Here is the Clarksburg Area supply and demand chart for February 2011.  The Red lines are the active homes, blue under contract, and green are sold.  The absorption rate is determined by the number of homes on the market and the number of homes selling that month.
Clarksburg's absorption rate for Feb 11 is inline with the Montgomery County numbers.  Since this report only looks at resale home, the new home numbers need some attention as well.  We are seeing the new home activity spike in recent weeks.

Just like the statistics for Montgomery County, the Olney numbers for February for the last 3 years looks almost identitical to the January numbers for the last 3 years.

I still feel the Montgomery County market will be slow through the end of the year.  Come Feb 1, things we will see an upswing in activity.
I anticipated a bigger increase in the absorption rate for Dec 2010.  However a county wide 18.5% absorption is healthy.

Compared to most of the county Clarksburg had a huge drop in absorption from 2009 to 2010.  Considering Nov 2010 absorpiont in Clarksburg was better than the rest of the county, this may have been a "leveling out" month.  Stay tuned to the early spring numbers.

December was a bounce back month as expected.  16.6% is a strong number for December.  This bodes well for a strong spring market.

Yikes!  That is a serious drop from 09 to 10.  There are reasons but this drop is a bit extreme.

While many areas are seeing major drops in absorption 2010 v. 2009, Clarksburg held steady.  That is very encouraging.

Clarksburg bucks the trend...in a positive way!  Clarksburg is one of the few areas in Montgomery County that showed an increase in absorption rates from 2009 to 2010.

For the first time in a long time the absorption rate in 10 dropped below the 09 numbers.  Lets keep an eye of the market to see if this trend continues.

This is a very general look at specific markets in Montgomery County, MD.  I was surprised to see the absorption rate drop in August 2010 from August 2009.  Some of the drop can be attributed to higher than normal absorption rates earlier in the year.  The 2010 absorption rates should be better or equal … (2 comments)

We had the same number of homes on the market (196) in Aug 2010 and Aug 2009.  However the number of sold homes in Aug 2010 was 40 and only 26 in Aug 2009.  This is a good trend for the Olney real estate market.

The absorption rate for Aug 2010 is equal to that of Aug 2009, and the actual number of sold homes is flat.  I really like to see higher absorption rates along with increased sales.
August and September are 2 of our slowest months in the Metro DC area.  We will have a spike in Oct-Dec.

We had a little bit of drop off in absorption rates from May 2010 (28%).  Montgomery County was at 25% for June 2010.  However, this is still a major improvement over June 2009.
