If I were to try to ruin the housing market, I wouldn't need to do too much.
The fastest and easiest method would be to immediately raise mortgage interest rates back to historical norms, as it would push more buyers out the market and bring values down to levels that would set consumer confidence back ten years.

By closely monitoring the short term housing inventory trends in the Tallahassee housing market, we see evidence that the number of homes for sale has started to grow again, as home sellers begin to enter the spring selling season.
What this means is that over the past 30 days, more homes have entered the market than have departed. Real estate inventory levels have risen. The short term inventory trends help identify current seasonal changes, if any.
The graph above shows new inventory in red, departing (homes that sold, expired, canceled, etc.) in green, and the difference is shown in yellow.

Yesterday, I received a great comment by a Destin, FL REALTOR® who pointed out that the shadow inventory of homes has many more components than just the defaulted mortgage pool. His example was of homes in a new neighborhood, developed in 2005, where all of the home owners are now upside-down on their mortgages.
As he explained in his comment on the Tallahassee real estate blog, Jim noted
Until that whole neighborhood turns over, it is going to have downward pricing pressure. We are talking about hundred of homes within a small radius.

The data is in for the July housing reports in the Tallahassee real estate market. Even though I am still in New York City, I am able to download the data and I brought my spreadsheets with me. Of course, the first thing that I did after I recorded the data for the month of July was look to the Year over Year Housing Report to see how we did.

Somebody recently asked me if any size of home was selling better than the rest. For example, are smaller size homes doing fine in this market, and only the larger ones are recording real estate depreciation? She felt as if homes in her Tallahassee subdivision were being listed for sale, yet none were selling, and she thought that it was perhaps due to the abundance of supply of homes of that size.

The Army Football Letterwinners Club Reunion is this weekend and my annual trek back to West Point begins today. My “great” golf team has won the tournament 6 out of the last 9 years, and we are heading back up there to take the trophy back from last year’s winners. tallahassee housing: 33 Consecutive Declining Months In Tallahassee Home Sales - 04/19/09 01:12 AM
The new data has arrived for the month of March and it appears that we have posted our 33rd consecutive month of declining home sales (when measured year over year). What this means is the March of 2009 was worse than March 2008 (and February 2009 was worse than February 2008, etc.) going all the way back to June 2006.
March sales dropped 21% compared to March of last year, and year-to-date home sales in Tallahassee have fallen 35% when compared to the first quarter of last year. I’m hoping that we are rapidly approaching the bottom of this housing market, … (6 comments)
