Home sales in Ox Bottom Manor had a break-out year in 2012, out-performing every recent year since 2005.
The real estate graph at the right shows that distressed home sales are up, with thirty percent of all Ox Bottom Manor home sales being short sales, foreclosures, or bank owned homes.
Nevertheless, the rise in home sales is good news for residents of Ox Bottom, as it has relieved some of the pent up supply that is accumulating.

Homeowners in Ox Bottom Manor are seeing a lower and slower housing market than what they are used to.
That is no big shock, but I do find it surprising that home sales in Ox Bottom Manor are even slower then many of the other NE Tallahassee neighborhoods.
Ox Bottom Manor has recorded fewer than 20 sales per year since 2008. As a very popular Northeast Tallahassee subdivision that was used to seeing more than 40 home sales per year prior to the boom of the housing market, a reduction in the home sales rate by more than 60% is not … (0 comments)

If you ever need to pull information from the Leon County Tax Assessors database of home sales for the different Ox Bottom Neighborhoods in Tallahassee, it can get a bit confusing. There are four “Ox Bottom” neighborhoods:

One of the most often discussed neighborhoods in our office and in conversations with buyers and sellers is Ox Bottom Manor in the Northeast quadrant of the Tallahassee real estate market. This popular Tallahassee neighborhood features homes which are typically 4 bedrooms and run on average between 2,000 and 3,000 square feet.
