One major change in the Tallahassee housing market that has resulted from the housing bubble and subsequent crash is the reduction in the neighborhood turnover ratio.
The turnover ratio is a simple concept that is not so simple to measure, and I have not heard about local real estate agents use this important measurement when advising house buyers and house sellers during real estate transactions. When we refer to the neighborhood turnover ratio, we simply mean the percentage of houses (in a particular area or neighborhood) that sell every year.

In preparing for our Weekly Special Housing Report which is emailed to subscribers every Monday morning, I poured through a lot of data on Tallahassee Subdivisions in order to find out which ones had the highest turnover rate. To measure the turnover rate, I divided the number of existing home sales by the total number of homes in each subdivision.
