Shell Knob Home Sales prices closeing 2012 down slightly.The average sale price for homes in the Shell Knob area for the past 12 months is $179,168.00.  This is a 1.78% drop from the previous average of $182,400.00.   Table Rock Lake area homes have been  taking  181 days, or six months, on average to sell.  This also reflects a 93% List to Sell ratio.  Sellers are receiving 93% of their listed asking price.

WICHITA IS MOVING TO SHELL KNOBIt seems like the majority of people living in or moving to Shell Knob, MO are from Wichita, Kansas.  Shell Knob has justifiably gotten the name "Little Wichita".  Probably due to Shell knob and Table Rock Lake being an easy drive from the Sunflower State.

Locals   know where someone is from by watching how they drive our Ozark hills and  curves.

June Market Report For Shell Knob
June sales were a big improvement this year over 2009, for the Shell Knob, Mo area, in fact they were doubled. The average sale price for the 10 homes sold was $258,425. This was $100,000 more than the previous June.

There are 13 more sales pending, but not closed yet.
Year to date, we have 33 closed sales on the books, which is a 57% improvement on last year's figures.
Average days on the market remained close with 82 days listed.

Sales volume and home prices took a big hit in Shell Knob on Table Rock Lake in 2009.  Not strongly affected by foreclosures and short sales, as many metropolitan areas have been, trickle-down economics is now in play.

What are your thoughts when you think of 'Transition Ownership'?
I heard this phrase recently and  thought it was rather strange- after all, aren't all properties that are for sale hoping to be in 'Transition Ownership'?  Wanting to be sold and going from a current owner to a new owner or buyer?  They sure are here in Shell Knob, Missouri.
On the other hand, when I checked Webster's, some of the synonyms gave me pause.  They included: Transport; Transplant; and Shifting - indiscernible.

TREND UNDER $300,000Home Sales struggle in SW Missouri this year. 
For the first five months of 2009 (January thru May) there was a 62% drop in sales from the same time period in 2008.  There have been 12 sales closed this year, compared to 32 sales the previous year.The average sale price 1/1/09 - 6/1/09 was $143,792.  This same time span in 2008 had an average of $162,684.  All sales were under $300,000.  The high sale was $275,000, with average days on the market at 113.

The Shell Knob Table Rock Lake market is still stagnant. April normally signals the start of our real estate season on Table Rock Lake. It will be interesting to see how we fare in this current Buyer's Market.

Only 2 homes were sold last month, which is a big drop from the 13 in the same month last year.

Average sale price actually went UP 12% in March to $172,500. Sales are down and prices go up? Go figure, as my kids would say.
 Days on the market for these solds were an average of 187 days.

I felt a little like Alice In Wonderland yesterday.  I have the PERFECT buyers  - the kind you dream of getting a  call from when you are on Floor Time.
They have no debt.  Both Mr. & Mrs are Federal employees - (read good income)  Have paid off the mortgage on their current home.   A-1 (guess that term dates me?) credit, a substantial down payment, and are pre-qualified by the lender they have dealt with for years.

Somehow I doubt that  pictures helped  to sell these homes

 This is how the pictures were shown in our    multiple listing.  I have to wonder if they were indicative of the way the agents handled the entire listing process.  May be a reason the homes didn't sell?

January was a good month for listing homes in the Shell Knob, Eagle Rock and Golden areas around Table Rock Lake.  There were 22 much welcomed new homes added to the inventory,  doubling what was listed in December.
Sales are normally slow in the off-season of lakeside properties, with January being the slowest.  That being said, there were still 7 homes closed and 6 lots.  Average sales price of these homes was $252,271.    There were 5 homes sold the previous month.
Activity would appear to be increasing as spring and lake life gets into the buying public's mind.
