Thus far in 2011, 538 Tallahassee neighborhoods have recorded at least one home sale, and 10% of those came from the 9 most active subdivisions in town.

More than 1,230 subdivisions in Leon County have posted a home sale in the Tallahassee MLS since January 2002, and today we are going to thoroughly examine the change in home prices and home values in the most active Tallahassee subdivisions.
When we post our Tallahassee neighborhood real estate reports, we calculate price and value changes by comparing the averages from the current year against the averages for each prior year. We have been monitoring distressed properties in Tallahassee for quite some time, but today we have added a new wrinkle to see how each neighborhood is faring compared to the market. In order to compare one Tallahassee neighborhood against another, we have created a new statistic called the "Foreclosure Ratio" which is simply the measurement of the total number of lis pendens filed in a neighborhood, divided by the total number of home sales for the same period of time.

Why wasn’t Highgrove included in this survey?
Since there are over 1,300 subdivisions in Tallahassee, my reports will usually only contain a subset of them in order to remain relatively short. In preparing for our Weekly Special Housing Report which is emailed to subscribers every Monday morning, I poured through a lot of data on Tallahassee Subdivisions in order to find out which ones had the highest turnover rate. To measure the turnover rate, I divided the number of existing home sales by the total number of homes in each subdivision.

It seems like every quarter or so I need to do a quick summary of the top selling subdivisions in the Tallahassee real estate market. This is a fairly accurate report, as I download all of the arms-length, existing home sales recorded in Leon County and then spend an hour or two pulling out the ones that slipped through the cracks.
They do a pretty good job at the county, but there are always some new home sales that get recorded as resales, as well as some property-flips and bank sales that get recorded as if they were sold under normal … (2 comments)
