Sitting here studying the MLS and its great to see just so much activity in Boca Raton, Florida. Some buildings here on the beach are seeing multiple sales in one day! The smart buyers are getting it done and securing great properties at good prices and great rates from the banks if they are financing.

Boca Raton seems to be very full for this time of the year.  Either the snowbirds are delaying their journey back home or more people are choosing to live hear full time and why not.  The stores are benefiting from it as is the real estate market as there are many serious buyers in town looking at real estate.

Even with the tax credit no longer being offered I am still seeing multiple offers on properties under $500,000 here in Boca Raton, Florida.  Probably 65% or more of the buyers that have been looking for properties are going to buy anyway credit or not.  How could they not with so many properties to choose from and great interest rates.

The end of the tax credit is in sight and it will be interesting to see just how much the buyer activity drops when it ends.  I think it will be alot as many buyers I am talking with, especially in the under $300,000 market are really trying hard to buy just because of the credit.  I am sure many will continue with their search but I think the sellers in this price range will stop seeing as many multiple offers.  Time will tell.

One of the benefits of such a great climate is to have the opportunity to host the Super Bowl often.  What a great benefit to South Florida as the whole area is packed with people getting ready to enjoy the game! 
Many of these people are getting a chance to see what a great place South Florida is to live in and some are taking some time to look at some properties. The restaurants, hotels and recreational activities are all getting a nice boost in business and Sunday should be a great game.

Prices seem to be stabilizing here in Boca Raton and while running the comps for several communities the numbers have really improved. Serious buyers are really taking advantage of the low interest rates and the current market conditions to secure their piece of what looks like the last part of one of the best buyers markets in history. Realtors are seeing alot of activity across all price ranges in Boca Raton, Florida.  Buyers are in town armed with pre approval letters or all cash and are really serious about buying.  Many properties are seeing multiple offers.  Some properties are still getting very low offers but the majority of the buyers out there right now are much more serious than in the past.

Sales are up as the smart buyers are taking advantage of one of the best buyers markets in quite some time. Low mortgage rates, first time buyer incentives and alot of inventory is getting people off the sidelines and into the market.

All you here about these days are short sales. Just the words short sale puts an incredible picture in the heads of buyers of incredible deals and something for nothing. This has alot to do with the low listing prices that they see on these short sale listings.  They see this incredibly low number and assume they will get it for even less than that and they also assume the bank will surely take whatever they can get.

Inventory is decreasing across Palm Beach County which is exactly what we need to happen to get back to a more balanced market. The banks continue to clear out their inventory and with the new government programs hopefully less and less bank owned properties will be coming on the market. 
The good news is that I am seeing real buyers making great deals and getting great value. Sellers are getting fair prices and moving on. Below are the latest numbers for Palm Beach County for the past 30 days.
