The number of new purchase agreements for real estate in North Florida continues to grow.
In September, the number of new purchase agreements grew an amazing 39% over September in 2011, and it was 8th month where consecutive year over year gains were recorded. Additionally, it was the single largest gain in new purchase agreements since September 2005 (six years ago)!

What can I say, but it's that time of the month again, time for us to review the Pending Home Sales Report from the National Association of REALTORS®.
Historically, this housing report has been a measurement compiled by NAR and then used to proclaim the housing market "stronger than ever," but I suspect the public might be on to the cheer leading efforts of Dr. Yun.

The National Association of Realtors released its monthly Pending Home Sales Report, and it appears as if things are still going well (there seems to be a positive stream of reports now going back 15 straight years).
Lawrence Yun (pronounced Yawn by those of us who have tired of his reports that white-wash conditions in the real estate market) has produced yet another positive report on US home sales.

Every month, the National Association of REALTORS® publishes the Pending Home Sales Index which is a report of the total number of signed realestate contracts awaiting closing. If you have read any of my reviews of these reports, then you will understand why Dr. Lawrence Yun’s head is spinning in the image on the right.
As Chief SpinMaster (sometimes referred to as the Chief Economist) for NAR, Dr. Yun’s job is to extract data from the combined MLS systems across the country and tell us why “now is the time to buy!” Apparently, things are always good in NAR Land.

The pending home sales graph below shows the 365 day trend analysis of new contracts submitted to the Tallahassee MLS. By measuring new contracts, we get a feel for what is coming over the next few months. If you saw the most recent post on closed home sales, then this report will give you an idea of how it will shake out over the next two months.

Pending home sales appear to be rising from a new market bottom as we head into Christmas week 2010. This is very good news, as we cannot expect future home sales to rise if new sales contracts are on the decline.

The Pending Home Sales graph is featured in each Tallahassee Real Estate Newsletter, so this is just a brief update because we are very soon going to be witnessing a new market bottom.

Pending home sales fell with the expiration of the Homebuyer Tax Credit, just as we predicted, so I felt it would be interesting to see how the Tallahassee real estate market fared versus the rest of the national real estate market.
Today, RISMedia, a leader in real estate information systems, reported that pending home sales fell 30% nationally from April to May, and were down nearly 16% from the same time 1 year ago. Pending home sales measurements is our favorite way to predict future home sales so we look at the list of homes that are under contract and waiting for closing. These are what we refer to as “Pending Home Sales” and we can track them on a daily basis in the Tallahassee MLS.
The real estate graph below shows that after climbing up from what could very well be the absolute bottom of the housing market established in mid July and reaching just short of a two-year high, pending home sales are again falling in the Tallahassee real estate market.

The National Association of REALTORS® released its pending home sales report today.
Pending home sales rose in February, potentially signaling a second surge of home sales in response to the home buyer tax credit, according to the National Association of REALTORS®.
The Pending Home Sales Index, a forward-looking indicator based on contracts signed in February, rose 8.2 percent to 97.6 from a downwardly revised 90.2 in January, and remains 17.3 percent above February 2009 when it was 83.2. The data reflects contracts and not closings, which usually occur with a lag time of one or two months.

Pending home sales have stabilized in the Tallahassee real estate market. The 365 day trend of pending home sales is monitored daily by the best real estate agents in the Tallahassee housing market as a barometer of current and future market movements.
In the real estate graph below, we can see both the fall of pending home sales (reaching a market bottom in mid July of 2009) as well as the rise from the bottom of the housing market. We may have hit a plateau a few weeks ago, but time will tell.
