Posting a listing on Facebook can result in interesting comments.  One of my FB friends shared my recent listing of a 3 bedroom, 2 bathroom house in Westminster for $165,000 on her page, and these are the comments that popped up:
OMG, in CA you can buy a corner in someone’s garage for this money.

Home-selling advice Denver to Boulder:  I don't believe 'highest and best' nets you the most you can get for the sale of your house, although it is the most common practice with local agents.
Agents have the freedom to decide on their own policies when it comes to multiple offer situations.  As a home seller, you should be aware of the policies the agent you choose follows, and why.

Woodland Valley is a mature Arvada neighborhood, located in west Arvada.  Woodland Valley is a complex of 640 single-family detached homes built between 1966 and 1972.  80% of Woodland Valley homes are owner occupied.
60% of the current owners have lived in Woodland Valley for more than 10 years.  There is no homeowner's association.
The neighborhood is bordered by 74th Ave. and 65th Ave. to the north and south, and is west of Simms St.

When it comes to multiple-offer situations, I've been the buyer's agent more often than the seller's agent.  I always advise buyers to make the most attractive offer possible, especially when the local market is as hot as it is now.
My recent experience being the seller's agent in a multiple-offer situation (5 offers the first day on the market) was interesting because of the varied responses of the buyers agents.  One agent asked what more could have been done to make her client's offer the one chosen.
In this case, I had a clear-cut answer, involving possession after closing.
