market statistics: Olney Area Supply and Demand Chart April 2011 - 05/03/11 03:37 AM
Here is the Olney Area (Olney, Brookeville, Brinklow, Ashton, and Sandy Spring) supply and demand chart for April 2011.  The Green Bars represent the percentage of sold homes in the available inventory this month.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
Just like the Montgomery County numbers the absorption rates are a bit misleading.  Alot of the available inventory is short sale and foreclosure.  Many buyers can't and won't buy these properties.  Please feel free to contact one of our great agents for any market information www.realty-md.com

market statistics: Montgomery County Supply and Demand Charts April 2011 - 05/03/11 02:59 AM
Here is the Montgomery County, Maryland supply and demand chart for April 2011.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month
There is an interesting dynamic in the Montgomery County right now.  The absorption rate is falling which typically indicates a lack of buyer interest.  However, when we look at the available inventory, there is still a lot of short sales and foreclosures in numbers.  Most buyers CAN'T or WON'T buy a foreclosure and/or short sale (that is a 5 pg blog for another day).  So the available owner occupied, … (0 comments)

market statistics: Clarksburg Area Supply and Demand Chart March 2011 - 04/08/11 04:04 AM
Here is the Clarksburg Area supply and demand chart for March 2011.  The Green bars respresent the percentage of available homes that sold this month.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
Clarksburg's absorption rate for March 11 dropped significantly.  Good news is that this drop is attributed to a severe lack of resale inventory.  Consider this, there were less homes on the market at the end of March than there were at the end of December.  So if you are considering selling your home in Clarksburg, NOW is the time.   Demand … (0 comments)

market statistics: Clarksburg Area Supply and Demand Chart February 2011 - 03/10/11 02:40 AM
Here is the Clarksburg Area supply and demand chart for February 2011.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
Clarksburg's absorption rate for Feb 11 is inline with the Montgomery County numbers.  Since this report only looks at resale home, the new home numbers need some attention as well.  We are seeing the new home activity spike in recent weeks.
On February 19 and April 2 our New Home Info Center will be open from … (0 comments)

Just like the statistics for Montgomery County, the Olney numbers for February for the last 3 years looks almost identitical to the January numbers for the last 3 years.
Again I feel that the 2011 numbers will look very similar to last year.  As we recover (and the … (0 comments)

It was kind of funny to see the numbers for January 11 vs. Jan 10 vs. Jan 09 look almost identical to the February numbers for the same years.  Again I think 2011 is going to look very similar to 2010.  We will have some ups and down, but a steady market is a … (0 comments)

The absorption rate for Clarksburg returned to is slow and steady growth.  I believe that December 10 v. December 09 was an aberration.   Look for slightly improving to flat numbers for Clarksburg and the Metro DC are for 2011.  THIS IS A GOOD THING.  Too much change (good and bad) in a real estate market creates fear and uncertainty.

market statistics: Montgomery County Supply and Demand Charts November 2010 - 12/17/10 06:18 AM
Here is the Montgomery County, Maryland supply and demand chart for November 2010.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month
I still feel the Montgomery County market will be slow through the end of the year.  Come Feb 1, things we will see an upswing in activity.
In the Metro DC area the real estate market slows up a tad before a major election like 2010's.  Also the Bank of America foreclosure fiasco has … (0 comments)

Yikes!  That is a serious drop from 09 to 10.  There are reasons but this drop is a bit extreme.

In the Metro DC area the real estate market slows up a tad before a major election like 2010's.  Also the Bank of America foreclosure fiasco has created some media drama that was not good for any US industry.  Furthermore, the rest of the fourth quarter will probably lag behind last year because of the tax credits last … (0 comments)

Clarksburg bucks the trend...in a positive way!  Clarksburg is one of the few areas in Montgomery County that showed an increase in absorption rates from 2009 to 2010.
Absorption Rates:
October 2010  13.1% absorption rate
October 2009  8.7% absorption rate

This is a very general look at specific markets in Montgomery County, MD.  I was surprised to see the absorption rate drop in August 2010 from August 2009.  Some of the drop can be attributed to higher than normal absorption rates earlier in the year.  The 2010 absorption rates should be better or equal … (2 comments)

We had the same number of homes on the market (196) in Aug 2010 and Aug 2009.  However the number of sold homes in Aug 2010 was 40 and only 26 in Aug 2009.  This is a good trend for the Olney real estate market.

The absorption rate for Aug 2010 is equal to that of Aug 2009, and the actual number of sold homes is flat.  I really like to see higher absorption rates along with increased sales.
August and September are 2 of our slowest months in the Metro DC area.  We will have a spike in Oct-Dec.

We had a little bit of drop off in absorption rates from May 2010 (28%).  Montgomery County was at 25% for June 2010.  However, this is still a major improvement over June 2009.
Absorption Rates:
June 2010  19.8% absorption rate

June 2008  11.5% absorption
