real estate: You just never know when they're truly a dead lead.................. - 03/14/07 12:46 AM
I wanted to share with the fellow ARer's about a recent client that contacted me.  This is someone I met about 3 years ago.  I took her out one time and showed her about 6 townhomes.
After that never really had anymore live contact with her, but would occasionally leave her a message or email wanting an update of her home search progress.
Well, Monday I received an email from her with no contact at all up to this point for at least 18 months.
She found me from my efforts on AR.
I couldn't believe it.
Now I could be getting ahead of myself because we … (1 comments)

real estate: Virtual Tours - 02/27/07 01:49 AM
I wanted to get some input on how other agents felt about virtual tours.  I see that the competition is heating up with companies getting into this area.
It appears at 1st glance that alot of these products are with the photos being supplied by the agent to put the VT together.
The prices real seem to be coming down.
If you use virtual tours, is the price the most important item?
or
Is quality and maybe what the VT website could do as far as traffic reports, etc more important?
Please share your ideas.  Just trying to gather some input from others in the business.  … (4 comments)

real estate: 20% Down Payment Becoming a Rare Sight - 02/23/07 10:50 PM
This article recently emailed to me was amazing news to be awrae of.  I saw it happening in my own business, but wasn't aware of the satistics.
Fewer buyers are making down payments on their purchase of a new home, and even fewer are forking over the 20-percent sum that was once the norm, according to a new study by the California Association of REALTORS®.Nationwide, nearly 30 percent of buyers and 45 percent of first-time buyers nationwide no longer make down payments, the study said.In California, the trend is less pronounced. While 41 percent of home buyers there put nothing down, a … (1 comments)

real estate: Taxes: Don't Forget to Deduct Rental Depreciation - 02/18/07 04:35 AM
Tax time is nearly here. Anyone renting out a property to a tenant - either as an investor or as a reluctant owner who can't find a buyer - shouldn't forget to deduct depreciation expenses from income taxes. The idea is that property loses value as it ages, so the IRS lets landlords subtract some of the value of their property every year for 27.5 years and use it to reduce the income received from the tenant. That reduces the landlord's tax bill. Depreciation is complicated - and calculating it often requires professional help, experts say. Some people are overwhelmed by a … (1 comments)

real estate: The Listing Agent - 02/16/07 12:39 AM
Only approximately 2% of all listings nationwide are sold by the listing agent. When you list your house with me, I will try my best to sell it myself, but more importantly, I will simply get it sold.Colleagues in my firm or real estate agents who are affiliated with a cooperating broker may sell my listings. This is why I work hard to maintain a reputation for being very professional and easy to work with. I make the homes I list as easy as possible for other real estate agents to preview or show to buyers. When you select a real … (1 comments)

real estate: The Perfect Home - 02/14/07 01:05 AM
When we help prospective buyers locate a new home we listen carefully to their goals. What are their criteria for selecting a neighborhood, what style of house do they prefer, what price range and floor plan meet their needs? Will any special considerations go into making the homebuying decision? When we have a good picture of what the buyer wants, we will go to work to find the best property on the market that will accommodate those needs. Our real estate agents succeed when they can make the buyers' goals their goals. Finding the perfect home is a collaborative effort. The buyers … (0 comments)

real estate: The Pheromone Factor - 02/12/07 10:23 PM
Pheromones are mysterious little chemical sensors that are supposed to have a lot to do with whether or not we are attracted to people. They may also play a big part in the way people react to houses. If you have a house on the market, it will be important to ensure that the pheromone factor is as high as possible--so that the prospects who come inside will involuntarily pull out their checkbooks and offer to pay your asking price. A good real estate agent can give you some important hints about maximizing your home's ability to attract buyers. This could mean … (2 comments)

real estate: The Sniff Test - 02/12/07 10:21 PM
The sense of smell is a powerful motivator. When prospective buyers walk into a house, they respond more positively if they smell freshly baking oatmeal cookies instead of the lingering odor of a household pet. As the homeowner, you may not notice odors that visitors are aware of as soon as they walk in the door. When your house is for sale, ask a friend or neighbor to give it a "sniff test". If there are offensive odors in your home, how do you get rid of them? There are a few simple solutions--giving the floors and walls a good scrubbing, … (0 comments)

real estate: When to Take a Walk - 02/12/07 04:44 AM
Your agent calls to say he is bringing prospective buyers to see your home at 2:00 p.m. You quickly straighten up the house and run the dishwasher. What should you do then? If you have to let them into the house--then take a drive or walk the dog! Many owners think they should linger close by while their home is being shown. They are afraid that the real estate agent might miss the storage shelves in the basement or forget to point out the beautiful new floor in the kitchen. It is better for the agent to miss something than for you … (0 comments)

real estate: Why Is It Not Selling - 02/12/07 04:42 AM
If you are selling your home and it has been on the market for several months, you might start to wonder why it just isn't moving. How can you introduce some extra energy into the sale? The first thing you should do is have a frank talk with your real estate agent in order to get feedback from prospective buyers who have seen your home, and other agents who have shown it. Does your home look its best? Is it accessible for agents to show on short notice? Is the price in line with the rest of the market? Do you need … (1 comments)

real estate: One Laundry Room Isn't Enough Anymore - 02/09/07 06:44 AM
A growing number of home owners are equipping their residences with more than one laundry area, and some have gone so far as to include washing machines and dryers in the closet of each bedroom. Multiple laundry rooms are convenient for owners of spacious dwellings and aging baby boomers who would otherwise have to carry clothes up and down stairs or across a large house. Some home owners are spending upwards of $2,500 on the newest machines that come in designer colors and run quietly, or they're buying specialized machines for delicate items and durable items. No statistics are currently available … (1 comments)

real estate: 6 Ways First-Time Buyers Can Prepare - 02/09/07 06:43 AM
A cooling housing market gives buyers, especially first-time buyers, more opportunities to snatch up a good deal. But just because there are good deals, doesn't always mean buyers are ready to make the leap. These six tips will help prospective buyers find out if they are ready for homeownership. 1. Take a first-time home buyer class. It will make repairing a credit score and shopping for a loan less stressful.2. Be conservative. Borrowing too much can mean stretching and even sacrificing - to the point that it's hard to even keep a six-pack of beer in the fridge.3. Organize documents. First-time buyers … (0 comments)

real estate: Zoning In - 02/06/07 02:39 AM
Every city and county has zoning laws that define and restrict how property owners can use the land. The purpose of zoning regulations is to establish development standards and to ensure that the land is used for the common good. There are restrictions on both the type of structures you can build and how the property can be used. Common zoning categories are residential, agricultural, industrial, commercial and recreational. There are sub-categories such as single-family residential zones and multiple family residential zones, (areas where condo and apartment complexes are permitted.) Zoning ordinances also contain restrictions on the height and square footage … (2 comments)

real estate: The Zoning Variance - 02/05/07 07:48 AM
When you are selecting land on which to build your new home, be certain to investigate the zoning for that particular area. You might fall in love with rural acreage that just happens to be zoned for agricultural or recreational purposes. Since zoning uses are not interchangeable, you would need to apply for a variance in order to build a single-family residential dwelling on the land. This can be a challenging process! Getting approval to have the zoning changed on property requires that you first give public notice, and then request approval for a variance from the government agencies that supervise … (1 comments)

real estate: Remodeling and Permits - 02/05/07 07:47 AM
Obtaining the proper permits when remodeling can be a critical element in the process. Many homeowners are unaware of the local building codes and zoning laws governing renovations. Disregarding these laws may result in fines, and in some cases you may even be asked to demolish the work that has been done. When remodeling you have to go through the process of obtaining the proper permits. Zoning laws protect homeowners and cover issues such as the size of setbacks (distance between buildings and property lines), the height of buildings and occupancy. State and local building codes deal primarily with life and … (0 comments)

real estate: Read the fine Print - 02/02/07 12:51 AM
Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form. Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will … (0 comments)

real estate: Keeping an eye on Zoning Decisions - 02/02/07 12:50 AM
Zoning classifications are the most important tool that a local government has to control the way land is used in a community. Areas designated as residential may have further controls on housing density for single family homes, townhouses or multiple-family houses. There are usually areas set aside for industrial, commercial and recreational purposes. Zoning boards spend their time listening to requests for exceptions to these rules or hearing arguments from parties who want to change or bend the existing zoning regulations. These zoning decisions have a major impact on the surrounding neighborhoods. Citizens' groups often get involved in testifying at hearings on … (0 comments)
