If you are thinking about selling a home in Tallahassee, you might want to know where the buyers are most active and from where you will find your stiffest competition. Thus far in 2011, 538 Tallahassee neighborhoods have recorded at least one home sale, and 10% of those came from the 9 most active subdivisions in town.

In preparing for our Weekly Special Housing Report which is emailed to subscribers every Monday morning, I poured through a lot of data on Tallahassee Subdivisions in order to find out which ones had the highest turnover rate. One of the most often discussed neighborhoods in our office and in conversations with buyers and sellers is Ox Bottom Manor in the Northeast quadrant of the Tallahassee real estate market. This popular Tallahassee neighborhood features homes which are typically 4 bedrooms and run on average between 2,000 and 3,000 square feet.

While the Tallahassee Real Estate Blog usually analyzes information about the Tallahassee real estate market, we also can tell from our traffic reports that many of our readers like to see what is going on by subdivision (or neighborhood). Today’s blog is just a very large table of all sales, listed by total number of recorded sales per year, by subdivision in the Tallahassee real estate market. The real estate report shows all Tallahassee neighborhoods which have had a sale in the past five years (this year through November) and is sorted by the most sales per neighborhood in 2008.

I was doing quite a bit of research this weekend and was focused on finding the top selling residential communities (subdivisions) in Tallahassee. With over 1,800 neighborhoods recorded in the Leon County Tax Appraisers office, there was quite a bit of information to be screened.
I pulled the top 200 selling neighborhoods in 2008 and used these as my group to study. Southwood home sales led all Tallahassee Subdivisions with 108 sales from January through November. We get a lot of traffic on our Tallahassee Real Estate Website from people looking for information on specific subdivisions. One of the most actively "searched" subdivisions in Tallahassee is the Adiron Woods Subdivision. This Tallahassee neighborhood is a little more than two years old, and is located near the intersection of Mahan East (Hwy 90) and I-10, just off Walden Road.

I was visiting my parents yesterday at their "new home" (they built it in 1987) and I got to thinking about the home in which I was raised. I believe my parents came to Tallahassee in 1964, a year before I was born, and ended up buying a home in Town 'N Country Park. Situated off of Old Bainbridge Road, between the Tallahassee Mall and Godby High School, Town 'N Country Park was a great Tallahassee neighborhood to grow up in. All the kids in the neighborhood played in the streets all day.

Northeast Tallahassee - Inventory Levels Not So Bad
The Northeast quadrant of Tallahassee (Area 1 in the MLS) has shown to have the best response to the current market. It has been the least affected area in Leon County in terms of the number of homes that are selling, so I decided to look and see how each Subdivision was doing. Not surprisingly, many of its subdivisions were not doing bad at all, while many that still have new construction were a bit sluggish.
