realty: Current Housing Inventory Works With Old Demand - 02/21/09 03:22 AM
I was curious about how the current supply of homes for sale in Tallahassee would appear against demand for the past. If you follow the information on the Tallahassee Real Estate Blog, then you know that the current supply of homes in Tallahassee is a little over 12 months worth at current demand levels.
But graphing current supply against previous demand levels show that we are very near “normal” supply (Click Picture To Enlarge).

He said that he advises his students to purchase and sell real estate as soon as they can afford the venture. Why? I assumed he would give me the same reasons that people are always told to invest in real estate: don’t throw your money away with rent, tax credits, long-term investment opportunities, paint rooms the color you choose, etc. No, this long-term real estate investor pointed to agent weaknesses.

The Southwood Subdivision is the most active neighborhood in Tallahassee in terms of number of homes sold each year (according to the Tallahassee Board of REALTORs Multiple Listing Service (MLS)), so I like to look at it from time to time. So this morning I figured it was time.
Paralleling the rest of the Tallahassee housing market, Southwood is seeing reduced unit sales and dropping prices. As I was working on the monthly Tallahassee Real Estate Market Reports this weekend, the information reminded me of time back in the Army when I made the mistake of “volunteering” for the Brigade Boxing Smoker. I figured “what the heck,” and signed up to fight in the heavy weight division.
