I have just had some new programs made available to me. Sub 500 FICO score on stated income to 70% LTV foreclosure bailout. As a last resort to foreclosure these programs may work for people. As ARMs are adjusting and rates are going up mortgage payments will rise and people won't be able to handle their payments, as we've already seen. Its time to get into a fixed rates mortgage before it's too late! … (2 comments)

I have a program that just became available to me where I can streamline refinance (rate and term) a client out of their adjustable rate etc. with a FICO score as low as 560! I'm not sure how long this will last so please let me know if you or anyone you know would be interested. Remember when I mentioned foreclosure bailout programs around the corner well I think this might be a sing of that beginning. Let's hope! Please remember we do loans in all 50 states! … (3 comments)
