home search tallahassee: 2 Reasons Your Search Requires More Information - 05/30/16 12:40 AM
Do you ever wonder why the best real estate search tools on the internet require you to give your name and contact information?
Well, it's primarily for these two reasons.

Serious Home Searches Are SavedPeople who are serious about finding a house in Tallahassee do not like having to re-enter their criteria each time they go online. Moreover, people who will be buying a house within the next few weeks like to be on top of the specific market for their desired house and want to know immediately when something new hits the market (or when somebody lowers their price and now is available … (4 comments)

home search tallahassee: Want To Find A Home? Find A Real Estate Blogger - 08/10/14 10:05 PM
In an effort to maintain the best property search tool for the Tallahassee real estate market, I scour the internet several times each month. I look at the newest websites, I read customer reviews, and I take the time to see how many of them work.
The results of my research leads me to believe that many homebuyers will continue to be frustrated. The majority of websites show houses that sold and closed already, while others feature homes that are not even for sale.
The reality of the internet is that it is nearly impossible for an uneducated consumer to discern between the great … (8 comments)

For all our readers who are getting ready to buy a home in Tallahassee, take the time for a quick market overview.
While this summary will give you an important understanding of the current price and value trends in Tallahassee, it is by no means a substitute for a highly trained real estate buyer's agent.
Take heed, working with an expert will save you money.

With 2014 being two weeks old already, I have found some surprises when looking at new listings in the Tallahassee MLS.
We monitor all of the houses for sale in Tallahassee, and with a rebounding housing market, we had anticipated higher asking prices and more sellers streaming into the market.
Today we reveal two real estate graphs that show everything is not going as expected thus far in 2014.
A Revealing Home Search
In previous articles, we have identified that there are thousands of homes remaining in the shadow inventory; home sellers who want to sell their home but for some … (22 comments)

If you are thinking about selling a home or buying a home sometime soon, a quick study of the current listings will give you an idea of the supply and demand that you will likely encounter.
Just recently, I was contacted by somebody planning to move to Tallahassee who wanted to know what she should do prior to her first meeting with our company, and I immediately recommended that she log into our property search tool to check out what she should expect to find among the great listings here in North Florida.
Knowledge of the inventory gives you an advantage in … (6 comments)

home search tallahassee: VIDEO: The Home Search Tool That Buyers Have Been Screaming For - 05/26/13 07:37 PM
Since the beginning of time, homebuyers needed a real estate agent for a proper home search.
If you really wanted to know about all the home listings in Tallahassee, you had to work with a seasoned real estate veteran to find everything available.
Even when the internet blossomed full of property search tools, in reality, it took a REALTOR to tell you which ones were really still for sale.
Until now.
Introducing A New Home Search Tool
The biggest frustration we have heard from homebuyers trying to do a home search on the internet is that every house they call on is either under contract or already so. … (2 comments)

Last month we announced the exciting changes being made to our real estate website, and the most exciting of all will be the enhancements to our property search tool.
Our current Property Search Tool is used by more than 800 people each day, making it the most popular way to find homes for sale in Tallahassee.
But we've been listening to feedback on how to make it better, and that is what we're doing!
A Better Property Search Tool There is an old adage that says
If it ain't broke, don't fix it!
But that's for people who are OK with … (2 comments)

home search tallahassee: Coming Home To Tallahassee - 01/18/10 11:40 PM
When the St. Joe Company decided to start its Southwood Development in Tallahassee, the company issued statements (press releases) that included various numbers of reasons why it felt Tallahassee would enjoy growth and prosperity in the future. Most importantly, it outlined the  target market for  people who would buy a home in Southwood.
One particular segment of this announced target market really caught my attention. The segment was “FSU Graduates wanting to retire and return to Tallahassee.” And not just retirees, but people who had spent their college years in Tallahassee and would love to live here permanently. My thinking at … (51 comments)

home search tallahassee: Shopping For Houses On The Internet - 01/13/10 11:43 PM
The market goes up, and the market goes down, but what do people moving to Tallahassee want to know? They want to know about houses in Tallahassee. They want to know about schools and they want to know about Tallahassee neighborhoods. They want to know about recreation and they want to know about shopping. But most of all, they want to know about the area and about Tallahassee houses.
I received a message from a client this morning who will be moving here shortly. Here is what she said:
My husband and I are relocating to Tallahassee. Our move date will … (0 comments)

home search tallahassee: Search For Homes Just Got Faster In Tallahassee - 12/21/09 11:35 PM
We are working feverishly to bring our new Tallahassee Real Estate Web Site live. With several thousand pages and even more internal links, it is no small project.
I am very excited about unveiling the site, so rather than wait until we are completed, I thought I would release a link to our temporary location so that our readers can play around with our new Tallahassee Property Search Tool. This tool is great because it is map based, it is fast, and there are some great “quick clicks” in the sidebar that allow the user to find homes fast.

home search tallahassee: Tallahassee Real Estate - High End Home Market - 10/24/07 04:27 AM
High End Homes In Tallahassee
Yesterday I reported on affordable housing in Tallahassee, so today I will cover the other end of the market. For this research, I included all areas of the Tallahassee Board of Realtors Multiple Listing Service (Leon, Jefferson, Gadsden, Franklin and Wakulla Counties).
The upper end of the Tallahassee Real Estate Market has definitely seen better times. The inventory levels are approaching three years at the highest end of the market. These numbers are certainly skewed by the fact that coastal properties are included in the totals. Homes priced from $500,000 to $600,000 have roughly 21 months … (53 comments)
