foreclosures: How Do Buyers Begin To Get The Best Buys for Cedar City, Utah, Real Estate? - 01/26/09 12:18 PM
"How's the market?" Recently, I was talking to a group of people at a gathering.  One of them commented, "I know this is the time to buy, but I don't know where to start or how to begin?"  I gave the person 7 important points to answer that question:
1.  Choose an expert that is very experienced and highly trained:  Janet Naisbitt-Bagley and her team.
2.  Ask Janet't team to give you the names and numbers of lenders who will take the time to help you choose the right loan for you.
3.  Search the MLS for homes you'd like to tour:  www.homesincedarcity.  Give … (0 comments)

foreclosures: On Being Positive In The Midst of Negative media! - 01/23/09 03:12 PM
I was at a closing today with one of my all-time favorite clients.  As they were signing the paperwork that would allow them to move in and enjoy one of the most gorgeous homes I've seen, we were discussing the negative impact the media is having on our current national economic situation.  We decided the media had the power and control.  They may have more power than the programs our country's leaders may put into place to help the economy.
News reporters could choose to report the positive side of the same story instead of the negative or continue as they are spreading fear and disaster in their wake.  The … (0 comments)

foreclosures: Negative Media vs. Hope For A Positive Economy! - 01/22/09 07:51 AM
I recently attended excellent training for REALTORS in the current real estate market.  Our trainer told us that only 6% of the homes in the nation are in foreclosure.  That means that 94% of the people are paying their payments on time.  Just for fun, he asked several people he saw how many homes they thought were in foreclosure in the nation right now.  Nearly every one of them thought that at least half were in foreclosure!  Thanks to the media--the negative picture is a bit exaggerated in the minds of the common person listening to or reading the news.  Enough is enough--my … (0 comments)

foreclosures: Excitement in the News About Historic Inaugurations & Cedar City Homes! - 01/19/09 12:09 PM
I was thinking today as I watched the news about past inaugurations, that there is a lot of excitement surrounding the upcoming inauguration.  I could't help but think that the bargains, interest rates, and great loan programs available right now right here in Cedar City, UT, were just as exciting in my opinion.

foreclosures: January Is The 1st Month of The Great Cedar City Real Estate Year of 2009! - 01/17/09 11:30 AM
Why do I love selling real estate in Cedar City, UT and all outlying areas?  That's easy!  There are great people who live here and equally great people moving here!  I had a buyer recently tell me that he thinks pretty soon all of the really good people from his area in California will be living in Cedar City!  While that may be a bit of an exaggeration, I agree with him that Cedar City is a wonderful place to live.  I've had people stop in my office to buy a 2nd home just because; and I quote, "It feels good here … (0 comments)

foreclosures: Do You Like to Buy On Sale? - 01/12/09 11:42 AM
I am in excellent training right now today and tomorrow.  It's ERA's training for top agents called "Top Gun!"  It's great and very much oriented to this market.  Our trainer mentioned today that people like to shop and save money by buying on sale.  He said, "What do you think real estate is right now?"  Of course, the class said, "It's on sale!"  He said that now is the time that buyers should buy before the sale ends.  Call Janet Naisbitt-Bagley at 435-865-1019 or go to www.homesincedarcity.com to find your dream home on sale!  We can help you with every home no matter … (1 comments)

foreclosures: Ditto! Cedar City, Utah, Still Strong With Buyers So Far Thru January 7,2009! - 01/07/09 03:19 PM
I have spoken to several realtors that agree with me that we are having a huge increase of buyer activity so far in January.  It is too soon to tell if this is a trend or a spurt, but it is strong enough to suggest a trend.  If you are a buyer, you will probably want to purchase your home soon before the swing occurs to seller's market.
Please call Janet's team at 435-865-1019 for all your real estate needs whether you're a buyer or seller.  You can click on search mls on Janet's website at www.homesincedarcity.com

The last 2 days have been very busy with buyers calling, showing homes, negotiating contracts, etc.  There was even a multipl-offer situation yesterday with 3 offers comingin on one of the homes I showed.  I believe that this pick-up this soon (it's still winter) is a great sign that 2009 will be a steady real estate market in the Cedar City, UT area!  If you want to buy, don't wait for the seller's market.  Buy now while prices, rates and inventory benefit you!
If you're a seller, give me a call for a staging and market value consulation.  You'll want to … (1 comments)

foreclosures: Winter is A Great Time to Buy and Sell Real Estate! - 12/30/08 05:01 AM
Yesterday we had a seller who really wants to sell his home now, but was planning to wait until spring anyway when there are more buyers.  Do you realize that most sellers are waiting until spring to put their homes on the market?  It's true there are typically more buyers in the spring in our Cedar City, Utah, real estate area.  However, there are less homes on the market too.  It balances out!
If you really want to sell now, go ahead and call Janet's team at 435-865-1019 and let us get your home or property sold before spring when there will be so many … (1 comments)

foreclosures: My Grandbaby Arrived Today--Time To Buy a Rental For Her College Fund! - 12/16/08 10:09 AM
Rachel Naisbitt was born today at 12:28 p.m. and weighed in at 6 lbs. 8 oz. & was a thin 19 1/2 inches tall and has lots and lots of hair.  I had just blogged yesterday on my website at www.homesincedarcity.com about the great idea of purchasing a rental property in Cedar City, Utah and letting the renters pay it off and let it go up in value until it's time for baby to go to college.  Then use that rental income to pay for college.  Great idea--right?  I'll have to mention that to my son and his wife today!  Give us a call for … (1 comments)

foreclosures: Buy Cedar City, UT, Real Estate While Market Is Down--Not During Rush Up! - 12/12/08 09:01 AM
I was remembering today the rush to buy real estate in Cedar City, Utah, a few years back.  Most people thought that upward trend would last for 10 years.  When it stopped dead in its tracks, we were shocked!  I lost money as did many others on real estate that I purchased during the top of the hot market.  We simply didn't realize that it was the top!  Everyone seemed to be jumping on the bank wagon.  Buyers would spend $30,000 above appraised price, and be happy to have gotten the property because 2 other people were offering at the same time.
What did … (0 comments)

foreclosures: Cedar City, UT, Real Estate Market Is Experiencing Increased # of Buyers Now - 12/10/08 11:08 AM
Could it be the fact that the interest rates have dropped to the incredibly low 5% range?  Could it be that sales prices have dropped to seemingly rock bottom lows?  Could it be that there is a huge selection of attractive homes available?  Could it be that Cedar City, Utah, real estate loans are still easy to get with reasonable credit?  Could it be that loans are availabe with no downpayment and only 3% downpayments in our area?  I firmly believe that the market couldn't get any better than this for buyers!
For whatever reason, our Cedar City real estate market seems to … (0 comments)

foreclosures: Real Estate Investors Starting to Move Off The Fence! - 12/01/08 11:41 AM
I have been one of the top REALTORS in Cedar City as well as in the nation for 25 years and have approximately 100 properties, homes, lots, etc. on the market for sale.  Therefore, I get a good feel for market changes.  I am noticing a pick-up in the # of showings for my listings which is unusual for November and December.   When more of my listings are getting more showings by real estate agents in the Cedar City and Iron County areas, I believe that the market is picking up.
I called one of my friends who is also a top REALTOR in … (0 comments)

foreclosures: Today is the Day to Begin Building Your Real Estate Dreams! - 11/25/08 12:36 PM
I was speaking to a student from SUU who is taking some business classes.  He was telling me that his teacher said that most people are waiting for the bottom to start buying which is unrealistic because it is impossible to predict the actual bottom or top of the real estate market.  He said he believes the time to invest is now to make sure you catch the rise which surely will come.  I agree.  Interest rates, sales prices and huge inventory are all at a point to benefit the buyer right now which I would think would be rare in the … (0 comments)

foreclosures: Owning A Home Or Rental Property Is Better (Pt.13of15pts. for R. E. Success!) - 11/19/08 01:19 PM
One of my investors called and said he was taking his money out of the financial institutions and investing it in real estate because he felt that was a safer place for his money.  I agree whole-heartedly!In my opinion, owning a home or rental property is a better investment than stocks or bonds.  I've had nearly all my money disappear that was in the stock market, but my homes are still here with most of them being paid for by my renters.
No one ever put their money in the stock market for me when prices plummeted.  On the other hand, my kind … (0 comments)

foreclosures: In Your Lifetime, You'll Buy a Home for Someone:(Pt.7of15 pts. for RE Success) - 11/10/08 12:51 PM
According to recent statistics, new home sales in most regions of the country stayed the same or declined; however, the west saw an increase.  Hey--that's where we live!  What a great time for buyers to pick up their own real estate bargain while rates and prices are low and affordable.  Why buy a home for your landlord?  Buy your own home and enjoy Christmas in the cozy warmth of your own dream-come-true! Home ownership brings great satisfaction.  Enjoy the incredible feeling of self-confidence that comes from owning your own home.  It might as well be now, and it might as well be for you rather than for your landlord.
