real estate: Focus On The Bottom Line Of The Counter-Offer - 05/24/13 12:17 AM
I was talking with an agent yesterday about a counter-offer he received, and he was scratching his head wondering what the home seller was thinking.
Now I've seen this sort of thing for more than 20 years in the Tallahassee real estate market, but I still lack the words to explain to an agent why somebody would make such a tactical blunder when selling a home.
If you are want to sell a home and get top dollar, you should really focus on the bottom line when you counter a real estate offer.
Bottom Line On The Counter-Offer
The issue we dealt with yesterday, and an … (22 comments)

real estate: What Will You Say 20 Years From Now About Today's Condominium Sales? - 05/10/13 12:06 AM
Everybody loves a sale, so why not a Tallahassee condominium sale featuring some of the best buys on downtown condominium units that we might ever see?
The "attached" housing market is beginning to recover nicely, and since the market bottom is likely behind us for good, homebuyers should be scouring the market for some great deals.
Tallahassee Condominium Sale Includes Townhomes
For the purpose of our Tallahassee condos sale, I have to include townhouses as well, even though there are differences between the ownership of these two types of properties.
For the sake of simplicity though, our Tallahassee condominium sale is really … (4 comments)

real estate: Evolve Or Die In The Changing Real Estate Brokerage Business - 04/30/11 02:33 AM
When I speak with real estate brokers about the transition from a brick and mortar business model to one that embraces interaction on the internet, it is not uncommon to see dread and trepidation on the faces of those who must lead their companies through the changes. But when I talk with many of the top real estate agents and staff of these very same companies, I see excitement and a basic understanding of this natural evolutionary cycle in the business delivery systems.
I cannot remember the last time that I received a negative response when I asked somebody if they … (10 comments)

real estate: The 3 Key Homebuyer Stages In Internet Marketing - 03/23/11 02:01 AM
The role of internet marketing in real estate has grown profoundly over the past few years. In an industry that once used print media as its primary form of delivering the marketing message, there is now an urgent need to have transitioned to the internet in order to reach today's homebuyer. So what does a real estate company do to get the message out to today's real estate consumer?
First of all, we have to understand the process that our customers utilize when it comes to selling a home in Tallahassee or buying a home. A recent study by the National … (10 comments)

real estate: Homebuyers Favored In Supply And Demand Imbalance - 03/07/11 11:15 PM
The real estate market in Tallahassee is heating up, as the annual seasonal buyers are making their trek to view (and purchase) homes over the next six months. If you are currently in the market to buy a home or sell a home in Tallahassee, then you should understand the current real estate supply and demand dynamic.
Real Estate Supply And Demand Inventory continues to fall in the Tallahassee MLS, with the total number of listings down about 20% since the peak at the beginning of 2008. The graph below was compiled with data from the multiple listing service, going back … (3 comments)

real estate: How To Use Twitter For Business Purposes - 03/03/11 04:07 AM
Well I am back from the CARTUS Broker Network International Conference that was held in Phoenix, Arizona this week, and guess what I have not done? I haven’t gone on my real estate profile on Twitter and announced to the world that “I’m back in Tallahassee.” With roughly 154,000 followers on Twitter now, I suspect nobody would really care. Or would they?
I wrote a blog post on Twitter and Real Estate a little over a year ago (I had 2,100 followers) and tried to explain the value of Twitter as best as I could from my inexperienced vantage point. I … (14 comments)

real estate: US News and World Report Shows Home Values Plunge 91.48% - 02/28/11 12:07 AM
Home Values Plunged 91.48% … or that is what you might believe if you were unfortunate enough to trust the journalism standards of Yahoo! Finance. In what can only be described as gross negligence, Yahoo! published an article from US News and World Report on what it felt was the top 10 bargain retirement spots in the US.
According to this work of fiction, Tallahassee is the 2nd best city for retirees to buy a home because our home values dropped “91.48%”  between 2009 and 2010. In her story from 2/22/2011, Emily Brandon states
Housing prices are declining fastest in Portland, … (49 comments)

real estate: Keep A Watchful Eye On Failure Rates For Home Sellers - 01/28/11 06:49 PM
One statistic that we have been maintaining at The Market Bulletin is a measurement that we refer to as the “Sales Success Rate.”  Recently, the one-year trend has dropped from a two-year high, after returning from a low of 30% reached in June of 2009.
By dividing the total number of closed sales by the total number of new listings, over a specific time period, we can show a trend that gives a hint at how many homes (as a percentage of the total) are actually selling.

Conversely, we can measure the home sales failure rate as the total number … (4 comments)

real estate: Promotion Cannot Be An Afterthought In Home Sales - 01/13/11 12:17 AM
Today's post was inspired by a reader comment on a post written nearly one year ago titled 3 Keys To Selling A Home In 2010. Of course, to sell a home in 2011, the advice still holds true as we saw it validated through all of last year. Last year's post went into great detail addressing promotion of a home with three key concepts:
Think like a buyer Promotion - Be visible where buyers are shopping Follow the market Yesterday, reader "Richard S." read the post and commented:
Interesting article, but as someone with a house for sale, I … (2 comments)

real estate: Final 2010 Housing Report - 12/31/10 01:48 AM
December 31, 2010 – Today seems to be the right day to publish the final 2010 Housing Market Update. Our data is current and our real estate graphs are prepared, so let’s take a last look at the 2010 state of the Tallahassee housing market.
Pending home sales are in a positive trend. While the current numbers are very low, a positive trend is GREAT NEWS. Everything that we have been seeing since the end of the Homebuyers Tax Credit (up to now) had been indicating a very poor 2011, but our market might be growing some legs right now.
Pending … (2 comments)

real estate: Tallahassee Homes For Sale Show Distress - 12/21/10 02:10 AM
Everybody knows that we have a lot of homes for sale in Tallahassee, but we do not often go into great detail about what is on the market. Today’s blog post will show a simple break-down of the offerings in the Tallahassee housing market.
One of the first questions people ask when they start the process of buying a home, they want to know about distressed homes for sale in Tallahassee. They want to know about bank owned properties, foreclosures, short sales, and any homes that offer seller financing of some sort. They want to know about homes that offer lease … (0 comments)

real estate: Home Sales Trends In Killearn Lakes Unit 3 - 12/06/10 12:31 AM
Killearn Lakes 3 home sales are closing at rates far lower than they were during the height of the Tallahassee housing market, and it appears that this popular Northeast Tallahassee neighborhood has got more to give back to the market. The real estate graph below shows declining short, medium and long term trends in KLP3 home values.

In the graph above, the gold points show the average value of Killearn Lakes 3 homes sold each month, while the colored lines show the average values over time. The short term trend is dropping rapidly (down over 30% since the peak of … (2 comments)

real estate: Better Real Estate News - 09/20/10 02:15 AM

Ninety weeks after we started reporting real estate news with the Tallahassee Real Estate Newsletter, we are instituting a change in our publication schedule in order to improve upon our timely reporting service. As advocates of the “if it ain’t broken … break it!” school of change, we felt that we had more to offer.
In the past, the Tallahassee Real Estate Newsletter was published every third Monday and it contained charts, graphs, and analysis of the Tallahassee real estate market, as well as an update on important real estate news. When readers had questions, they were most often addressed … (0 comments)

real estate: 4 Great Real Estate Trend Graphs - 09/13/10 02:08 AM
Maintaining solid real estate trend analysis allows us to have a great understanding of where the housing market will head in the near future. Too often, we see the real estate lobby or the national media report on housing market changes from one month to another, with no regard to normal seasonal fluctuations that usually occur each and every year. We see reports of recovery that are skewed, mostly due to the ignorance (or the bias) of the reporting entity.
I like to use historic data and follow a real estate trend analysis that considers year over year changes as significant … (2 comments)

real estate: New Inventory Report Send Chills Through The Housing Market - 09/07/10 11:33 PM
We have faced many struggles in the Tallahassee real estate market over the past few years, but I suspect we might be heading into the worst of it right now. All of the housing reports that we monitor to give us a picture of current trends are negative, with most of our models predicting another downward move in the market for the foreseeable future.
As I always like to point out when bringing negative news, I am entirely bullish on the long term of Tallahassee real estate. We are (and will be) trading below cost in the housing market, due to … (5 comments)

real estate: Will 62% Of Home Sellers Laugh At This Video? - 08/23/10 12:04 AM
I think it is safe to say that actions speak louder than words, and when we look at how most home sellers hire a real estate agent, the words they have been screaming with their actions for many, many years sounds like “I don’t care!“
I know that home sellers really do care, but it is time for them to wake up and realize that the real estate agent (and more importantly, the real estate company) that they select to market their home for sale is an incredibly critical decision.
Back in April, I wrote a blog which explored a recent … (48 comments)

real estate: Real Estate Graphs Galore - 08/12/10 01:52 AM
This is part three in the Mother of All Real Estate Reports series featuring charts, graphs and analysis of the Tallahassee real estate market for August of 2010. If you want to review the previous posts, the first blog of real estate graphs can be found here, while the second housing blog is here. Most readers with a strong interest in the real estate market should appreciate this series, as there are many pictures and very few words .

real estate: The Mother Of All Real Estate Reports-II - 08/10/10 01:53 AM
I learned a long time ago that a picture is worth 1,000 words, so today’s “Mother of All Real Estate Reports v. II” will be mostly graphical in nature. For detailed analysis of individual graphs, you are welcome to visit the Tallahassee Housing Report for an in-depth and current study of the Tallahassee real estate market.
Yesterday’s real estate report on Pending Home Sales in Tallahassee showed that the market is in a significant decline since the end of the Homebuyer Tax Credit, but we have so many more graphs of the market that can show us how things are compared … (8 comments)

real estate: Real Estate Supply And Demand: The Truth Is Coming Out - 08/06/10 02:11 AM

It seems that the lobbyists of the National Association of REALTORS and the National Association of Home Builders are losing control of their spin doctors and housing reports are starting to reflect the reality that we have been reporting in Tallahassee. We have been reporting a gross disparity between supply and demand in real estate for more than 3 years, and I suspect other markets are going to start to realize that they are truly in the same position.
Recently, Altos Research produced a documented article and webinar entitled The US Housing Market: It’s worse than you think, and it … (8 comments)

real estate: Real Estate Versus Automobiles * Which One Wins Lately? - 08/03/10 12:19 AM

I received an thought provoking email yesterday from Tallahassee Realtor Jay Novak. The message made me wonder if there was a current real estate relativity index, which might reflect long-term values of common assets when compared to real estate. For example, how has a 2000 Rolls-Royce Corniche Convertible fared financially when compared to a home in the Tallahassee real estate market?
When the 2000 Rolls-Royce Corniche Convertible hit the market, only 374 were built and they sold for $359,900. Nowadays, you can find them selling for merely 1/3rd of that on Ebay, with a recent listing for one with only … (4 comments)
