That's right... for both buyers and sellers Short Sales are THE Hot Ticket right now.
Inventory in Southern Oregon is extremely low and finally people that were not previously looking to make offers on short sales are now all over them. The REOs are in short supply until after the first of the year and the regular sales are getting bid up with multiple offers.... best deals???? Short Sales!!!
When you are an office like ours that lists and sells a lot of short sales you realize that this has been the big secret for a while...now it's obvious to everyone.

Jackson County Oregon- That empty house that you saw down the street for a year or so with the weeds growing is no longer "off the radar"! It has either already been SOLD or it has a Realtor sign in the yard and it is for sale. 
The neighbor who hasn't paid his mortgage in a year and half and seems to have been given a "free pass" by his lender is no longer "off the radar"! When his next foreclosure sale date arrives it will not be postponed this time.

We just had a great presentation from Diana Yates of Action Realty in Meford, Oregon on HUD Owned Homes and how to go about helping our buyers purchase them.
Until today we were not set up with HUD and wondered how difficult the process was to get set up and also how difficult the bid process would be on making offers...... GOOD NEWS, ....Neither is Difficult.

I have an owner that lives out of state and after taking the listing and tenants moving out there was a lot of love needed!
Yard was overgrown and out of control both front and back. A few things broken inside, garage full of junk and the filthy carpets smelled of dog.
There was minimal room to move on price and not be a short sale and the seller has no dollars left.

We can say what we want about the market and the economy, but we still have the ability to put smiles on some faces.
I left a closing a couple hours ago and the buyer was just beaming... :-)
Couldn't be more excited and talking about all the things he wants to do and when he is moving in.

Wake up your buyers!! 
The alarm clock seems to have gone off for some of the sellers that have decided to try ad sell their homes before the end of the year and while rates are still down.
I am seeing nice properties in various price ranges that are "Happy Sales" (not a short sale). Something seems to have finally got the ball rolling and there are even better opportunities to be had than last month.
Wake up your buyers and tell them the news... :-)

Well when I asked the question "Is it OK to let a buyer make offers on multiple short sales at the same time" there were answers on both sides. 
There were "NO" opinions that stated if a buyer is making multiple offers and tying up properties it is not fair to the seller who could possibly have to start over and maybe even lose their home to foreclosure as a result of this.
And "Yes" answer stating that it was probably fair to do given the nature of short sales and how long they can take, but to cancel other offers … (0 comments)

Is it ever ok to let a buyer have multiple offers out on short sales, considering the number of them that the bank doesn't approve as submitted?
I know there are many views on this and we know that a buyer can wait for 6 months to get a NO answer and have to start over.
Yes??  No??   Sometimes??   Never??

Shhhh... Don't tell anyone but I was only kidding.
I have always been amazed by those that either truly think that people don't buy this time of year or that like to convince themselves of this (and their spouse) so that they can't take a month off.
I have been in the Lending/Real Estate biz for quite some time and I know "darn" good and well that there is plenty of business this time of year and I usually prove it by having one of my highest dollar months of the year every December.

USDA can be a great product right now for those in need of 100% financing. 
Today we had Gregg Anderson from the Medford, Oregon - Bank of America (gregg2.anderson@bankofamerica.com) in our office going over a few of the highlights of USDA and there were a few things that we definitely did not know.
