We posted our monthly report on supply and demand for homes in Tallahassee this past week.
The good news is that we saw the seasonal reduction in the available supply, and home sales did improve slightly in July when compared to July 2013.
But there still are far too many homes for sale in Tallahassee, and we need to see the demand side of the market begin to return to normal levels.

House sales in Tallahassee through June were up 4.3% over last year, and that is no minor victory.
During this same time last year, we reported house sales had grown 33% over 2012, the largest jump at the mid-year that I have reported in 23 years of monitoring the Tallahassee housing market. So the fact that we continued to grow this year without "giving some of it back" is excellent news for a real estate market in recovery.
But as good as the news appears to be, you might be surprised by the upside that remains in the market.

We use a year over year home sales report to compare a recent month against the same month last year.
It is a more effective way of looking at housing market performance. If Tallahassee saw more homes sold in March than in February, for example, but fewer than in March of last year, then we might be lulled into thinking that home sales were improving when in fact they were not.
The improvement might simply be because home sales do better in March. They say that knowledge is power, and both buyers and sellers can put some extra money in their pockets if they know how to use this information to their advantage.

Though it might be too early in the season for us to be concerned with the trend of homes entering the market in Tallahassee, we still closely monitor what is going on in the Tallahassee MLS.
Thus far in 2014, there have been about 5% fewer homes listed for sale in the Tallahassee MLS when compared to the same period in 2013, and for homes priced above $100,000, the average price is about 5% lower as well. But that is not the most disturbing trend.

Year over year home sales in the Tallahassee MLS improved by 12.7% in December after showing a 1% decline in November.
For those of you that missed the special report on year over year home sales, November was the first declining month posted in 16 months.

Yesterday's blog post identified a serious problem regarding demand in the housing market, so I thought I would follow-up with a silver-lining report which reveals Tallahassee house sales have risen 20% since the bottom of the housing market.
