shell knob: 2012 TALLY FOR SHELL KNOB ON TABLE ROCK LAKE - 01/09/13 03:30 AM
Year End Numbers
2012 was an improvement for real estate sales in Shell Knob.  This is a location with a small population -  somewhat unique, with residents consisting  of retirees living here full time,  but  summertime finds younger families with long range retirement plans buying property on Table Rock Lake.

Potential clients are basically in their 50's age-wise.  They are drawn to the area for both the recreation on a clean, large lake , and the low cost-of-living.   The retirees, eventually sell as age or illness mandates they get more help.
The average sale price … (0 comments)

shell knob: RARE LAKEFRONT JEWEL WITH DOCK APPROVAL IN SHELL KNOB - 11/18/12 05:04 AM
18 ACRE HEAVILY WOODED PARCEL ON TABLE ROCK LAKE offers a rare opportunity.
Picture a pleasant 10 mile drive thru Ozark's Mark Twain National Forest,  arriving at a secluded, but not isolated, parcel of oaks, hickory and walnut facing 880' of gentle waterfront, with 200+ feet of community dock approval.
This has been a family camp - sometimes termed a 'Fish Camp'.  iT has a modest doublwide that is livable while building a dream lake home.

shell knob: SEEKING A PRIVATE WATERFRONT BEACH? - 09/07/12 03:07 AM
This is a rare , gentle walk beachfront property.  Pull your boat right up to it.

The house is a simple 2 bedroom ranch with a sleeping porch.  Not a great deal of housekeeping required.  Spend most of the time on the large screened in porch or on your boat catching some of the great Bass that Table Rock Lake is noted for.
Attached 3 car garage stores your boats, ski-do and water toys safely, until you return for another fun time.

shell knob: Dog-Gone Suspicions In Shell Knob - 04/07/12 06:13 AM

Ever wonder what your dog does when you can't see him?

I live in a rural area in the Ozarks on beautiful Table Rock Lake, about 12 miles from Shell Knob, Mo. Most of the time, our three acres is large enough for our dog to chase squirrels, lizards and dig up moles. However, there have been times when we wish we had a camera mounted on her head to see where travels have taken her. It would be helpful to know who we should be apologizing to.

shell knob: SPRING INTO SHELL KNOB, MO - 03/13/12 02:48 AM
SPRINGING INTO SHELL KNOBSpring may be earlier than normal, but I don't know anyone who wants winter back.  Table Rock Lake is mirror-like calm this morning.  A small group of ducks  seems to be enjoying the water, and a Bufflehead duck is diving for his lunch.
Real Estate activity is picking up, with buyers checking out Shell Knob and Table Rock lake. The Army Corps of Engineers, who operate Table Rock, are facing tight budgets this year.  The Corps operates 29 parks around the  Ozarks and 10 boat ramps.  They are considering closing or limiting services to several of the recreation areas.  … (0 comments)

shell knob: MARCH IN SHELL KNOB ON TABLE ROCK LAKE - 03/04/12 04:59 AM

February went out with a bang, what with the tornado whizzing down Hwy 76 in Branson, as well as parts of Kimberling City.  It did a goodly amount of damage, but no fatalities.  Knowing the spirit of Branson, it won't be long before the destruction is erased and improved.Reservations at the beautiful new Hilton Hotel at The Landings will have to be verified, as the window damage will require all (even undamaged) windows to be replaced.  This may take up to 4 months to reopen.March brings the start of fishing tournaments.  Table Rock Lake is known for excellent Bass fishing, … (0 comments)

shell knob: ADVERSE POSSESSION? - 01/06/12 07:37 AM

A lovely 2 acre parcel of Shell Knob, MO waterfront land will close in 10 days. I sold it to a couple who live next to it, extending their current 5 acres..... or that was the plan.

Checking the plat for the area, I found a break between the two properties. This was a narrow strip, which divided the parcels by 12'. Further checking found that it was not an easement, etc, but was privately held, and until the last 3 years, the owner was paying $58/yr property tax for this 12 x 410' of land! … (2 comments)

shell knob: New Shell Knob Year - 01/06/12 06:24 AM
Happy New Year from the Ozarks. If real estate sales will go up in the same manner that our winter temps are, then 2012 will be a good year.

It has been a mild winter in Shell Knob and my outdoor thermometer is currently reading 69 degrees! Normal for January would be in the 40's.
Eagle Watching Days are being held this week end at several area lakes. It is a real pleasure to watch an eagle swoop by and snatch a fish for his breakfast. Birds are a constant source of amazement to me since moving here to Table … (0 comments)

shell knob: Welcome to Shell Knob & Chiggers - 07/10/11 09:47 AM
It's been a strange and wild  weather season for Shell Knob and the Ozarks.  Drought, Floods, Tornados and now Drought again with 100 degree + temps. Even a dip in Table Rock Lake is not refreshing. Lake temperature was 88 earlier this week.

Normally our summer concerns are about ticks, chiggers and the occasional snake. Chiggers, you ask? Yes - Chiggers, with a capital 'C' please!
Chiggers are a diabolical scourge, straight from you know where, in my humble opinion. They are invisible to the naked eye and you only know of their presence when your skin begins to itch … (0 comments)

shell knob: How Do You Feel About Doors? - 03/23/11 09:26 AM
What is the first thing a potential buyer sees when driving by your house?

The front of the house, of course, but more specifically, the Front Door.

We've all been told in the BHG magazines and TV shows, to wash the porch, the steps and front door.  That goes without saying, right?  Maybe place some colorful potted plants there.

I have come to realize the importance of that door since replacing outer doors in my own home in Shell Knob.  Our home was 'snugger' this past winter.  I didn't hear any whistles on windy nights, the heating bill … (4 comments)

shell knob: Ever Been To Icy Mae's? - 02/11/11 08:33 AM
Have you been to ICY Mae's and ever left hungry?Summer patrons of Shell Knob's favorite breakfast and lunch eatery, will be pleased to see some subtle changes when they return this season. Owners, Mike and Vicki Merton are making changes to improve your visit.

Walls have been removed, furniture changed and  decor updated.  The end result is enlarging seating capacity from 40 to 60 seats. More seating means less waiting for lunch. It will also enable them to have more servers. The menu has been enlarged from a single halfpage sheet  to double sided, with even more of the humorous … (3 comments)

shell knob: Wichita Lured to Shell Knob, MO - 07/13/10 08:49 AM
WICHITA IS MOVING TO SHELL KNOBIt seems like the majority of people living in or moving to Shell Knob, MO are from Wichita, Kansas.  Shell Knob has justifiably gotten the name "Little Wichita".  Probably due to Shell knob and Table Rock Lake being an easy drive from the Sunflower State.

Locals   know where someone is from by watching how they drive our Ozark hills and  curves.

Kansas is noted for being flatland.  Sure they have a few hills, but our roads can make strangers very nervous - and it may take a while for newbies to … (0 comments)

shell knob: Home Buying WAS Fun - 05/22/10 04:54 AM

shell knob: Where is Little Wichita? - 01/04/10 06:37 AM
" LITTLE WICHITA" IN The Ozarks
As a transplant to Shell Knob from Indiana, I am fascinated by all the migrations we are blessed to observe in southwest Missouri - two legged, two winged, etc.
Living on Table Rock Lake, spitting distance from Arkansas, we're on the cusp of the south - a dividing line.  Much as it was in the civil war, Missouri mixes both sides of the country.Twice a year, spring and fall, in Shell Knob, we entertain birds coming and going - hummingbirds, ducks, geese, seagulls, vultures, and eagles - to name just a few (there are more … (1 comments)

shell knob: Things To Do After You've Bought Your Shell Knob Home - 12/24/09 07:17 AM
What is there to do in Shell Knob, Mo?
As a REALTOR in Shell Knob, I am frequently asked what the Shell Knob community has to offer new residents.  This is not a frivolous question,  the Ozarks are  unique and might not suit everyone.

Shell Knob IS unique.   I know - everyone says that about their town, but you see, Shell Knob IS different - it isn't really a town or city.  We have no legal standing, other than our Post Office and Chamber of Commerce.  We are actually an area on the western portion of Table Rock Lake.

shell knob: October Sales Hold In Shell Knob, MO - 11/01/09 06:10 AM

The Housing Market continues to inch along in our portion of the Ozarks -  Shell Knob, MO -  leaving many real estate agents looking for supplemental income.
Here in Shell Knob, MO, we repeated our previous month's sales, for a total of 3 homes sold each month.  The average sales price was down to $75,633 in October.  There were also 6 pieces of land sold for an average sale price of $23,500.Shell Knob is a recreational or lake oriented community, attracting many second home clients and retirement or families looking to retire. shell knob: Shell Knob, MO Does Not Fit National Profile - 10/01/09 07:40 AM
We turned another page over on the calendar.  It's time to check our sales numbers for September 2009.

September was  down to minus 62% from this same time last year.  There were 3 sales closed this year in Shell Knob, versus the 8 sales closed in September 2008.
Average sale price for those 3 sales was $174,000.  It took  about 245 days on the market to sell those homes.
But.... the evening news reported an increase in housing sales nationally.
Year- to- date, we have 37 properties closed.  2008 for the first 9 months reported 56 sales.  That makes Shell … (2 comments)

shell knob: Sales Creep Along In Shell Knob - 09/02/09 09:44 AM
August sales for Shell Knob, Missouri crept up from the previous month.  They went from 5 sales to a whopping 8 homes closing! Forgive my light approach here, but after the two years of this challenging housing market, you've got to either laugh or cry. We have  year to date total sales of 34.  Yes - 34 homes sold in the first 8 months of 2009! SURVIVE - THRIVEHow can 15 agents ( by my loose count) survive economically? Granted, we've sold  some  properties out of Shell Knob's area, and most likely some  out-of-the-area agents have sold residences in Shell Knob.  … (4 comments)
