cedar city: Iron County, Utah, Real Estate is on the Move! - 12/02/11 10:23 AM
Iron County Real Estate Update from Utah Association of REALTORS (UAR), shows closings are up year to date 10.8% over last year.  I think that's great!  I'd be spinning cartwheels if our average sales price hadn't gone down to $92,500!  I don't believe you could even buy a home for that price in the peak of the market in 2006!
With prices that low, commissions can't be bringing in huge profits at this point in our careers!  I still feel positive, however, about our real estate market in the Cedar City, UT, area.  Why?  Because homes are selling, and buyers are excited … (0 comments)

cedar city: Act Now in Cedar City! Are Bargain-Priced Homes Selling Quickly Everywhere? - 11/12/11 08:47 AM
Cedar City, UT, homes are selling quickly when they are priced as bargains!  Buyers are sad if their home goes under contract before they get around to making an offer!  They also find it difficult to compete when several offers come in at once!  I recommend that buyers who find the home they want get their offer in immediately and at their best price.  If the buyer offers full price, there's a chance the offer can get a seller signature and go under contract before the multiple offers come in.  Why submit a low offer and find out someone else bid higher and bought … (1 comments)

cedar city: How is Home Value Established When 2 Sold Comparables Are $70,000 Apart? - 11/08/11 10:31 AM
It's amazing how difficult it is sometimes to decide in advance what a home is worth.  There are lots of sold comparables and some are miles apart in sold price.  You can't just sit down with a seller and say flip a coin because they'll flip it their way to the top comparable which is usually too high to attract the next buyer.
I believe the seller needs to stand back and see the big picture--not just a printed report.  I like to sit down with the seller and look together at the high and low range of solds that are similar … (1 comments)

cedar city: Why Would Anyone Buy Their Landlord's Home When They Could Buy Their Own? - 11/04/11 06:23 AM
Why Buy A Home For Your Landlord When You Could Establish Your Own Future?

Buyers in the Cedar City World of Real Estate are buying the bargains as they are in most areas in the country.  We are seeing homeowners as well as investors taking advantage of the low prices and low interest rates which can translate into low and affordable monthly payments.  Whether buyers want the joy and security of owning their homes or the future wealth in owning rentals, I believe now is the time to take advantage of the sea of opportunity in the form of gorgeous … (1 comments)

cedar city: Do You Agree That The Wave of The Next Decade Seems to be Rentals? - 10/21/11 05:27 PM
Amazing!  I have read recent news reports from reliable sources, in my opinion, that state it's time for investors to step up to the plate and hit a home run!  Due to poor credit, thanks to foreclosures, short sales, etc., many buyers are planning to rent because they can't buy until their credit improves.  Some buyers simply have a good case of the jitters!  For whatever reason, the experts seems to suggest that now is the time to become a landlord to provide homes for the renters!
This sounds like good advice to me while prices and interest rates are both … (9 comments)

cedar city: 6 Easy Steps To Make Home Staging Reasonable To Sell Your Home At Top $! - 05/17/11 09:08 AM
1.  As you walk into each room, think of light and space.  Picture in your head what doesn't feel good and realize it's got to go.  Picture the room clutter free and beautiful.  If you are feeling closed in, there is probably too much in the room.  Even if it's nice stuff, it could detract.  Remember that the home-staging expert, Barb Schwarz, says that the way you live in a home and the way you sell a home are not the same thing.  You want to showcase each room to look picture-perfect and ready for pictures for a home magazine.  That's what you're actually doing!  … (1 comments)

cedar city: Reports Of Improved Real Estate Market for 2011 Are Surfacing! - 01/05/11 07:36 AM
In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales.  Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010.  I believe it.  This is certainly our experience so far!  We are very busy with the type of work that generates closings--that's the kind we like!
We are looking forward to a great new year for real estate and the economy!  How about you in your area?

cedar city: Home For the Holidays! - 12/21/10 10:57 AM
This time of year we usually notice a slowdown in the Cedar City real estate market as people prepare for the holidays.  This year we are still very very busy selling homes!  That's not a complaint!  We are thankful!
My assistant, Matt, is working with a buyer right now as I blog!  My assistant, Susan, is working on a sale in progress that I will be attending the closing on Thursday.  My assistant, Jennifer Corral, is working on a Broker Price Opinion (BPO) for a foreclosed home that we are listing!  That's all productive and excellent!
What is keeping the buyers attraction this winter … (1 comments)

cedar city: Real Estate Gives Agent A Real Scare! Haunted? - 11/01/10 08:15 AM
I was reading blogs today and came across a story of a haunted listing.  I replied that I believe in ghosts and asked the agent if she was able to find out anymore after doing some research.  She said her story was seriously true in her blog.  I don't know if I'm a sponge, or if I'm right to believe her that the home is haunted.
I've never been in a haunted house that I know of, but I do believe people when they tell me ghost stories.  I've heard that ghostly activity can even be recorded.  I'd love to know … (2 comments)

cedar city: Cedar City, Utah, Real Estate Bargains Are Selling & Some Going Up! - 10/27/10 12:32 PM
At our office real estate training meeting today, one of the agents mentioned doing a BPO about a year ago on a home that she believes the value has increased.  That was music to my ears!  I do believe prices, interest rates and inventory are at a point now to strongly benefit buyers.  Why wait until the rates and prices are up and inventory is down?
I'd love to help with all your real estate needs whether buying or selling.  Please act now and call Janet's team at 435-865-1019 or email naisbitt@infowest.com.  Check out the MLS on www.homesincedarcity.com.

cedar city: Foreclosures, Short Sales, Loan Modifications, Deed In Lieu Of Foreclosure? - 10/26/10 08:41 AM
This real estate market certainly has a variety of interesting avenues sellers can go to when they are under water!  I wonder if they are getting the advice they need from their lenders.  It seems to me that with all of the problems associated with foreclosures, it would be much less expensive for the lenders to work with the sellers and avoid the foreclosures altogether.  I've heard the cost of each foreclosure is approximately equal to the amount owed.  I hope this is an exageration, but the costs have to be really high if you take time to consider all that … (1 comments)

cedar city: Its Not Too Late To Own Your Own Happy Home Unless You Wait Too Long! - 09/10/10 02:50 PM
I am amazed at the bargain prices available in homes for sale in Cedar City, Utah.  I just showed a beautiful home tonight to some dear friends that is only $150,000 in a prime location in Cedar City!  Yes, it did need some work, but it was in a location that the work was worth doing to improve the value.

Doesn't everyone need a place to live?  I don't see anywhere for this real estate market to go but up with home prices and interest rates low while inventory is high!  Weren't millions made after the depression by smart real estate investors buyin in times like we are experiencing now?

cedar city: Cedar City Real Estate Market Is Still Buzzing With Buyer Activity! - 05/05/10 03:40 PM
Many real estate agents were worried that the April 30 tax credit deadline would signal a new slump in real estate sales.  Not so in Cedar City, Utah!  My office is still very busy with the good kind of busy.  You know--the kind that makes buyers and sellers happy when they make a win-win transaction begin. Negotiating offers and getting contracts signed are two of the favorite activities that we've been working on since April 30.  We love it when sellers can make plans to move on with their new goals, and the buyers can start packing to move into their new home!  I believe 2010 is going to … (1 comments)

cedar city: Cedar City Daily News Headline Reports "Home Sales Surge!" - 04/21/10 08:57 PM
That's exciting news for my real estate area.  The line underneath the headline reads, "Foreclosures fuel 45 percent increase; prices dropping."  Our real estate sales have increased 44-45 percent first quarter 2010 over 1st quarter 2009.  That's great news, and I'm very happy about that.  However, it breaks my heart for the sellers that prices are still dropping.  In spite of that, it makes incredibly exciting news for buyers who want to buy now that prices are at bargain levels!
Buyers take advantage of foreclosures, homes priced-like foreclosures and new construction values at bargain-sale prices!  Interest rates are low and are due to rise!

cedar city: Cedar City Real Estate Is Bustling With Buyers Looking To Buy Before 4/30/10! - 04/19/10 05:40 PM
Will they still love us tomorrow (or rather after April 30)?  I am going to go out of my normal sphere of saying, "I don't have a crystal ball," by answering that query with a resounding, "Yes! I believe they will!"
The buyers we have been working with really seem to want to own their own homes.  They seem to believe this is a great time to buy while interest rates and prices are low and while home inventory is high.  From what I'm seeing, many buyers are only hurrying because they think it would be fun to have an extra $8,000.  I'm not getting the impression … (1 comments)

cedar city: It's Been A Successful Week & Year So Far For Real Estate Sales In Our Area - 04/17/10 06:15 PM
We have been busy this week with the good kind of busy.  You know what I mean.  We've been writing contracts, negotiating counter offers, putting sales under contract, going to closings, listing homes, etc.  I don't believe it is just because of the tax credits.  I'm seeing a genuine interest in buying homes.  One buyer even said she didn't want to rush to get $8,000.  She wanted to look carefully and make sure they have the home that will make them happy for years to come.  They want the joy of home ownership!  That is the kind of week we love!
