Golden Eagle Plantation has been reviewed on this site as much or more than any other Tallahassee neighborhood. It is a solid barometer for how upper end homes are doing in Tallahassee and with me living in the neighborhood, the information that I review is far more than just data. Also, I got my start in real estate selling lots in Golden Eagle Plantation in 1991.

Home sales in Golden Eagle, as this report will show, demonstrate the importance of having a neighborhood expert evaluating market activity. One large sale in Golden Eagle has skewed the averages so much that a computerized valuation would most likely mislead you into believing the market was behaving differently than it actually is.

Today we’ll take a look at the historic numbers of Golden Eagle Plantation in Tallahassee. This is a golf course neighborhood on the northeast side of Tallahassee that we review on a quarterly basis at the Tallahassee Real Estate Blog, and today is the day.
Much like the rest of the Tallahassee real estate market, Golden Eagle is finding a reduction in the number of homes selling now and prices are dropping. The following real estate graphs demonstrate how far sales have receded since the booming market in 2005.

Every so often I like to provide a market update for Golden Eagle Plantation in Tallahassee, Florida. In my previous Golden Eagle Housing Report, I reported that unit sales had dropped and that prices had dropped from their recent highs.
In this report, unfortunately, the news will parallel that of the previous reports. while unit sales are about the same, prices have continued to drop.

I haven't done a Golden Eagle Plantation update in quite a while, so I figured I would knock one out today. I pulled all of the active listings from the Tallahassee Board of Realtors Multiple Listing Service (MLS) and all of the sales data from the Leon County Tax Records for the period of April 1, 2007 through March 31, 2008.
Currently, Golden Eagle Plantation has an absorption rate of roughly 4 units per month. There are 53 homes for sale in Golden Eagle, therefore Golden Eagle Plantation has a supply of 14.1 months of homes.
