a painful recession to modest economic growth.  That would be in line with the slow improvement in a majority of the nation's states.  I believe that is true.
Our own Iron County experienced a 12.11% rise in the average price of homes sold in 3rd quarter over 2nd and a 34.59% increase in the number of sold homes in this same period of time.  That is a great sign for the housing market … (2 comments)

I received a report from a local lender saying that the Fed says the economy is slowly improving and that the housing sector is a little better.  Doesn't that sound like much the same story as we've heard for awhile on the national level? 
In the Cedar City, Utah, area, the real estate market seems to be showing signs of improvement. We are still unsure how the foreclosures will affect our market.  How are other areas of the country?

Even though it's definitely looking a lot like Christmas in Cedar City, Utah, we are still getting calls from buyers wanting to find their dream homes.  We definitely do have a huge inventory of homes to offer them!  The real estate market is staging a big Christmas Sale, and buyer's are taking advantage of it. 
Sales price reductions seem to be everywhere in the Cedar City, UT, area on beautiful homes!  Buyers have a huge selection of attractive bargain-priced homes from which to choose including short sales, bargains, and new construction!

Cedar City, Utah, is a wonderland of snow for a short time, and then it melts in our glistening sunshine.  My children used to take their coats to school and forget them in their locker because it would seem warm in the sun when they came home.  Cedar City is a good place to call home because we have so many sun- shiney days.  After living in the rainy state of Oregon for 7 years, I do really appreciate the sun!

Life is great--cold but great!  My assistant, Matt, and I both worked hard today!  Looking at homes for sale can be really fun in Cedar City, Utah as long as you have a warm coat and gloves!  Homes are selling, and there is probably still time to be in yours before Christmas if you hurry!

I've heard lots of controversy on both sides for and against the up to $8,000 tax credit extension for home buyers who haven't owned a home in the last 3 years.  Back and forth; back and forth!  I've also heard pros and cons for the addition of current home owners who have owned their home 5 out of the last 8 years.  How about you? What do you think? Let's vote!  For?  Against?
I figure it really doesn't matter whether I agree thoroughly or don't agree at all.  It's here.

Official word!  $6500 tax credit expansion for buyers who have owned a home 5 out of the last 8 years that meet the criteris!  I did think it was a little unfair that they should be left out of the benefits for buyers!  What about you?  How do you feel about the extension and expansion?
The $8,000 extension will help some of the buyers who thought they could close by November 30 but who have just had the startling news that a delay in the appraisal or some other part of the loan process has occurred (not unusual in this market)!

Last night we picked apples from our beautiful tree and felt grateful for a good harvest this year.  The fall air was crisp.  We woke up this morning to snow on the ground in a winter-wonderland.  The transition was a wake-up call that temperatures and weather can be quick-change artists in the Cedar City, Utah, real estate area!

Recently I blogged about my extensive work hours and asked for suggestions to enable me to have a life!  Even though it is late, I want to thank the real estate agent who suggested a form of meditation as an answer to my request for help.  Great suggestion!  I actually took a meditation class a few years back when I was trying to use natural healing to get rid of a brain tumor.  I want you to all wish me luck as I leave now to see if I can remember how!  It's worth a try!  Agreed?

Have you recently enjoyed a Heavenly Closing in this market?  Sometimes we can't even remember what an easy transaction is like with the current economy and problems in the lending industry and with out of town appraisers, etc. 
This week we experienced a closing that makes the stress of daily real estate sales seem all worthwhile!  We had the perfect buyer with cash buying her dream home quickly!  She was delightful to work with and absolutely thrilled with us and our service as well as on top of the world with excitement about moving into her home!

Hopefully, none of our Cedar City, UT, real estate short sales have come to the point that is mentioned in a recent news article!  The article was titled, "Banks Going After Short Sale Owners."  Has anyone heard of this actually happening to your sellers?  I do short sales, but I tell them to make sure their bank is not going to come after them for a deficiency and to check accountant for tax problems and lawyer for legal problems.  Anyone had any problems?

I got a phone call awhile back saying that I could earn lots of money by clicking just 15 minutes a day.  I said no and that it sounded illegal to me!  I was told it was not illegal and very lucrative!  I still said no.  I have been wondering ever since if someone could be clicking on mine!  If so, I am paying for making someone else rich, but it is doing me no good at all.

I just received the Utah Association of REALTORS 2009 2nd quarter market statistics--quarterly comparison.  Wow!  We are doing well in Iron County!  For single family homes, we sold 94 in 1st quarter and 133 in 2nd quarter which means we have an increase of 41.49%!  That's something to shout about!  For condos and townhomes, we sold 25 last quarter and 35 this quarter which is a 40% increase in real estate sales mostly in Cedar City, Utah, but also in outlying areas in the entire county!

I have just been reading some of the blog comments from you fine real estate agents on Active Rain!  Some of them made me want to confirm that when all is said and done, the most important part of every transaction is honesty from the buyer, seller and real estate agents.  Without it, we might as well find a new place to work! 
I would say that "Do unto others as you would have others do unto you," would apply to all concerned here.  We need to start caring for each other in this world starting now.  What do you think?
