When I attempt to put a time frame on the real estate market recovery, I start by looking at real estate supply and demand numbers for the entire country.
It is obvious to me that the supply of homes for sale still far outweighs the current rate of demand, yet when I read most of the marketing and blogs produced by real estate agents, the message seems to be that "the worst is now behind us and we are well into the heart of a real estate market recovery."

The race to see if 2011 ends up being the worst year on record in the Tallahassee real estate market is too close to call, even after we review the results of the October Year To Date Home Sales Report. Currently, there have been 12 more homes sold this year than at the same time last year, and 19 fewer than in 2009.

The real estate market in Tallahassee has bottomed again, hitting a level below our August 2009 “Floor” that we had hoped was left far behind. Though plenty of anecdotal evidence has been around for months, the newly released October Housing Report has everything graphically presented to show that 2010 is now the worst year on record in real estate in Tallahassee, Florida.
Yesterday’s supply and demand graph for real estate in Tallahassee showed that our supply levels are again growing, and that we have many years worth of supply to work through. But today’s report also shows the slowing of sales.

By tracking closings in the Tallahassee MLS on a daily basis, we can normally spot trends just as they are beginning to happen.

When we look at the graph above, we can see a recent spike in the number of daily closed home sales in Leon County. There is much speculation that the Homebuyer Tax Credit is helping boost sales, and we will have to see what happens when that opportunity goes away (buyers must be under contract no later than April 30, 2010 and closed no later than June 30, 2010 in order to qualify for the credit).

How often do we see reports about the housing market that seem to show that things are improving, only to find another report that seems to completely contradict the first? And how about when two reports “hit the headlines” at the same time, and seem to be covering the exact same issue, yet conclude with different findings?
The key to understanding what appears to be contradictory housing reports is to first study the source of the report, and then the source of the information from which the report was based.

real estate market report: 33 Consecutive Declining Months In Tallahassee Home Sales - 04/19/09 01:12 AM
The new data has arrived for the month of March and it appears that we have posted our 33rd consecutive month of declining home sales (when measured year over year). What this means is the March of 2009 was worse than March 2008 (and February 2009 was worse than February 2008, etc.) going all the way back to June 2006.
March sales dropped 21% compared to March of last year, and year-to-date home sales in Tallahassee have fallen 35% when compared to the first quarter of last year. I’m hoping that we are rapidly approaching the bottom of this housing market, … (6 comments)

The Tallahassee Real Estate Market Report for the Month of November, 2008 has been posted. Each of the 18 colorful real estate graphs has been updated to reflect the November closings and as reported yesterday, we saw continued declines in the year over year results for the Tallahassee housing market.
November home sales were down 28% from the previous year, which is pretty much what we have seen each month this year. I suspect that we will see a break-out sometime next year, as the monthly targets will be very low from this year. There are plenty of good reports … (0 comments)
