It’s hard to believe that June is behind us and it’s already time for the Tallahassee Mid Year Housing Report, but the half-way point has been reached.
Based upon our normal seasonality statistics, the Tallahassee Mid Year Housing Report (sales from January through June of each year) usually represent 50.2% of the home sales for the year.

Every single neighborhood in Tallahassee has seen home values decline, but none will weather this tough housing market better than the Bettons (IMHO).
I have written reports on the Bettons (Betton Brook, Betton Estates, Betton Hill, Betton Hills, Betton Oaks, Betton Place, and Betton Woods) for many years, as these neighborhoods are not prone to some of the problems that newer subdivisions in Tallahassee must endure.

Tallahassee Home Values have declined by roughly 33% across the entire market coverage area, but we are seeing the rate of decline slow over the past six months. While I am not certain that this is anything more than a seasonal fluctuation, I’ll take it as some moderately positive news for a housing market that has shown very little positive news in the past few years.

The message made me wonder if there was a current real estate relativity index, which might reflect long-term values of common assets when compared to real estate. By tracking closings in the Tallahassee MLS on a daily basis, we can normally spot trends just as they are beginning to happen.

When we look at the graph above, we can see a recent spike in the number of daily closed home sales in Leon County. There is much speculation that the Homebuyer Tax Credit is helping boost sales, and we will have to see what happens when that opportunity goes away (buyers must be under contract no later than April 30, 2010 and closed no later than June 30, 2010 in order to qualify for the credit).

The average monthly sales activity in the Tallahassee real estate market seems to be finally picking up. As the real estate graph below shows though, we are just over 1/2 our normal rate of sales. The yellow line represents the normal rate of sales, using the 1990s as the baseline.

Closed home sales continue to rise in the Tallahassee real estate market, continuing belief that the market bottom was reached on August 18, 2009. Of course, just because unit sales are rising now does not mean that property prices are rising. In fact, the opposite is true. Home prices continue to decline, thus enticing new buyers to come forward and take advantage of the great buys in Tallahassee housing.

The most obvious way to predict future home sales would be to take a look at the list of homes that are under contract and waiting for closing. These are what we refer to as “Pending Home Sales” and we can track them on a daily basis in the Tallahassee MLS.

December proved to be a big month for the Tallahassee real estate market. Home sales surged 81% compared to December of 2008, with 129 new units and 292 existing homes sold. Condos and townhouses were up strongly, with a developer liquidation sale great enhancing their numbers. But single family detached home sales were up 50% on their own, meaning the entire market benefited from increased unit sales.

Since we have entered a new year (and a new decade), it’s time to take a look at the state of the Tallahassee housing market as it stands right now. I think the mode for 2010 will be “Improvement” as many of our real estate trends are moving upwards.

I was having a conversation with a customer yesterday about Tallahassee subdivisions and Tallahassee zip codes, or more specifically what was happening in various areas of the Tallahassee housing market.
