I have created a Google Map showing the location of all Ocala area 55 plus communities. Eventuaaly I plan to put a link from the place marks to blog entries that will discribe each community.    The government is offering a tax credit of $8,000- to first time buyers here in Ocala Florida. If you have not owned a house in the past 3 years you probably qualify. The thing is that you must close on your new home by the end of this year. That means you have to get a house under contract by early November of this year. You need to start looking now!

So in a sellers market you sell your home fast and you get top dollar. So what, unless you're going to live in your car from now on you'll need to buy another house. In a sellers market you will pay top dollar and have a poor selection.
In a buyers market you will have to sell low or not at all. However you can then go off into a buyers market with a ton of inventory and get a steal of a deal.

   Yes now is the time to buy that Ocala retirement home even if you're not ready to retire. If you think about it we are near or at the bottom of the market. Interest rates are at historical lows. Thanks to our politicians higher interest rates are inevitable.   Think about it, as the expression goes. Interest rates are a historical lows. Oil prices dominate the evening news every night. Our economy revolves around oil and ever increasing oil prices are a cause of inflation. How does the goverment control inflation? Inflation is regulated by increasing interest rates.
  Consider this, if you're waiting for home prices to fall. What if interest rates go up? A rise in interest rates could easily wipe out any saving that you might get by trying to "time the market".

   It was 1981 and I was 26 years old and determined to buy my first house. I had to borrow the down payment and all I could afford was a handyman's special in West Groton Massachusetts. Interest rates on home loans were more like today's credit card rates. We were experiencing terrible inflation. The Iran hostage crisis was just getting over after watching a it on the news every night for over a year. Gasoline was over a dollar a gallon, god knows what that is in today's money.   As you may or may not know most of the roads in the Rolling Hills sub division, just west of Ocala , are either limerock or just dirt. Limeroch basically being a very hard packed dirt road.

 It may be hard to believe but Ocala does have an airport. The Ocala International Airport to be exact. Now we don't actually have major airlines. Scheduled air service was discontinued in the early 1980's after Eastern and Allegheny Commuter Airlines terminated their operations here in Ocala. With competing airports like Orlando and Tampa and to a lesser extent Gainesville, the likelihood of scheduled air carrier service returning to Ocala is unlikely.
 The Ocala airport is currently a general aviation facility, designed to accommodate air cargo and other large non-scheduled aviation activities such as private planes and corporate jets.

   We are still in a buyers market. There still too many vacant new homes that were bought by investors who intended to flip them and are now caught with houses they can't sell. There were 2018 vacant houses on the Ocala Marion County MLS as of April 30. The vacancy rate is a consistant 28%.

As I sit here writing my blog in my shorts and bare feet it's 86 degrees. Now that is unseasonably warm for this time of year but who cares.
