Really, most people know that when buying a house in Colorado, it isn't 'under contract' until the offer is signed by all parties.  In fact, that's probably true in all 50 states (although different terminology may be used).
And the people who should know that even more so than anyone else, are licensed real estate agents.
But just in case anyone out there is working with an agent who doesn't understand this important detail - here is a reminder:
The house you want to buy or sell is NOT under contract until it is signed by all buyers and all sellers.

Short answer:  You simply include the address in paragraph 10.8 of Colorado's 'Contract to Buy and Sell Real Estate', and add the Conditional Sale Deadline into Item 28 of the Dates and Deadlines Table in Paragraph 3.  You can read what paragraph 10.8 says at the bottom of this post.

If you told me your credit cards are maxed out, and asked it you can still get a mortgage, I'd advise you to speak with a lender.  I'm not qualified to give loan advice, but lenders such as the one who recently answered this question in their 'Mortgage Tips' series certainly are!

It's interesting to see homes that sell exceedingly fast, then to notice that they previously had been on the market for a long time, unsold.  I'm curious about such events - could it be a lower price? the changing market? 
So once in a while I take the time to see if I can figure out what made the difference.

I find Gen X and Gen Y homebuyers to be savvy, engaged, and persistent when it comes to getting what they want.
I've seen some agents complaining in blog posts that Generation X and Generation Y homebuyers are selfish, unaware what it takes to maintain a home, and naive about being able to get everything they want.
Well, guess what -  Baby Boomers can be the same way, even if they've owned a house for decades!  Anyone can be, we're all people, after all.

If you've searched for a home with *mountain views in Arvada or the nearby towns of Golden, Broomfield, or Westminster,  you may have seen many properties that don't actually have the touted mountain view.
Often, there is a view of sorts.  If you bring binoculars you can see the mountains betwen the rooftops of a dozen or so other homes, in the winter when there are no leaves on the tress. But sometimes, there's no view at all.

First of all, if you're the listing agent on a short sale, you should give regular (at least weekly) updates to the buyer's agent without being asked.
But, if you don't give updates and the buyers' agent asks you for updates, be happy.  At least you know the buyer and their agent are still engaged.
When those requests for updates on your short sale listing stop coming, you may be tempted to feel relief.  But don't be silly - that's an excellent indication that the buyer is moving on.

When I have clients buying a Denver to Boulder home and issues are found during the home inspection (they always are!), the buyer's first instinct is to document a long list of repairs for the seller to do.

If you're buying a house and as a part of inspection resolution the seller agreed to do repairs, don't just take their word for it that the repairs were actually done.  And don't wait until the closing table to get a copy of any receipts for repair.
Make sure the inspection resolution dictates that the repairs be completed by a certain date, that they are done by qualified professonals (licensed, if applicable), and that you receive the written proof several days before closing.
