I am happy to bring another positive Piney Z house sales report to the Tallahassee Real Estate Blog.
For so many years, our reports on this popular NE Tallahassee neighborhood showed declining home sales (even as others started to turn), so I am happy to show proof positive that Piney Z in Tallahassee is on the mend.
Thus far in 2013, there have been 38 house sales in Piney Z with an average price of $217K, an average value of $107 per square foot, and an average size of 1,920 square feet.

Northeast Tallahassee has many popular neighborhoods, and today we feature Piney Z that has homes with prices just a bit higher than Tallahassee's median home sales price.
Currently, there are 20 homes for sale in Piney Z, and they range in price from $155,000 to $325,000.
Piney Z home sales have been recovering nicely over the past year or so, and it is why this subdivision can usually be found among the top five or ten most active neighborhoods in Tallahassee.

Piney Z home sales are finally starting to pick up, having seen the number of homes sold decline for 9 straight years!
2012 recorded 26 Piney Z home sales in the Tallahassee MLS, and 10 have already closed through March of 2013.
The real estate graph above shows that distressed home sales have been plentiful, but far below the Tallahassee average.
Currently there are 17 homes for sale in Piney Z, and 2013 looks like another upwardly trending year.

Home sales in Piney Z are showing a trend that I do not think has been identified anywhere else in the Tallahassee real estate market.
Though I continue to study and review each of the major neighborhoods in Tallahassee, it is rare that I find one performing completely different than the others.
But Piney Z has actually seen fewer home sales every single year (when compared to the previous year) and this trend started in 2004.
Most Tallahassee neighborhoods are seeing the number of sales fluctuate some, and down about 45 to 50 percent since the peak, but not Piney Z.

Piney Z home sales were down significantly in 2011, and a new "low" was hit with only 28 homes sold in 2011, down 10% from 2010. This means we have seen 8 straight declining years, something that I have not seen often from the rest of the Tallahassee real estate market.
Typically, when we see unit sales decline faster than the rest of the market, we are experiencing a Tallahassee neighborhood where home owners are “holding on” trying to find higher prices. Home sales in Piney Z have been on a steady decline since 2003, and 2011 appears poised to set another new market bottom for unit sales. There have only been 22 closed home sales through late October, and without a huge surge it is highly unlikely that 2011 will surpass the previous bottom of 31 homes sold in 2010.
This is clearly the case of home owners “holding on” trying to find higher prices. I suspect we will start to see homeowners begin to be overcome by the market momentum next year and home values could decline at a rapid rate. … (0 comments)
