real estate market: What Einstein Might Say About Today's Housing Market - 12/10/12 09:21 PM
There are numerous quotes from Einstein that have application in today's real estate market, you just have to be smart enough to understand them :).
Recognized as one of the smartest humans ever, Einstein was often quoted on matters beyond his E=MC2 equation.
I believe that the health of today's real estate market is not nearly as warm and wonderful as many are reporting, so today we'll take a look at how some of my favorite Einstein quotes apply to the real estate market going into 2013.

real estate market: A Closer Scrutiny Of The Tampa Housing Market Shows A Divide By Price Range - 10/23/11 07:30 AM
Our in-depth study of the Tampa housing market has led me to pursue a more thorough understanding of “why” the Tampa real estate market appears to be rebounding faster than the rest of the State of Florida. Today’s two real estate graphs shed some light on the two faces of the Tampa real estate market.
Home sales in Tampa have been returning to levels seen before the boom of the housing market 8 years ago. When we perform a price range analysis, we see which zones are most active now and contrast them with what we observed as far back as … (2 comments)

real estate market: The Gravity Of The Underwater Home Situation Is Growing - 06/13/11 01:01 AM
Are you under water in your house? You might be surprised at just how many homes in Tallahassee have larger debt loads than their value. This topic came up in a comment made by a reader last week, so I thought it was worth further exploration.
When we say that a house is under water, all this means is that the owner owes more money on the house than could be gained through a sale. So just how do we estimate the number of underwater homes in Tallahassee?
Last week, a regular contributor “Patrick” commented:
I’ve been watching your recent charts … (40 comments)

real estate market: What Came First? The Chicken Or The Egg (In Real Estate) - 05/31/11 01:54 AM
The Tallahassee housing market is undergoing the greatest change that I have seen in my twenty plus years as a real estate agent in Tallahassee. Values are declining and buyer activity is declining, leaving the real estate market in a state of uncertainty. As with much of the rest of the US housing markets, Tallahassee has a “chicken or the egg” problem.
Those of us who have a great interest in the state of the housing market are faced with something similar to the age-old question of what came first, the chicken or the egg. In real estate, the question is … (2 comments)

real estate market: How To Apply Liquidity To Home Pricing - 04/25/11 02:36 AM

When pricing a home to be sold, it is imperative that you analyze and recognize the importance of liquidity in your housing market. After all, home values are dropping in most US markets and the traditional method of price and wait is no longer working for those homeowners who must sell their homes.
Investopedia defines liquidity as the degree to which an asset or security can be bought or sold in the market without affecting the asset’s price. Liquidity is characterized by a high level of trading activity. Assets that can by easily bought or sold, are known as liquid … (2 comments)

real estate market: Surprising Gains In The Year Over Year Home Sales Report - 04/13/11 02:36 AM
For the third consecutive month, year over year home sales grew in the Tallahassee real estate market. This type of measurement compares a current month with its counterpart from a year ago, so the updated housing report shows that March 2011 saw 16% more sales than March 2010. Considering that at this time last year we were in the end-run of the Homebuyer Tax Credit, this news is very surprising. It means the housing market is doing better without the Tax Credit than it was with the credit.
The information that was used to create the real estate graph below is … (2 comments)

Home sales in Tallahassee are heating up, and if you are wondering what your money buys you, today's real estate graph is going to break it down by home size and value. Most of the real estate reports that we receive (provide) have so much detail, so this post will provide a simple view of what you can get for your money in the Tallahassee real estate market.

In the real estate graph above, the green lines measure average home prices by price range, while the red line measures average value, displayed as price per square foot for homes sold … (2 comments)

real estate market: Why You Should Study Real Estate History - 02/08/11 12:51 AM

In case you did not notice, we posted the February Housing Report yesterday on our Market Reports Blog. Every month we perform a tediously detailed analysis of supply and demand, by area and price range, and have created a real estate history that helps us with our projections. The resulting one page summary can be downloaded and is a great portable tool to help both homebuyers and sellers alike. Today, I want to continue the analysis by contrasting our current trends and recent real estate history in Tallahassee with recent reports of our local housing market strength. Often times, national … (6 comments)

People who want to sell a home in Tallahassee have way too much competition, and many people who want to buy a home have to sell their home first. But there is a small group of people who are in an unencumbered position to buy a home, and these 5 tips will serve them well in a bad housing market.

real estate market: Bullish On Real Estate (Long Term) - 08/30/10 08:42 AM

Some of the loudest voices in the investment markets are calling for the real beginning to the housing recovery to start next year. Others are saying the problems will be around for many years to come.
I say the answer is right in front of us and can be measured at any time, thus the talking heads really do not need to theorize.
Bullish On Real Estate (Long Term) Anybody who has followed the Tallahassee Real Estate Blog or the Tallahassee Real Estate Newsletter over the past few years will know that we have a glut of homes for sale … (0 comments)

real estate market: Will The Mortgage Industry Save Us (and Themselves)? - 08/09/10 03:21 AM

Every day it becomes more and more clear that the housing market will not be able to recover without a transitional plan from the home mortgage industry. All of those dollars spent to stimulate the market will go to waste if we do not fix the underlying problem that has halted demand for residential real estate.
Just a reminder: The latest edition of our free newsletter was published and emailed today. If you would like to be on the mailing list for the next publication, just follow this link for the Tallahassee Real Estate Newsletter.

real estate market: A Sure-Fire Fix For The Housing Market - 04/30/10 02:16 AM

Today marks the end of the Homebuyer Tax Credit for people who still want to take advantage of the stimulus money that the government felt would cure a wounded housing market. Nobody can argue that the stimulus did not stimulate, but it certainly did not fix the heart of the problem. It seems as if we need to get a few “numbers people” involved in this solution.
Housing Market Needs To Stimulate Move Up Home Buyers For the sake of simplicity in this article, we will break potential buyers into two distinct groups. First time homebuyers (they do not currently … (0 comments)

real estate market: Why It Is Always A Sellers' Market - 04/29/10 10:59 PM

It is always a sellers’ market in real estate, and it is important to know this whether you are buying or selling real estate. This is a fact that is often missed by people who want to buy a home, as well as by sellers who want to sell a home.
If you have been paying attention to the housing market at all, then you know there is a nationwide glut of homes for sale. Both the National Association of Homebuilders and the National Association of REALTORS like to gloss over this fact, but the truth is we over-built in … (1 comments)

real estate market: The Real Estate "X" Files - 03/31/10 02:22 AM
A real estate blogger has so many topics that are available and germane to the central theme of the blog. I think it must be a whole lot easier to write a real estate blog than some others where topics tend to be more narrow in scope. Sometimes though, I like to review the recent topics and reach out to readers to see if any “older” discussion points need to be revisited.
The Tallahassee real estate blog is focused on anything that relates to real estate, with a focus on the Tallahassee housing market. Most of what we write here falls … (2 comments)

real estate market: The 7 Graphs Of Tallahassee Real Estate - 07/01/09 12:24 AM
The year is half-way over and we’ve been tracking the market activity on a near-daily basis over at The Market Bulletin. With the summer buying season well on the way, the market is starting to see activity from buyers who are taking advantage of the First Time Homebuyer Tax Credit. We know this because are seeing sales increase in the price ranges most often purchased by First Time Homebuyers. Unfortunately, the rest of the market is not seeing a whole lot of vitality. Homes that are aggressively positioned in the market are doing quite well (we have one home that had … (0 comments)
