Leon County year to date home sales rose in February versus 2009. This was the first rise since 2005, which comes to a market much in need of some positive movement.
In the real estate graph below, we see year-to-date sales of single family detached homes (in red) and condos/townhouses (in pink). The total home sales through February just nudged out 2009 by 6 units.

Every month, we see new housing reports that are issued first by the National Association of REALTORS®, then by the Florida Association of REALTORS®, and finally by any local REALTORS® who actually pay attention to market reporting.
The one thing all of these seem to have in common is a consistent “spin.” Somebody at the National Association of REALTORS® determines the best light in which to report the data, then we see a parroting affect all the way down the food chain until somebody locally can announce “now is the time to buy!”

I like to keep the Tallahassee Real Estate Blog focused primarily on the housing market in Tallahassee. Often times however, I will look at other aspects of the real estate industry and even different elements of the Tallahassee real estate market (such as population trends or land sales). We have seen the number of homes sold in Leon County Florida continue to decline for three straight years, and this year we will see the prices begin to fall as well. Unlike many other parts of the country, Leon County has seen home prices remain fairly stable, even though unit sales have dropped more than 50%.

I just updated my extensive database of home sales in Leon County, Florida that covers the time period of January 1991 through January 2009. This includes all Tallahassee home sales (single family detached homes, town homes and condominiums) in the Tallahassee real estate market. Not much to say when a picture’s worth a 1000 words.

The final Tallahassee Residential Real Estate Inventory Report for 2008 has been published and can be downloaded, as usual, from the Century 21 First Realty Web Site. This great monthly housing report allows one to see the current months of supply of homes by price range in the Tallahassee real estate market.
The report will show that total residential inventory continues to drop in the Tallahassee real estate market, but unfortunately, the number of home sales in Tallahassee is also dropping, leaving the relative inventory almost unchanged when measured in terms of “Months of Supply of Homes.”

Today is a very short post as I am crunching the market numbers that have come in for the month of September in the Tallahassee real estate market. Leon County's NE Quadrant Dominates The MLS
Sometimes a picture tells a thousand words. After preparing yesterday's blog in which I was startled to see a downward trend on units sold in Area 1 (Northeast Quadrant) of the Leon County Real Estate Market, I decided to take a look at all MLS activity and to create a picture of what we have been selling, and where.

Leon County sales trends
In an effort to find out what parts of the Tallahassee Real Estate Market are growing and changing, I downloaded all of the sales that are maintained in the Tallahassee Board of Realtors Multiple Listing Service (MLS). The existing database has sales that date back to August of 1999.
The following chart shows that volume of sales in Northeast Leon County, Northwest Leon County, Southeast Leon County, and Southwest Leon County. It really did not show me any surprises. Due to appreciation and growth, the linear trend of the volume in each quadrant of the county is rising.

Thus far, all of my articles have focused on the Leon County, Florida market area. This is the area that my business is focused on and I have much better information for the Tallahassee Real Estate Market than I do the surrounding counties.
