I can't say that the Redbuds are blooming, but my Forsythia and Jonquils are popping way too early with the calendar still showing January.

Wish my out of town buyer hadn't had weather problems yesterday. Would have loved to smile while showing lake homes and say that 71 degrees and sunny was our normal winter day in the village that is Shell Knob, MO!!
Unfortunately, they had snow to contend with up north - like who hasn't? Well, actually, we've only had two inches of snow here this winter. Most of the huge volumne of winter precip has gone around us on Table Rock Lake.

The Sounds of music.......I remember sitting on our deck in Shell Knob and hearing music drift over the waters of Table Rock Lake.  We had just moved to our Shell Knob home a few months earlier.  It was facinating for this City Girl to see lizards zipping around the Ozark rocks; Armadillos rooting in the yard; birds everywhere - which I had never seen before, and now........MUSIC On The Water!

This week I came across a term that was new to me -'Women Centric' - this was in an article about New Homes, and New Home construction.
Had to wonder just what this was about. It had been my experience selling properties in Shell Knob, MO, and statistics confirm, that more than 90% of home sales decisions were made by women. Wouldn't that make it a woman centered sale?

 
When showing a property in Shell Knob, don't I always point out the benefits of a great kitchen, convenient utility room, sunny breakfast nook? Aren't these areas women centered?

I was car shopping recently and realized there was a coorelation with home shoppers and car buyers.    No - no .....not that realtors are like Used Car Salesmen, although there have been times I think people look on us that way.Let me explain, I started out looking for a late model Ford Van with the usual wish-list  for low mileage, good care, etc.  I was very precise with my needs at each car lot where I found nothing matching them.  I knew what I wanted, by darn,  and was sticking to my guns.That is..... Sales trickled in slowly in Shell Knob in April 2009.  There were 4 or 5 properties closed, depending on where you look for the statistics, with a grand total of 12 closed for the year. That amounts to 3 sales per month!
 
 
 
 
If you were one of the lucky sellers, your property was sold for under $229,000 (which was the highest sale). The average sale price for the 4 sales was $128,125.

TIME FOR HOME REPAIR?
The current economic downturn  offers  some excellent opportunities for homeowners.  Builders who can't sell the last home or two they built on speculation (Spec Houses)  in Shell Knob, are probably not starting to build more until one of the homes sell.
This puts many skilled craftsmen (and some not so skilled - let's be honest) with time on their hands and no income.  This might just be the perfect time for Mr. & Mrs. Homeowner to do some home improvements.

Does this situation fit anyone?  You get a call from a homeowner to come by and look over their home.  You do your homework, check for comps, prepare a nice listing presentation  and show up on time.  You are the only agent they have called.The appointment seems to go well.  Good vibes with the sellers.  They ask for recommendations on what they can do to improve the home's sale appeal and value.  You leave with the confidence  that when they are ready to sell their Shell Knob, MO home in a few months, you will be the listing agent.Six months later … (0 comments)

The advent of  HGTV shows seems to have had an effect on  home buyers, and made a mark on me, as a sales agent in Shell Knob, MO.
Perhaps I'm unimaginative by nature, but I used to look at a 3 bed, 2 bath home as just that - a 3 bed - 2 bath.  Now I find myself with new eyes , suggesting that buyers consider knocking that wall out and moving a door, etc.

Showed 4 Shell Knob  houses to a nice young couple last week - first home buyers.  We had 3 more lined up to see the following day, but they emailed me that they loved the 4th home we looked at, so let's make an offer.  The other 3 did not interest them. 
I should have known, when I had to call the listing real estate office to get the taxes and average electric bill (not filled out on the listing form plus there were no photos of the interior of this property)  that  I might encounter additional problems.

ICE DAMS DAMAGE HOMESAs January-February weather brings snow and ice, even Shell Knob  homeowners can find icicles hanging from their roof.  This may look lovely on Christmas cards, but can be damaging to your home.  Severe winter weather isn't the norm in the Ozarks, but it can occur. 
 
If there are icicles hanging, there are probably ice dams building up and they can damage a house.  Non-uniform roof surface temperatures cause ice dams, according to the University of Missouri Extension.

 It has been proven that homes are easier to show and sell if the homeowner is not present for showings. Their absence allows the potential buyer to be open and free to ask questions - voice opinions, etc, more so than they would be if the seller was in full view of them.

The best time to buy property in many housing markets, including Shell Knob,  will be in the next 12 months, according to Housing Predictor , an on-line market forecaster. 

Markets in many areas are bottoming out or have already bottomed out.  These areas hold surplus inventories of homes, causing a downward pressure on pricing, which we have seen locally. 
It may take up to 18 months before the national real estate market flattens to the point where enough inventory has been purchased for a higher number of sales to result.  That's when prices will begin edging up again.

How much are you and your services worth?  Really worth?  What would happen if we didn't set a price for our services.  What if you told your client to just pay you what ever they think is fair when you find that perfect house for them.
