Home sales in Killearn Estates have slowed from the rebounding pace that occurred in 2010, and home values continue to decline. Home sellers who listened to good advice got their home sold this year, while those that did not remain on the market and hoping for values that will not come. Currently, there are 72 homes for sale in Killearn Estates in the Tallahassee MLS, and we know of many more that have tried to sell in the recent past that most likely will be re-entering the housing market next year. If you want to know which homes in Tallahassee are selling, you have two major sources of information that can give you the answers you seek. The Leon County Property Appraiser records all home sales in Tallahassee, and is the best source if you want totals, but the Tallahassee MLS is also an important source of information. Though it does not contain all of the sales, it provides far greater detail, as well as information on the supply of homes for sale in Tallahassee, so it is often the source that I use for my Tallahassee Housing Reports. It's time for another update on home sales in Indian Head Acres, and for the most part, this is good news. Though home prices and values are still declining in Indian Head Acres (as are all homes for sale in Tallahassee), the good news is that the rate of sales appears to be returning to normal. 2011 will be the best year for home sales in Indian Head Acres since 2007. The Homebuyer Tax Credit has come and gone, and by the looks of it the Tallahassee real estate market benefited as planned by our leaders in Washington. December proved to be a big month for the Tallahassee real estate market. Home sales surged 81% compared to December of 2008, with 129 new units and 292 existing homes sold. Condos and townhouses were up strongly, with a developer liquidation sale great enhancing their numbers. Every month we update our Tallahassee MLS report which shows the supply and demand dynamics of the entire area tracked by the Tallahassee Board of Realtors Multiple Listing Service (MLS). The areas include Leon County, Jefferson County, Wakulla County, Gadsden County, Franklin County and a few other random sales from around the State of Florida. While the Tallahassee MLS does not include all of the sales in the Tallahassee real estate market, it usually represents about 2/3rds of the sales in our area. The report is compiled by gathering information from all of the Multiple Listing Services in the State of Florida. Sometimes if we look hard enough, we can find something new to report in the Tallahassee real estate market. Today, I have produced real estate inventory graphs that show what appears to be a change in the direction of growth in residential inventory.
