Naisbitt-Bagley Team Nearly-Spring Real Estate Newsletter 2014 Update:

The Utah Association of REALTORS (UAR) Local Market Updates by County are now available for December.  It usually takes UAR 2 to 3 months to compile all the information for this report.  The statistics for all counties in Utah are attached.  Iron County Median Sales Price is now $130,000.  The number of closed sales is up 2.3% Year To Date (YTD) as compared to last year.  December 2013 closed sales were up 20.4% as compared to December 2012.  This is good in our opinion since December is sometimes our slowest month and … (1 comments)

Naisbitt-Bagley Team, Matt Bagley, Janet Naisbitt, Jennifer Corral: 2014 Winter Real Estate Newsletter Update
The graphs are attached from the entire Iron County Board of REALTORS Multiple List Service (MLS) for 2013. Nearly 1000 homes sold under $200,000, but only 290 homes sold above $200,000 all the way up as high as prices go. ERA Realty Center agents sold more than any other office, which has been the case for many years.
Lots are selling but for bargain prices. Buyers are looking to pay as little as possible for lots in order to be able to build their homes for an amount that … (0 comments)

short sales: How Can Your Buyer Find Your Home And Buy It If It Isn't Listed? - 07/16/13 01:57 PM
Where did all the houses go?  Sellers thinking they can sell their home later for more money later may be surprised.  As interest rates rise, prices may just turn around and go the other way. No one knows for sure which way prices or rates will go.  I believe sellers should sell when they want to sell.  I have been a REALTOR for nearly 30 years, and now seems like a good time to sell to me while buyers want to buy!
The inventory is indeed low for homes under $150,000 in the Cedar City, UT, area. We are seeing … (3 comments)

short sales: Is The Tide Turning From Buyer's Market to Seller's? Watch and See! - 01/29/13 06:04 AM
Recently, a home in one of Cedar City, Utah's, nicest subdivisions sold for quite a bit more than homes had sold last year!  This is not a fluke nor is it a needle in a haystack!  The real estate market is changing before our eyes!  Another home in the same area got 4 offers and will sell for significantly more than list price!  It was fun to watch!  It felt good to hear the happy tones of the people involved.
i have been selling real estate for 29 years, but I am not sure I have seen a sharper turn!  You … (0 comments)

short sales: Closed Home Sales Up; Median Price Up; Inventory Down! - 01/15/13 11:15 AM
What are buyers waiting for?  I believe the real estate market has already turned around in the Iron County area for median price homes. Recent UAR statistics seem to indicate that it would have been better to purchase a few months back. It may be a little late to go back in time, but I believe this is a great time to get a fantastic deal on your home while many bargains can still be found and interest rates are so low that monthly payments can be low and less than rent in many cases.
Buyers in our real estate market … (1 comments)

short sales: YES! Homes Sell Even When The Holidays And Icy Weather Are Here! - 12/11/12 07:12 AM
Contrary to popular opinion, winter is a good time to sell your home!
It has been my experience in the last 28 years that many homes have sold during wintertime, making both buyers and sellers happy with their successful real estate moves.
Luckily, no one told me to stop listing and selling real estate just because it was cold outside.  I was thrilled when I got my picture in the local newspaper as a top producer toward the end of my first year as a real estate agent in 1984. Happily, gratefully and successfully, I have continued to work hard in all seasons for many years.
Buyers touring homes in wintertime are serious. They … (1 comments)

short sales: I Believe Real Estate Designations Make A Difference, But Do Buyers and Sellers? - 11/30/12 12:17 PM
When I earned my real estate license in January of 1984, I was told that was just the beginning.  I learned I would need to learn much more to be a good agent.  I was encouraged to, "sharpen the saw" by my broker, which means get more training to be skilled and effective.  As a result, like many agents who care, I have spent many years gathering knowledge, receiving training and learning much.  I have attended ERA Realty Center's training on Wednesdays.  I took ERA's basic training and also the Topgun training for experienced agents.  I have been to numerous conventions … (0 comments)

short sales: ERA Network News: "Back to School Means Back to Business for Homebuyers" - 10/11/12 01:31 PM
"Who buys in the fall?"  "The Fall Selling Season" survey completed by ERA Real Estate shows that "The higher ratio goes to first-time homebuyers and childless couples" at 27%.  The rest of the pie is divided as follows with 20% being Move-up buyers, 17% Downsizing & Retiring Buyers, 14% investors, 11% Military relocations, 6% Vacation buyers and 5% other.
The article says, "Blame it on the traditional school year engraved in our minds since childhood, but many people see Labor Day as the beginning of a new year.  Summer holidays are over and everyone goes back to school or buckles down … (0 comments)

short sales: Foreclosures, Short sales and Bargain-Priced Homes Are Attracting Buyers! - 09/10/12 09:54 AM
At one of ERA Realty Center's office meeting recently, the real estate agents discussed the real estate market in the Cedar City, UT, area.  We have more buyers, less homes for sale, lower interest rates and lower prices.  No wonder we are getting multiple offers on homes under $150,000!
Buyers can own their home for less than rent in many cases.  Supply and Demand should turn this market right around soon.  Maybe the homes in the lower price ranges are already experiencing a seller's market!  We are seeing buyers pay more than list price and more than appraisal to win their home over the … (1 comments)

short sales: Drop in Number of Homes For Sale is Causing Delays In Finding Homes! - 08/29/12 09:02 AM
Buyers in the Cedar City, UT, real estate market are discovering that patience is required to buy their home.  Buyers who have succeeded testify that home ownership is worth the wait and effort.  I agree.
Is this a trend in other parts of the country.  Please let me know.  I believe the market is turning around.  Do you?
Multiple-offers are coming in on homes under $150,000.  Some are selling above list price and above appraisal.  Buyers are disappointed when they lose the bid on the home they like to another buyer who offers more.  Buyers may have to try several offers on … (1 comments)

short sales: "Slim-Pickins" for Homes In Lower Price ranges in Iron County, Utah - 08/21/12 12:52 PM
A buyer in our office today told me that it is "Slim-Pickins" to find a home!  There are more closed sales this year which means there are more buyers.  The inventory in Iron County is less this year than last year, and the homes under $150,000 are selling fast.
It's not too late!  Buyers may need to be patient and compete with other buyers for the good homes, but it is worth it to be a happy homeowner with a low monthly payment--maybe even less than rent.
Low interest rates are making unbelieveably attractive loans, and you can still get a no-down … (0 comments)

short sales: What Do You Do Without A Website For A Whole Weekend? - 08/17/12 10:28 AM
I got an email that my website www.homesincedarcity.com will be down for maintenance from now until Monday!  What a blow!  Customers and clients can still call Janet Naisbitt-Bagley at ERA Realty Center at 435-865-1019 or 800-934-3742.  They can also email naisbitt@infowest.com or text or call my mobile at 435-559-7772.  So why do I feel panicked and betrayed?
In the real estate world today, we have come to rely on technology in practically everything we do.  Losing my website for a whole weekend seems devastating.  When I called to see about my website, I was told they picked the weekend so as not to be too inconvenient.  … (0 comments)

short sales: Cedar City, UT, Area Real Estate Market Is Selling More Homes! WHY? Trend? - 08/04/12 11:32 AM
Recent Utah Association of REALTORS (UAR) report shows Iron County home closed sales are up 14.2% and prices are down.  Maybe the $85,000 Median Sales Price is the reason our closed sales are up.  What do you think?  That would make sense to me.
Just a few years back buyers couldn't even find a home for $85,000.  Since many of the people in our area have low incomes, they couldn't qualify for the high-end homes of the past.  For those with good credit, the low interest and low prices make for a monthly payment often less than rent.  Buyers are excited … (1 comments)

short sales: Investors Are Taking Advantage of The Sea of Opportunity In Today's Market - 07/11/12 10:10 AM
Recent DS News Reports that National Association of REALTORs (NAR) data shows significant increase in investor real estate purchases in 2011 over 2010.  See DSNEWS.com.  We are also seeing an increase in investor closings in the Cedar City, Utah, area.
There are renters in the market looking to rent which is working to the favor of investors.  Prices and rates are so low that rents could cover the monthly payment and then some.
My renters have purchased homes for me, and I get the tax writeoffs, too.  Once the mortgages are paid off, the money keeps coming in which makes a … (0 comments)

short sales: If You Are Eligible to do a Short Sale on Your Home, Then What? True or False! - 06/06/12 09:01 AM
Do you have a financial hardship?  Are you under water which means you owe more than your house will sell for? If so, you may be eligible to do a short sale!
Some think foreclosure is inevitable when they can't make their house payment.  The truth is that you don't have to sit back and accept a foreclosure! Check with your lender and find out all your options!  Do you want to keep your home?  Ask about a loan modification, refinance, etc.  Do you need to move?  Ask about a short sale, deed in lieu of foreclosure, etc.
Some people think foreclosure is … (1 comments)

short sales: Cedar City, UT, Area Experiences Investor and Homeowner Home Shopping! - 03/26/12 10:17 AM
We all agree that we are still in a buyer's market.  However, the homes for sale in the lower price ranges are attracting multiple offers, and I believe this is a steady market that will soon experience rising prices.  Do you agree?  Investors and homeowners seem to be fighting over the available homes less than $100,000 and even as high as $200,000.  Often there's a rush to get the offer in immediately.
Today I had a buyer call me to put an offer in on a home.  When I called the listing agent, I was told that 2 offers had come … (0 comments)

short sales: Would You Agree That Selling Real Estate Is Lots of fun? - 03/05/12 07:12 AM
When I was a little girl, I would send out flyers, lick stamps. lick envelopes and stand on a chair by the road holding a sign--all to help my Real Estate Broker Dad sell homes.  I also remember helping to clean his new construction homes and put little curves to show where the door swings and an X where the light goes on his plans.
As a child, I found it fun to play at being a real estate agent.  Now that I'm a real live REALTOR and have been for 28 years, it is still fun.  I mean it.
Recently, we closed a sale … (2 comments)
