When a California Notary Public is presented with a Power of Attorney form to notarize it rarely has the legally correct CA notary verbiage pre-printed on the form. The public seems to download Power of Attorney forms from the Internet or buys them at a stationary store and the wording that was added to our Acknowledgment certificate in 2008 (and continuing forward) is not on most Power of Attorney forms I notarize. CA added in 2008, the following verbiage for Acknowledgments: I certify under Penalty of Perjury under the laws of the State of California that the foregoing paragraph is true and correct. I am hearing over and over again from friends/business colleagues/students at my notary classes/etc that they personally know friends that are living in homes for 1-2 years without making a house payment and no one has been evicted. I don't think these are "Urban Legend Stories" because too many people actually know someone who is living in such a home situation. For instance my financial advisor said 6 of his clients in Riverside are doing this. What is the the reason(s) the lender hasn't foreclosed and taken over these properties? I am wondering if the lender can keep the home on it's (2 comments)
riverside ca mobile notary: Renewing CA Notaries Only

Yesterday I talked to the Calif. CPS (they administer the test for CA Notaries) and I was told that "renewing notaries" would probably not receive their commissions until 4 months after he/she take the test and pass. I really recommend renewing notaries take the test 6 months before their commission expires. At least half of the renewing notaries in my notary classes will have a 2-3 month period where their commission will be void. This time frame (4 months) might get worse (this is my opinion only).

I was teaching a loan signing course for www.notaryclasses.com yesterday in Anaheim CA and I had a tax accountant in the room and she told me the mileage rate for business mileage is updated every Jan 1st and July 1st and July 1,2010 the rate will be $0.55 per mile. After teaching for over 5 years students to pass the CA state Notary exam for http://www.notaryclasses.com I realize many CA Notaries do not understand the " CA Certification by Document Custodian form.What a CA Notary is notarizing is a Jurat form that a signer is going to swear that the attached copy of a certain document is a true and exact copy of the correct and complete original document.We (the notary) is not certifying that this is a true copy of something but the signer is swearing it is a true copy.Please email me if you would like me to send (0 comments)

Computer Problem My computer is running slow and a friend told me the computer tower is probably very dirty inside and needs to have the dust blown out. My computer is Microsoft XP and I haven't done anything with the computer for 4-5 years. Is there any truth to this cleaning or is my friend "pulling my leg?" This is one of these posts that might be on a subject that everyone knows about and I am just clueless. I did a google direction's search and when I clicked on the "B" location on the google map it provided a picture of the house I was doing the loan signing for. I printed the directions and the picture was included. It was great to see the actual house I needed to find! The picture was a little hazy but just looking at on the Internet helped me to find the house. It's so much easier to find homes when (4 comments)

Are you charged every time you activate the wireless Internet card or does the $50-60 per month give you unlimited access? I know Leon has done e-signings and I am wondering is the pay per signing in the $125- $200 range? How many borrowers accept their copies in a CD form? This city is south of Riverside CA and has approx. 15,000 population.I am not putting it down but it is in the middle of nowhere and darker than you can believe (no street lights.)It's been raining in So Calif and I got on a road that wasn't paved and got stuck for over 3 hours. I didn't see the condition of the road until it was too late and got stuck with no hopes of getting out without the help of AAA.The borrowers should have told me when I confirmed the appt. but they didn't.They did help me get pulled out (4 comments)
