short sales: What Causes A Real Estate Agent To Be a Featured Blog On Active Rain? - 11/21/09 09:40 AM
I was reading through the featured articles this afternoon and suddenly realized I was having fun and learning!  Then I thought, "There must be thousands of real estate blogs on Active Rain."  Right?  How do they get there?
I realize I'm a newcomer to blogging and honestly a newcomer to the world of technology.  Being in my 60's doesn't lend intself to having grown up in the computer world!  We didn't even get a TV until the end of the 50's at my home.  Weren't they invented in 1954?  To make a long story short, I'm really wondering who picks the … (3 comments)

short sales: How Did November Get Here Already? Let's Be Grateful for Real Estate! - 11/02/09 06:06 AM
Trick or treaters have gone and somehow November rushed in to take its place!  I love November and Thanksgiving and couldn't help but feel joyful as I crunched leaves walking to the office this morning!  I love crunching leaves!  Just a few days ago I was thinking how much fun it is to crunch snow!  Soon, I'll enjoy breaking layers of thin ice!  I do love the 4 seasons we enjoy here in Cedar City, Utah.
Speaking of time, It's a great time to buy real estate while there is a crisp, cool feeling in the air! Interest rates are low and so are prices.  Great … (1 comments)

short sales: Let It Snow! I love Cedar City's Four Seasons and Owning Real Estate Here! - 10/28/09 04:34 AM
Last night we picked apples from our beautiful tree and felt grateful for a good harvest this year.  The fall air was crisp.  We woke up this morning to snow on the ground in a winter-wonderland.  The transition was a wake-up call that temperatures and weather can be quick-change artists in the Cedar City, Utah, real estate area!
No matter what the weather, it's a great day to look at homes and get one under contract before it's too late to get the $8,000 tax credit.  Agreed?  Speaking of weather, we hear rumors in the wind that the $8,000 tax credit will be extended.  I'd love … (1 comments)

short sales: Have You Tried Meditation To Make It Through Real Estate Stress? - 10/22/09 04:59 PM
Recently I blogged about my extensive work hours and asked for suggestions to enable me to have a life!  Even though it is late, I want to thank the real estate agent who suggested a form of meditation as an answer to my request for help.  Great suggestion!  I actually took a meditation class a few years back when I was trying to use natural healing to get rid of a brain tumor.  I want you to all wish me luck as I leave now to see if I can remember how!  It's worth a try!  Agreed?

short sales: Now That I Blog On Active Rain.Com, Am I safe to stop pay per click ads? - 10/09/09 02:40 PM
I got a phone call awhile back saying that I could earn lots of money by clicking just 15 minutes a day.  I said no and that it sounded illegal to me!  I was told it was not illegal and very lucrative!  I still said no.  I have been wondering ever since if someone could be clicking on mine!  If so, I am paying for making someone else rich, but it is doing me no good at all.
I keep paying my $220 per month because I'm afraid to do anything that might limit the buyers in this market where buyers are … (1 comments)

short sales: Does Any Other REALTOR Work All Night Besides Me? How Do I Stop? - 10/08/09 05:14 PM
What am I doing here at this time of night?  Today Donna Christensen, an excellent REALTOR in our ERA office, asked me if all I do is work.  I answered, "That's pretty much all I do!"  I really do want a life, but I don't know how to find it in the real estate world.
My dad was a real estate broker in Bountiful, Utah.  He gave me some good advice which is, "Give good hard, honest service, and you'll do just fine!"  The advice he gave me that I wish I could figure out how not to follow is, "You … (6 comments)

short sales: I Took My First Class Today On Social Networking in Southern Utah Today! - 09/25/09 06:13 PM
I now know the difference between Facebook, Linkedin and Twitter!  Facebook is for people--right?  Linkedin is for business--right?  Did you know that you can use twitter as a bridge to other places like Facebook, and then you can update all at once?  Of course, that may not be a good idea to have the same message on both Facebook and Linkedin.  I also learned that I am too old to use Myspace.
Please help me figure out how I can have time to put videos, pictures, links, events, comments for everyone, etc., on Facebook, Linkedin and Twitter?   How do you fit … (3 comments)

short sales: To Have Government Incentives Or Not To Have Government Incentives? - 09/22/09 09:28 AM
That is the question!  So many in this real estate market believe that we need the incentives to keep the real estate market moving.  I'm thinking it moved before, why can't it move again?  Did the population stop growing?  Are people living in tents and RV's?  If there is an incentive and then suddenly there is no incentive, what then?  What is on the other side of the incentive?  Think!  Can incentives go on for ever?  Where is the ATM that will provide all this money?
What are your thoughts on this question?  Please email naisbitt@infowest.com to discuss.  i'd love to … (4 comments)

short sales: Yes! Homes In Cedar City, Utah, Are Selling! - 08/27/09 03:16 PM
It seems that everywhere I go people are asking me if the market has picked up.  I would have to say, yes, based on my experience.  It feels busier!  I understand that the news has conflicting stories, but it seems that I am getting more calls and offers from buyers as well as more closings.  I also seem to be getting more calls from agents wanting to show my listings.  That's a good sign!

short sales: Enjoy Searching For Homes In One of Southern Utah's Country Settings! - 07/20/09 03:31 PM
Sunday was spent in Milford, Utah, where our great-granddaughter, Jaidyn Marie, was blessed.  It was a beautiful day with a slight breeze.  I enjoyed the peace and relaxation away from the stress of the world beginning with the drive through the hills, trees & greenery between Cedar City and Milford.  It seemed like a page out of time.  We had a great picnic at the Pavillion!  Smell the hamburgers?  It just doesn't get any better than spending time with husband, children, their spouses, grandchildren, family and friends.
Being a REALTOR, however, it is difficult to do anything without at least thinking about real estate.  I thought what … (0 comments)

I was asked this question today, so I wanted to reply with a resounding NO!  Let me qualify that:  You must continue owning and living in the home for at least 3 years, according to what I have been told, in order to not have to pay back the tax credit.

short sales: Good To Remember: Real Estate Goes Up Over Time! - 07/07/09 02:37 PM
I recently sold some rental units to my daughter and son-in-law thinking that they were getting a great deal in this market!  Now the same type of units have come on the market for even less!  I was devastated until the listing agent told me he had paid thousands more than my daughter and son-in-law had, and that his renters were still making his payment for him.
Then I learned that my buyers would have actually lost more if they'd left their money in the investment they had.  They're thrilled with their investment because the rents coming in are actually giving them a nice profit!  … (2 comments)
