I spoke to a local appraiser yesterday about a customer of mine who wants to make really low offers on lots of foreclosures at 55 to 70 cents on the dollar.  Banks are just not accepting low offers like that in our Cedar City Area Real Estate Market. 
The appraiser said I should let this buyer know that his belief is that the market has bottomed out in the under $170,000 price range.  He said there is less than a 6 month supply in that range.  He said our prices are already low and that they are below what a home … (7 comments)

The answer is a resounding, YES!"  I was thinking today about a trip coming up for me in the near future!  I love relaxing to the sound of ocean waves while reading a book and napping in the warm sun!  Suddenly, I felt gratitude for my licensed assistants.  I can leave with the knowledge that my assistants will continue to give my clients the same quality of service that they would get if I were there!  That's very comforting because it is very important to me to always give top service.

I hope and pray that prices don't dip anymore!  I keep thinking that for sure this is the bottom.  Then prices dive again.  Then I find myself thinking again that this has got to be the bottom.  I really believe we have hit bottom, and the only way to go is up.  Don't you agree?

I'm sure I'm not the only one working today!  The thing that surprised me is that all of my assistants worked today also!  We did take time out for breakfast to honor Martin Luther King Day.  After work, my husband made a delicious meal of beef stew, and our daughter made home-made bread.  It was a great day for family, yummy food and real estate all mingled together. 
Sandwiched in with the holiday somewhere, we managed to show homes, get an offer accepted on a home, get approval for a land parcel listing and many other busy-day REALTOR activities.  What a productive day!

Recently I attended training put on by REALTOR.com for REALTORS in the Cedar City, Utah area.  There was a lot of valuable information.  I only wish that I could put it all into use and am working on some of the high points.

I sent a blog on Saturday commenting on what a busy and productive week it had been.  I got a blog back from an agent saying he didn't know if the word "busy" could be used any more in conjunction with real estate.  i can't resist commenting that I have been in the real estate business for over 26 yeaars, and I have always been busy and still am.  In fact, I have 3 licensed assistants plus my husband helping me, and we're all busy!  My assitants and I are all working overtime to keep up with the workload.

foreclosures: Utah Economic Outlook Getting Better - 12/22/09 12:36 PM
I receive The "Insight" Economic News of Utah and the Nation.  I read in Vol. 13  No.1 today that Utah economy is expected to continue its transition from a painful recession to modest economic growth.  That would be in line with the slow improvement in a majority of the nation's states.  I believe that is true.
Our own Iron County experienced a 12.11% rise in the average price of homes sold in 3rd quarter over 2nd and a 34.59% increase in the number of sold homes in this same period of time.  That is a great sign for the housing market … (2 comments)

Even though it's definitely looking a lot like Christmas in Cedar City, Utah, we are still getting calls from buyers wanting to find their dream homes.  We definitely do have a huge inventory of homes to offer them!  The real estate market is staging a big Christmas Sale, and buyer's are taking advantage of it. 
Sales price reductions seem to be everywhere in the Cedar City, UT, area on beautiful homes!  Buyers have a huge selection of attractive bargain-priced homes from which to choose including short sales, bargains, and new construction!

I've heard lots of controversy on both sides for and against the up to $8,000 tax credit extension for home buyers who haven't owned a home in the last 3 years.  Back and forth; back and forth!  I've also heard pros and cons for the addition of current home owners who have owned their home 5 out of the last 8 years.  How about you? What do you think? Let's vote!  For?  Against?
I figure it really doesn't matter whether I agree thoroughly or don't agree at all.  It's here.

foreclosures: Watching Leaves Fall While Being Grateful For America & Those Who've Served - 11/11/09 08:10 AM
I hiked for 2 1/2 hours in Zions National Park yesterday with my daughter-in-law, Becky.  We had an absolutely perfect day!  The weather was just right, and the sky was blue.  We didn't even need sweaters!  We ate in the Zions Lodge while looking out of their huge glass windows at the autumn leaves slowing floating to the ground.  It was wonderful therapy to be with someone that I truly love while enjoying such majestic scenery and peace.  My sense of calm and gratitude for such a breath-takingly beautiful place is still with me today.  It felt warm and fuzzy and wonderful!

Official word!  $6500 tax credit expansion for buyers who have owned a home 5 out of the last 8 years that meet the criteris!  I did think it was a little unfair that they should be left out of the benefits for buyers!  What about you?  How do you feel about the extension and expansion?
The $8,000 extension will help some of the buyers who thought they could close by November 30 but who have just had the startling news that a delay in the appraisal or some other part of the loan process has occurred (not unusual in this market)!

Trick or treaters have gone and somehow November rushed in to take its place!  I love November and Thanksgiving and couldn't help but feel joyful as I crunched leaves walking to the office this morning!  I love crunching leaves!  Just a few days ago I was thinking how much fun it is to crunch snow!  Soon, I'll enjoy breaking layers of thin ice!  I do love the 4 seasons we enjoy here in Cedar City, Utah.

Recently I blogged about my extensive work hours and asked for suggestions to enable me to have a life!  Even though it is late, I want to thank the real estate agent who suggested a form of meditation as an answer to my request for help.  Great suggestion!  I actually took a meditation class a few years back when I was trying to use natural healing to get rid of a brain tumor.  I want you to all wish me luck as I leave now to see if I can remember how!  It's worth a try!  Agreed?

Are investorys back in your real estate market?  To what level--many or few?  We are seeing  some investors back in our area!  That's a really great sign for a market turnaround in my opinion.  What do you think?  One of my investors just signed closing documents today on a 4-plex.  It was a great buy!  There are lots of great buys on multi-units, and I believe we will see more investors taking advantage of these great deals while both rates and interest are low at the same time!  Do you agree the time is here?

I got a phone call awhile back saying that I could earn lots of money by clicking just 15 minutes a day.  I said no and that it sounded illegal to me!  I was told it was not illegal and very lucrative!  I still said no.  I have been wondering ever since if someone could be clicking on mine!  If so, I am paying for making someone else rich, but it is doing me no good at all.

I just received the Utah Association of REALTORS 2009 2nd quarter market statistics--quarterly comparison.  Wow!  We are doing well in Iron County!  For single family homes, we sold 94 in 1st quarter and 133 in 2nd quarter which means we have an increase of 41.49%!  That's something to shout about!  For condos and townhomes, we sold 25 last quarter and 35 this quarter which is a 40% increase in real estate sales mostly in Cedar City, Utah, but also in outlying areas in the entire county!
