Home sales are clipping along again in Golden Eagle Plantation in NE Tallahassee.
This popular neighborhood was grossly over-supplied with homes over $500,000, but a strong 2013 chipped away a portion of the excess of houses on the market in this Tallahassee golf course community.
Through mid June, 2014, there has been 20 closed home sales in Golden Eagle Plantation in the Tallahassee MLS and the inventory still strongly favors homebuyers.

After a huge November and December to end the 2013 calendar year, home sales have finally slowed in Tallahassee's Golden Eagle.
This popular neighborhood was grossly over-supplied with homes over $500,000, but a strong "year end clearance" has chipped away some of the excess of houses on the market in this Tallahassee golf course community.
Through mid February, 2014, there has been only 1 closed home sale in Golden Eagle in the Tallahassee MLS. This is a very sluggish (but not completely unusual) start of the 2014 selling year.

Through August 2013, there have been 29 homes sold in Golden Eagle at an average price of $399,500 and an average value of $123 per square foot. With the average home size of 3,242 square feet, Golden Eagle represents the "high volume of the high end" communities in Tallahassee.

Home sales have slowed considerably in Eagles Ridge neighborhood, located inside of Golden Eagle Plantation.
In case you have never seen this usually popular NE Tallahassee neighborhood, it is situated just inside the Southern gate of Golden Eagle, and features homes near or on the Tom Fazio golf course.
In the past, it has been very popular with both retirees, as well as young professionals. I myself built a home in Eagles Ridge in 1995, but moved not long after as Michelle and I started to grow our family.

One large sale in Golden Eagle has skewed the averages so much that a computerized valuation would most likely mislead you into believing the market was behaving differently than it actually is.

I haven't done a Golden Eagle Plantation update in quite a while, so I figured I would knock one out today. I pulled all of the active listings from the Tallahassee Board of Realtors Multiple Listing Service (MLS) and all of the sales data from the Leon County Tax Records for the period of April 1, 2007 through March 31, 2008.
Currently, Golden Eagle Plantation has an absorption rate of roughly 4 units per month. There are 53 homes for sale in Golden Eagle, therefore Golden Eagle Plantation has a supply of 14.1 months of homes.
