What are buyers waiting for?  I believe the real estate market has already turned around in the Iron County area for median price homes. Recent UAR statistics seem to indicate that it would have been better to purchase a few months back. It may be a little late to go back in time, but I believe this is a great time to get a fantastic deal on your home while many bargains can still be found and interest rates are so low that monthly payments can be low and less than rent in many cases.

Contrary to popular opinion, winter is a good time to sell your home!
It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves. 
Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.

"Who buys in the fall?"  "The Fall Selling Season" survey completed by ERA Real Estate shows that "The higher ratio goes to first-time homebuyers and childless couples" at 27%.  The rest of the pie is divided as follows with 20% being Move-up buyers, 17% Downsizing & Retiring Buyers, 14% investors, 11% Military relocations, 6% Vacation buyers and 5% other.

In our weekly Cedar City, Utah, ERA Realty Center office meeting this morning we discussed the real estate market and home sales.  Several agents mentioned reports that the real estate market was expected to be improved for 2011 as compared to 2010.  I believe it.  This is certainly our experience so far!  We are very busy with the type of work that generates closings--that's the kind we like!

Since Valentines Day was Sunday, I took it off!  Once again, that's one of my favorite commandments to rest one day out of seven.  It was wonderful to spend the day celebrating love by going to Church and spending time with my husband.  I called the children the day before because I wanted them to have time with their families on Valentines Day.  I talked to Mom and my sisters.  It was a beautiful day celebrating love, friendship and families in the peaceful, restful and reverant atmosphere of Church and home.   My dear husband and I even shared a book about love that he … (5 comments)

I hope and pray that prices don't dip anymore!  I keep thinking that for sure this is the bottom.  Then prices dive again.  Then I find myself thinking again that this has got to be the bottom.  I really believe we have hit bottom, and the only way to go is up.  Don't you agree?

I went to see The Princess and The Frog today with 2 adorable grandchildren and their grandfather!  As their grandmother, I actually thought valuable lessons were taught that applied to real life including real estate!  Without ruining the story-line for you, I will just say that you must not just dream, but you must work hard to make the dream come true.  I also loved the lesson that you must never lose sight of what is really important while your are working toward your goals and dreams.  There's more to that movie in my opinion than just a simple cartoon.

I sent a blog on Saturday commenting on what a busy and productive week it had been.  I got a blog back from an agent saying he didn't know if the word "busy" could be used any more in conjunction with real estate.  i can't resist commenting that I have been in the real estate business for over 26 yeaars, and I have always been busy and still am.  In fact, I have 3 licensed assistants plus my husband helping me, and we're all busy!  My assitants and I are all working overtime to keep up with the workload.

Life is great--cold but great!  My assistant, Matt, and I both worked hard today!  Looking at homes for sale can be really fun in Cedar City, Utah as long as you have a warm coat and gloves!  Homes are selling, and there is probably still time to be in yours before Christmas if you hurry!

I hiked for 2 1/2 hours in Zions National Park yesterday with my daughter-in-law, Becky.  We had an absolutely perfect day!  The weather was just right, and the sky was blue.  We didn't even need sweaters!  We ate in the Zions Lodge while looking out of their huge glass windows at the autumn leaves slowing floating to the ground.  It was wonderful therapy to be with someone that I truly love while enjoying such majestic scenery and peace.  My sense of calm and gratitude for such a breath-takingly beautiful place is still with me today.  It felt warm and fuzzy and wonderful!

Trick or treaters have gone and somehow November rushed in to take its place!  I love November and Thanksgiving and couldn't help but feel joyful as I crunched leaves walking to the office this morning!  I love crunching leaves!  Just a few days ago I was thinking how much fun it is to crunch snow!  Soon, I'll enjoy breaking layers of thin ice!  I do love the 4 seasons we enjoy here in Cedar City, Utah.

What about the extension for the up to $8,000 tax credit for first time buyers?  Do we have it for sure?  I keep hearing we do, and then I hear we don't.  Then I hear we almost do.  My mom taught me a miss is as good as a mile, so I still have no idea.  Please tell me; who knows?

Last night we picked apples from our beautiful tree and felt grateful for a good harvest this year.  The fall air was crisp.  We woke up this morning to snow on the ground in a winter-wonderland.  The transition was a wake-up call that temperatures and weather can be quick-change artists in the Cedar City, Utah, real estate area!

Hopefully, none of our Cedar City, UT, real estate short sales have come to the point that is mentioned in a recent news article!  The article was titled, "Banks Going After Short Sale Owners."  Has anyone heard of this actually happening to your sellers?  I do short sales, but I tell them to make sure their bank is not going to come after them for a deficiency and to check accountant for tax problems and lawyer for legal problems.  Anyone had any problems?

That is the question!  So many in this real estate market believe that we need the incentives to keep the real estate market moving.  I'm thinking it moved before, why can't it move again?  Did the population stop growing?  Are people living in tents and RV's?  If there is an incentive and then suddenly there is no incentive, what then?  What is on the other side of the incentive?  Think!  Can incentives go on for ever?  Where is the ATM that will provide all this money?
