housing report tallahassee: Existing Home Sales Report Through August - 09/15/14 08:43 PM
Every month the National Association of Realtors publishes an existing home sales report, showing the regions of the US and the activity occurring among resale homes.
We have produced a similar report for the Tallahassee real estate market, identifying the top neighborhoods in our market area based upon the number of existing home sales (meaning excluding all new construction home sales).
This report has intrinsic value to both buyers and sellers alike, as it will show you where the best values are being found in 2014 by the purchasers who have already made their decisions.

housing report tallahassee: The Reason That We Publish Housing Supply And Demand Reports Is ... - 08/19/14 10:13 PM
We posted our monthly report on supply and demand for homes in Tallahassee this past week.
The good news is that we saw the seasonal reduction in the available supply, and home sales did improve slightly in July when compared to July 2013.
But there still are far too many homes for sale in Tallahassee, and we need to see the demand side of the market begin to return to normal levels.

housing report tallahassee: Despite Some Bumps Along The Way, House Sales Faring Better - 08/11/14 10:58 PM
House sales in Tallahassee through June were up 4.3% over last year, and that is no minor victory.
During this same time last year, we reported house sales had grown 33% over 2012, the largest jump at the mid-year that I have reported in 23 years of monitoring the Tallahassee housing market. So the fact that we continued to grow this year without "giving some of it back" is excellent news for a real estate market in recovery.
But as good as the news appears to be, you might be surprised by the upside that remains in the market.

The first half of 2014 concluded just a few hours ago, so this will be a very timely Tallahassee real estate mid-year report.
No need to wait for a month or so when we have access to the Tallahassee MLS, right?
So take a look at the four key trends and what they are telling us at the half-way point in 2014.
4 Key Trends There are four key trends shown in the real estate graph below, and they help us understand what has happened and what we should expect for real estate in Tallahassee in the coming months and years.

housing report tallahassee: Why Online Information For Real Estate Is So Frustrating For Buyers - 07/06/14 10:06 PM
I received a note from a customer the other day about the real estate information that can be found online, and how frustrating it can be to find that a home for sale is really "not for sale."
I let her know that most online property search tools have data that can be so out of date that listings only get updated on a monthly basis. You might be very surprised to know what we find daily on the best known property search tools on the internet.
Knowing which tools to use (and when to use them) is actually part of a bigger issue for … (0 comments)

housing report tallahassee: Do You Utilize The Value Of Year Over Year Reports? - 05/02/14 10:50 PM
We use a year over year home sales report to compare a recent month against the same month last year.
It is a more effective way of looking at housing market performance. If Tallahassee saw more homes sold in March than in February, for example, but fewer than in March of last year, then we might be lulled into thinking that home sales were improving when in fact they were not.
The improvement might simply be because home sales do better in March. They say that knowledge is power, and both buyers and sellers can put some extra money in their pockets if they know how to use this information to their advantage.

housing report tallahassee: Home Inventory Slower To Market In 2014 - 02/19/14 05:51 AM
Though it might be too early in the season for us to be concerned with the trend of homes entering the market in Tallahassee, we still closely monitor what is going on in the Tallahassee MLS.
Thus far in 2014, there have been about 5% fewer homes listed for sale in the Tallahassee MLS when compared to the same period in 2013, and for homes priced above $100,000, the average price is about 5% lower as well. But that is not the most disturbing trend.

housing report tallahassee: Year Over Year Home Sales Report Shows Strengthening Market - 01/13/14 08:44 PM
Year over year home sales in the Tallahassee MLS improved by 12.7% in December after showing a 1% decline in November.
For those of you that missed the special report on year over year home sales, November was the first declining month posted in 16 months.
Considering our real estate recovery still has far to go, we know these measurements very important for tracking the trend of changes in the Tallahassee real estate market.

housing report tallahassee: Move Over Miami Vice, Your Day Has Passed - 10/21/13 11:14 PM
Home sales through September are the best on record since 2007.
In order to generate this report, we look to all single family detached home sales, condominium sales, and townhouse sales from January through September of each year.
Our housing report covers the past 22 years, from 1991 through 2013, and it contains a pleasant surprise beyond what the headline promises.

housing report tallahassee: Justed Released Video: How To Interpret Real Estate Charts And Graphs - 08/12/13 10:22 PM
Aristotle once said that "a soul never thinks without a picture," thus I am quite sure he would have relied upon charts and graphs to better understand the housing market of his day.
OK, maybe not, but he would if he were around today.
Our Tallahassee Real Estate Blog is known to sport its fair share of real estate charts and graphs, so today I have released a short video on "How To Read Real Estate Graphs." I hope you enjoy the video and I hope it makes the thousands of pictures on our site help your soul to think.

housing report tallahassee: Home Sales Up 28 Percent Over Last Year - 07/08/13 10:22 PM
Home sales are definitely on the rise and oh what a difference a year makes.
Currently we are seeing roughly 28% more Home sales every day in the Tallahassee real estate market compared to just one year ago, and the two real estate graphs in this report provide the context to see exactly how far we have come and yet have to go.

housing report tallahassee: Have You Considered A Mid Year Housing Forecast To Stir The Pot? - 06/14/13 12:09 AM
We normally do a comprehensive housing forecast each year in November or December, outlining what we expect to see in the coming years and why we have those expectations.
Contrary to what the National Association of REALTORs has provided, our analysis of the Tallahassee real estate market has been very accurate for the past six years. In fact, we seem to be tracking fairly close to our previously published home sales forecast for 2013.
But I think it's time to take a close look at where the future of the Tallahassee housing market is going to go, and the two big variables that determine just … (0 comments)

housing report tallahassee: Latest Housing Report Emphasizes Location * Location * Location - 04/30/13 11:17 PM
After many years of continual bad news, it seems that just about every recent Tallahassee housing report is filled to the brim with good news.
While is easy to see that any good news is reason to smile, it is important to keep a vigilant eye on what is being reported and to identify the market segments that are truly improving.
This Tallahassee real estate report will show the four areas of Tallahassee and identify the ONE that is making all the fuss (good news :))

housing report tallahassee: Don't Let Loose Use Of Terminology Impact Your Housing Reports - 01/30/13 10:22 PM
Yesterday's article Mixed Trends For Real Estate In Tallahassee (regarding conflicting reports from the MLS) generated some good feedback from readers that I believe warrants a continuation article.
The questions and comments all focused on the conclusion regarding the causation of the declining pending home sales in Tallahassee, even as the number of closed home sales in the Tallahassee MLS is rising from the market bottom.

housing report tallahassee: Zooming Out Provides Clarity To Home Sales Report - 11/26/12 08:55 PM
Yesterday's blog post identified a serious problem regarding demand in the housing market, so I thought I would follow-up with a silver-lining report which reveals Tallahassee house sales have risen 20% since the bottom of the housing market.
This is far from a housing market recovery, but rising 20% from the bottom is certainly a step in the right direction.
In the real estate graph above, we observe that Tallahassee house sales have risen 8% since this time last year, and a full 20% since August 2009 when we recorded a market bottom for the number of homes sold in Tallahassee … (0 comments)

housing report tallahassee: Why Must NAR Deceive With Pending Home Sales Reports? - 10/29/12 12:09 AM
As another month works its way to the end, I find myself drawn to the NAR to observe the next slight-of-hand trick that usually accompanies their Pending Home Sales Reports.
For those readers who have not followed our scrutiny of previous pending home sales reports, you might find my analysis a little a bit confusing. After all, I'm a REALTOR® and a member of the National Association of REALTORS, so why am I picking apart another one of their reports?

housing report tallahassee: Mark Twain Could Make Us Chuckle About Today's Real Estate Market - 09/26/12 10:33 PM
I was reading some quotes the other day that were made by Mark Twain a hundred years ago and realized that many of them would have been profoundly brilliant if uttered today about the state of the housing market.
Now I am no expert on literary history, but I believe that Mark Twain was best known for his wit and satirical views of the world around him. I have therefore absconded 8 of his quotes and applied them to how I believe he would have viewed the broken state of the real estate market.

housing report tallahassee: What's Happening In Your Metropolitan Statistical Area (MSA)? - 09/16/12 09:04 PM
There are signs of a slowly improving housing market in the Tallahassee MSA, but our region is still glutted with too many homes for sale in the Tallahassee MLS.
Normally, the Tallahassee Real Estate Blog focuses solely on the housing market in Tallahassee (Leon County), but every so often I like to expand it to our entire Tallahassee MSA.
Wikipedia defines an MSA this way:
A Metropolitan Statistical Area (MSA) is a geographical region with a relatively high population density at its core and close economic ties throughout the area. Such regions are not legally incorporated as a city or town … (4 comments)

housing report tallahassee: How To Use The Housing Turnover Rate To Beat Your Competition - 09/06/12 10:29 PM
If you are thinking about selling a home in the near future, make sure you determine the housing turnover rate for your neighborhood.
The housing turnover rate is simply the pace at which homes are selling for homes like yours, in your area, and often times this is referred to as the "liquidity" in the market.
So many homeowners allow a real estate agent to give them pricing guidance without first understanding the liquidity in the market, and that is a great way to join the ranks of other people who have failed to sell a home.

housing report tallahassee: Inman News To Study Declining Real Estate Supply - 09/05/12 10:39 PM
Recently, I was approached by Andrea Brambila, the Associate Editor of Inman News, about how we are dealing with declining real estate supply.
For those of you who have not heard of Inman News, they are a real estate reporting agency that monitors the US housing market. I have been identified by Inman (in the past) as their source for information on local housing and now the declining real estate supply in Tallahassee.
