Buzzuto is building a 79 unit Elderly and Memory Care facility.  Some of you may remember Sunrise Assisted Living came with a similar proposal about 3 years ago.  Since this facility is using the Sunrise plans, they did not need to go through the public feedback process again.  There is a similar facility proposed just north of the Fire Department on Rt. 97.  (you can see some of the details on my twitter account @joebuffington2)

Here is the Clarksburg Area supply and demand chart for April 2011.  The Green bars respresent the percentage of available homes that sold this month.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
The absorption rate went up significantly from March 11.  The available inventory may look high, but once you take out the short sales and foreclosures, the inventory is limited.  If you were ever considering selling your home, now is the time.
Absorption Rates: 
April 2011  13.4% absorption rate
April 2010  15.5% absorption rate
April 2009  8.7% absorption

There is an interesting dynamic in the Montgomery County right now.  The absorption rate is falling which typically indicates a lack of buyer interest.  However, when we look at the available inventory, there is still a lot of short sales and foreclosures in numbers.  Most buyers CAN'T or WON'T buy a foreclosure and/or short sale (that is a 5 pg blog for another day).  So the available owner occupied, … (0 comments)

We have seen a steady increase in the county absorption rate.  As new inventory comes on the market in the Spring, we tend to see absorption rates level off.  If the absorption rate increases in May, you know we are going to have a HOT Spring market.  Stay tuned

Clarksburg's absorption rate for March 11 dropped significantly.  Good news is that this drop is attributed to a severe lack of resale inventory.  Consider this, there were less homes on the market at the end of March than there were at the end of December.  So if you are considering selling your home in Clarksburg, NOW is the time.   Demand … (0 comments)

Clarksburg's absorption rate for Feb 11 is inline with the Montgomery County numbers.  Since this report only looks at resale home, the new home numbers need some attention as well.  We are seeing the new home activity spike in recent weeks.

The absorption rate for Clarksburg returned to is slow and steady growth.  I believe that December 10 v. December 09 was an aberration.   Look for slightly improving to flat numbers for Clarksburg and the Metro DC are for 2011.  THIS IS A GOOD THING.  Too much change (good and bad) in a real estate market creates fear and uncertainty.

I still feel the Montgomery County market will be slow through the end of the year.  Come Feb 1, things we will see an upswing in activity.
I anticipated a bigger increase in the absorption rate for Dec 2010.  However a county wide 18.5% absorption is healthy.

Compared to most of the county Clarksburg had a huge drop in absorption from 2009 to 2010.  Considering Nov 2010 absorpiont in Clarksburg was better than the rest of the county, this may have been a "leveling out" month.  Stay tuned to the early spring numbers.

December was a bounce back month as expected.  16.6% is a strong number for December.  This bodes well for a strong spring market.
