Short answer:  You simply include the address in paragraph 10.8 of Colorado's 'Contract to Buy and Sell Real Estate', and add the Conditional Sale Deadline into Item 28 of the Dates and Deadlines Table in Paragraph 3.  You can read what paragraph 10.8 says at the bottom of this post.

It definitely is a seller's market here in Denver's northwestern suburbs.  Anyone who wants to buy a house below $250,000 needs to know this is serious business!  The climate gets better for home buyers the higher the price range is, but the majority of homes in the Denver to Boulder area are in the mid $200s.

It's true - Arvada homes are more expensive the further west you go.  There are a couple of reasons for this phenomenon -
 
1. The Rocky Mountains
Beautiful, awe-inspiring mountain views are more likely to be a daily encounter in west Arvada than they would be further east.  The photo to the right was taken from one of The Village at Five Parks five parks.  (Not a typo - there really are five parks!)
That is, unless you're lucky enough to get one of the hill-top homes in neighborhoods like Huntington Heights or Sierra Vista.

The bad news for folks selling in this price range:  over 10 months' worth of inventory, and growing competition from new construction.

It's interesting to see homes that sell exceedingly fast, then to notice that they previously had been on the market for a long time, unsold.  I'm curious about such events - could it be a lower price? the changing market? 
So once in a while I take the time to see if I can figure out what made the difference.
